Condo Fees versus Freehold Expenses- Lets take a closer look...

Do you save more by chosing condo or freehold property?

One of the common factors which greatly affect Buyer's decision in choosing to purchase a condo or freehold is the cost of monthly condo maintenance fees. In the Toronto real estate market, first time buyers often consider a small condo unit as their gateway to home ownership due to price affordability. Condo is a method of ownership where you only own the unit, and the common elements are shared amongst owners including the utilities for those areas. Condo fees for each unit is calculated based on per square foot cost. So if you are one person who lives in a larger unit, but never use the amenities, you may be interested to compare living in a freehold. Of course, you have to balance the cost with your lifestyle choice as well. When it's time to move up to a bigger home, it may be worthwhile to assess which is a better option for you based on your objectives.

How are monthly maintenance fees calculated for condos, and what do the fees cover?

Some condo buildings have all inclusive fees which includes utilities [water, heat, central air, cable], building insurance, maintainence of common elements and amenities [garbage and snow removal, landscaping and ground, window washing, garage washing, janitorial, staff salary, administration and property management, party and fitness room maintenance, pool etc, as well as your owned parking spot. Condo fees can escalate over the years, depending on the accumulative health of the reserve fund over time, operating cost, inflation, and existing warranties.

What are your objectives?

Regardless of whether you are shopping for a condo or freehold, the cost to maintain your home will vary from building to building, and property to property. An older freehold home may require a larger reserve set aside to maintain and repair big ticket items in need of repair or replacement like furnace, roof, windows, leaky basements, structural damage by termites etc. Home owners may be bounded by condo rules in a condo and paying for recurring monthly condo fees, but living in a freehold has it's own headaches and unexpected costs to maintain the home depending on how much work you are prepared to do. There are pros and cons for both. It is important to have an experienced realtor on your team who will listen to your priorities and meet your home search objectives.

Free Dance Classes Offered to Regent Park Youths

Toronto Real Estate - What you need to know about condo assignments

With the number of new condos flooding the market, condo assignments have become more common in the real estate marketplace.

If you are the original buyer [Buyer A] planning to assign your unit after the purchase, usually in the builder's offer there will be a provision that sets out whether you are permitted to do so, and if you are required to pay an assignment fee before you can assign your unit to another purchaser. Since you have a legally binding purchase agreement with the builder, the OREA standard purchase and sale contracts do not apply when you assign the unit to another buyer. You may have obtained the keys for the purchased unit at interim occupancy, but legally you do not own the unit until final closing when title is transferred. During this period of the sale of your unit is called an assignment. Legally you don't own the unit yet, therefore you are selling the unit along with the interest in the original builder's agreement. When a new buyer comes along to purchase this particular unit, he/she will be taking over this agreement with the builder.

In order for real estate agents to assist in this type of transaction, OREA has developed a form called Assignment Agreement.

For new buyers getting into purchasing an assignment, here is what you should be aware of when reading over the fine print in the assignment agreement before you sign on the dotted line:

1. Land Transfer Tax: If the unit originally sold for $250k, and you are offering 10% more, will the land transfer tax incurred be based on the original purchase price of $250k?

2. Deposit: Buyer B will return the amount of the deposit paid out to Buyer A paid to the builder. either at the time of the assignment or at closing.

3. HST: Since Buyer B is keeping the residence as an investment unit, he/she may have to pay the builder HST at final closing and then apply for a rebate for income property through CRA. Buyer B may also need to pay back Buyer A HST on the difference from the old and new selling price.

4. Interim occupancy fees: Sort out who will be responsible for interim occupancy fee from the time you take possession to final closing.

5. Additional closing costs and adjustments: Buyer B need to look through the original offer for any additional adjustments at closing. The final purchaser will be responsible for all these costs unless a legal clause be added to the assignment agreement.

6. Loan: If Buyer B require a loan to finance this kind of purchase, it's important to check with the lender first to ensure they will approve this type of purchase.

Assignments require specialized knowledge and is very complex. It is important for the buyer and seller to have an experienced real estate agent and lawyer familiar with condo assignments to ensure a smooth transaction.

Say Farewell to the Canadian Penny.............

The Royal Canadian Mint is ending it's distribution of the penny to banks and financial institutions starting today, a move that is part of the Government's Economic Action Plan 2012. The copper penny has been in circulation since 1908. Stopping production will save the Crown Corporation $11m a year, and have that money re-invested towards creating job growth and help Canadians obtain new skills.

