I get asked often, "so how is the market really performing?" The question, leads to many broad answers, but I think we can all agree, the key to pricing your home correctly is about the local details. The same is true when home buyers are looking at purchasing a home.

Ok, I will start out with full disclosure. I am frustrated to no ends with Ocwen, I am working with for a client on a short sale. Unfortunatly, the lender decided to go to Auction/Sale on this short sale with 1 good offer in hand and 3 strong ones behind it. Makes no sense to me, much less my client!

A quick look at the new Housing Bill signed into law last week!
A temporary increase in mortgage revenue bonds to refinance subprime mortgages. Lenders would write down qualified mortgages to 85% of the current appraised value and qualified borrowers would get a new FHA 30-year fixed mortgage at 90% of appraised value. Borrowers would have to share 50% of all future appreciation with FHA. The loan limit for this program is $550,440 nationwide. Congratulations go out to two cities in the Saddleback Valley that received honors from the QC Press as being in the in the Top 10 Safest Cities in the Nation. (YEAH!)
Mission Viejo ranked #1 safest city in the nation. With a population of 98,483 it had the lowest crime rate during 2006 for cities with populations of 75,000 of more. Mission Viejo has consistently been one of the top 10 cities since the Safest City Awards began 14 years ago.

Ok, this is my first rant and hopefully a little help for home sellers. I review the MLS daily to be kept up to date on what is happening in the area, any best buys that may come along and honestly I just like to look at the houses. But one thing I don't like to see is comments from listing agents that give away the farm.
