The housing numbers are out for June 2008 and they are good. Clearly, the local housing market for single family homes has turned the corner. Since the beginning of the year, the inventory has been consistently dropping and June continued the trend. The absorbancy rate of current listings is down to 15.85, which is an 8% drop from the previous month. Additionally, the median price of a single family home in Martin County ROSE month-to-month. Let me repeat, the median price of a single family home in Martin County INCREASED between May 2008 and June 2008. There was an 1.03% increase in the median sales price. Lastly, cash sales have doubled from June 2007 to June 2008, which means the smart money is coming back into real estate in the local Martin County market.
