foothill ranch: What are El Paseo Homes in Foothill Ranch Selling for?

The community of El Paseo in Foothill Ranch is a small gated community, located next to the town center and is very convenient to shopping and restaurants. This was the first community that replaced the Foothill Ranch Auto Center, with Camden Square Detached homes next.
The first round of homes began selling in late 2015 and to date was just finalized building. So there isn't much sales data out yet. However, I took a look at transactions that were sold through our local MLS and below are sales figures for this new community.

In the OC market, we are in the middle of a very Hot Real Estate Market! The selling season is now until about mid-June. After June distractions such as graduations, vacations and really just summer living happen and the housing market in Orange County tends to quiet a bit. Currently inventory is extremely low in most of Orange County. On average for the whole county we are at about 2 months of available homes. Lake Forest in Orange County is often described as the entrance to South Orange County with a diverse selection of communities, including Lake Forest North and South, Baker Ranch, Foothill Ranch and Portola Hills. The median price point of single family detached home for Lake Forest as a whole in 2015 was approximatly $690,000 as of November 2015. However there were a record number of higher end properties that closed escrow this past year.

Ok, I will start out with full disclosure. I am frustrated to no ends with Ocwen, I am working with for a client on a short sale. Unfortunatly, the lender decided to go to Auction/Sale on this short sale with 1 good offer in hand and 3 strong ones behind it. Makes no sense to me, much less my client! As everyone is aware this has been a tough week in Southern California. For me and my community that hit was a little too close to home, as we live in the great community of Portola Hills! Abeautiful neighborhood that is set up against the Saddleback Mountains where the Santiago Fire was taking place. On Sunday 10/21 I was having a family over for dinner and with the winds of the previous night, I had thought maybe tonight wasn't the best night for a get together but went ahead anyways.
