I had two recent closings that made me take a moment and really think about how real estate is more than just a transaction or deal.  One was a short sale listing of mine and the other a standard sale.  Both showed little to no emotion about selling the homes during most of escrow until the end, when the finality of closing escrow really means.  The first, being a short sale, seemed mostly relieved that the sale may actually happen and they could move on with their lives.  It didn't strike me just how emotional it was when I asked them … (5 comments)

I was responding to a comment on one of my foreclosure posts and the other Realtor had commented that foreclosures can be such a pain.  There are no arguments here which led me to think about how excited I am when a client contacts me with real interest in a home and I look at the listing and it says "Standard Sale".  I think there might literally be a sigh of relief.  I have loads of experience with short sales but that sure doesn't mean I don't appreciate the simpler challenges of a standard sale.

It's great to be your own boss....except when your boss makes you work all of the time!
I work and live in Hermosa Beach which is just about as great an area to call home as I could imagine.  It's a beautifully sunny day out and I have a very rare slow real estate day.....so why can't I enjoy it?  I don't have a slow week and there's no alarms sounding.  I should relish a day with little to do, no clients to meet, and just a few phone calls to make.  But somehow I feel like I shouldn't have a … (5 comments)

I received a call yesterday from an agent out of the area looking to potentially refer a listing my way.  I love that!  It was somewhat of an indirect referral as the sellers were the parents of his client so he didn't actually really know the sellers.  As I always do I wanted to pull up the address and see what we were dealing with.  As it turns out it appears the parents didn't need his help and had already listed it.  But that's not the point of my story.....

I've posted many blogs about upcoming events in the South Bay and each has it's own charm and appeal but this event has to be considered one of the biggest spectacles of the year.  Coming this weekend, July 31st and August 1st is the event known as the International Surf Festival.  The various events include the pier to pier swim, lifeguard competitions and many others, but none draws the attention of the Charley Saikley 6 Person Volleyball Tournament.  Although the city is trying to dramatically reduce the crowds (estimated at 70,000 participants and spectators in 2009) and some of the rowdy behavior, it … (0 comments)

south bay: Fusion South Bay Market Active Once Again - June 2010 - 06/15/10 01:13 PM
The Fusion South Bay real estate market has continued to be far more active than the surrounding areas with 7 homes having sold and closed escrow since mid April.  Of the 7 homes all were standard sales other than the home at 5401 W 149th Place #3 which was a short sale.  Eliminating the one short sale listing the average days on market was only 27 which is well below the area average.

As many of my clients are from out of the area or out of state, they seem to have a notion that the South Bay is simply one big city and there aren't all that many differences between Manhatgtan Beach, Hermosa Beachand Redondo Beach.  The reality is that even within these cities the individual neighborhoods vary quite a bit.  Due to the sheer size of the city, Redondo Beach is one of the more varied communities in the South Bay in terms of types of housing, size and age, and price.

One thing I've written about in the past is how much I like the fact that every different kind of personality can not only survive in this business...but thrive.  The reason that so many various personality types can make it in this business is that ultimately it's a people business.  Clients are as varied as agents with some experiences certainly better than others.

Well things seem to have slowed a bit in Manahattan Villagewith only one home currently in escrow and 8 homes currently active and for sale with an average days on market of 70 days.  Of the 8 active listings the lowest priced home is bank owned (REO) and listed at $775,000 with the highest priced home at $2,249,000 and the average being $1,164,000.  In addition to the one bank owned home at 12 Monterey Ct, there is an additional short sale at 42 Dover Pl with the other homes being standard sales.  3 of the homes are Manhattan Village court homes, … (0 comments)

I just received an email this morning from a potential client that had contacted me earlier in the year about the value of his home and he wanted to let me know he had decided to sell it himself.  He asked if I knew of any real estate companies that served only to put the home on the MLS and functioned to help FSBOs. 

While I normally have a sinking feeling when I hear that a listing has gone to another company or realtor.....I just didn't have that feeling this time.  Why?  While I wish him the best, I'm fairly confident that I'll be hearing from them … (2 comments)
