Love this - "Courage is a character trait most often attributed to men. In fact, it is the universal virtue of ALL those who choose to do the right thing over the expedient thing. It is the common currency of all those who do what they are supposed to do in a time of conflict, crisis and confusion". Florence Nightgale, 1820-1910 "During these economic times, finding your Courage will be the key to your success!

kelly turbeville: Kelly Just SOLD - 28501 Klondike Dr, Trabuco Canyon, CA 92679 - 07/08/10 04:00 PM
Had to post success of this close. Why was it successful, because a I had the privelage to help my clients in Portola Hills move forward with their lives. This transaction was a short sale, and unless you have been hiding under a rock you know these transactions are not the easiest to close and the hardest part is the decision to short sale in the first place. Understanding your clients emotions and focusing on service will bring them success. Success is not defined by profit by any means here, success is defined by giving your clients the ability to move forward...

kelly turbeville: Portola Hills Mid-Year Market Review 2010 - 06/03/10 01:33 PM
Wow, can you believe it the year is half over! So how has the real estate market faired in Portola Hills. The biggest news, is the inventory or should I say lack of inventory on the market. Portola Hills is consistently in the news as the hardest place to buy a home in Orange County. What does this mean for homeowners, well if you are a seller and realistic about where the market is, now is a great time to list your home. You have three key success attributes on your side! Demand Pricing Location Take a look at the market at

kelly turbeville: Portola Center coming to Portola Hills - 05/27/10 02:14 PM
For those of you interested in new developments one is coming to Portola Hills. This has been in the works for quite a long time and approved via the city of Lake Forest in 2008. With the real estate market collapse there has been a delay but with a slight improvement, things are beginning to rumble again about the new development. Briefly the developers are beginning to restart their environmental documents that should take 12 months to complete and review with the city and community. Antcipated construction to begin in 18 months, of course the Real Estate Market will play

kelly turbeville: Is Irvine Ready for the Rich and Single? - 07/22/09 05:37 PM
Saw this article today in the O.C. Register and have to agree. Though the city of Irvine is often described as a "family" town, it is a sought after home location for many singles. As noted in the article, 33% of the residents are single! Here are three examples of why my single clients like it: Location to the 405/5 freeways provides easy commuting to work and other social communities such as Newport Beach, Laguna Beach, etc. Excellent community amentities with shops, restaurants, movies, sports, etc. Design of homes are geared toward a more active lifestyle vs. traditional homes. kelly turbeville: Consumers Reponsible When Lenders Put out a Bad Product at the Wrong Time - hmmmm? - 07/09/09 12:18 PM
I try not to put out negative stuff, but I tell ya, it is starting to get to me. I generally don't even read the papers because of the negative news. Unfortunatly, I did read the papers this am and came across these disturbing articles. Foreclosure Backlog in the O.C. Grows: Loan Servicers Prefer Big Losses rather then forgiveness Now I understand the banks are in this business to make money and these articles may not surprise you, but something is morally wrong here. Maybe I live in fantasy world where I hope the organizations that I go into business with i.e.

kelly turbeville: Going, Going, Gone - Tax Credit for New Homes is asta la bye bye! - 06/24/09 07:19 PM
Did you know the state of California offered a $10,000 tax credit on the purchase of a new home? Nice thought, right. Unforunatly, with such great demand the $100 million dollars allocated by the state is just about used up. For details and how the money was allocated the Franchise Tax Board has it all detailed. Don't mistake this credit as the $8000.00 tax credit coming from the Federal Gov't. That is still available. Though make sure to understand how the credit can be utalized in your individual state. This is a perfect example why 29% of the current buyer pool