If you are not interested to turn your rolls of copper coins into a science experiment, here is what you can do to be penny free if your cumulative one cents are still weighing down your wallet or sitting in your penny jar:

Donate to charity - Several charities are hosting the penny campaign such as the Tim Horton's Children's Foundation, Free the Children, Canadian Guide Dogs for the Blind, United Way. Check to see if your favoriate local charity will take them.

In the meantime, some businesses may still accept pennies for cash transactions if they choose to do so. Retailers will round up the final number on the bill to the nearest 0 or 5 cents. The penny will still retain it's value indefinitely.

So shall we screening out the US pennies that are in circulation in Canada?

When does the 2013 Spring Real Estate Market start?

What is your interpretation of a Spring Real Estate Market? By mid-February, we'd expect a healthy number of listings to start rolling out and activities to be in full swing by March. However, we know there are always buyers looking all year round, and they may not necessary want to wait till Spring to find a home even in the dead of Canadian winter. In the past, even though there are not a whole lot of listings out there, I have worked with buyers who continue their search well into December and January in search of a new home.

Our office has a healthy number of transactions for this January, with a balance of supply and demand. average for this time of the year. However, I have been getting a good number of inquiries from move-up buyers ready to come out of hibernation, or individuals who want to find an infill property to build a home. I am forecasting a good Spring 2013.

Toronto great eats! Follow the ramen trail.........

If you are a foodie like me, and a big fan of ramen and izakayas, you would have noticed the explosion of Ramen establishments and Izakayas that have sprung up in the Toronto food scene. In Japan, ramen is comfort food, a hunger fix. However, signature ramen has become a symbol of an urban meal in the North American pop food culture in major cities like New York, Vancouver and Toronto. The fierce ramen competition has introduced an evolution of signature flavors. A good bowl of ramen consists of the equation of two main ingredients - the noodle and the soup, then mixed with various toppings flavored with shoyu or miso.

Some restaurants below have been tried and tested...each ramen shop has their own authentic approach to make the soup base, sometimes take slow cooked for 1-2 days.

How to eat ramen:

1: Eat with chopsticks. That's your noodle shovel. So what's the spoon for? That's for sipping the brothy goodness while you are consuming the noodles. It's all about layering the flavours.

2: You have to slurp. It's not about being dainty. Slurping actually helps cool down the hot soupy noodles. Just relax and enjoy!

Neighbourhood Corner Variety Stores...Are They Becoming Extinct?

Corner stores have become an old concept. There is something about the corner variety stores that creates an intimacy in inner city neighbourhoods. Often family owned, they are well stocked with convenience items from toiletries, non perishables, staple foods, eggs, milk, bread, soft drinks, the kit kat candy bars to local newspapers. This is the hub of where the community comes together to chit chat about the latest news and minutiae of life.

With rising Toronto real estate prices, urbanization and competition from big box stores, grocery chains and drug stores, these commercial properties nestled in the heart of the neighbourhood side streets have become rare typologies. Instead we are seeing more of them replaced by trendy coffee bars, restaurants and boutique businesses.

Will this type of social culture become obsolete?

HST Rebate for Newly Constructed Residential Rental Property

In Ontario, many first time investors may not be aware that Government of Canada offers HST rebate on new residential rental property. This is known as the NRRP rebate. As an investor, you as the purchaser are usually subject to paying the HST when purchasing from the Builder. However, you might be eligible to claim a portion of the residential rental property if it is under $350,000.

What actions will I take for my business and my clients in 2013?

I have been more organized with my business planning for this new year than I did in the past. I wear different hats with three different websites for each particular niche demographic. I service to clients who have a passion for modern design-focused homes in Toronto, infill properties and Hive Modular homes, and for the new year a new focus on Toronto Downtown East real estate and neighbourhoods.

For my business:

For the upcoming 2013, I have formed a new team with two other co-workers to provide our services to the reviatilizing Regent Park neighborhood we all live in. This particular neighbourhood is unique to other Toronto neighbourhoods, with social housing mixed in with market condos. The co-existence at diffferent income levels and ethnicities are working well. Our team are excited to devote our time and energy in participating in the 15 yr 69acres revitalization project. Regent Park is also one of the most compassionate and diversed neighbourhoods I have lived in. Our new website RegentParkLife.com will be officially launching on Wednesday. Working as a team is an entirely new experience for me. All three of us have skills that compliment each other. We meet once a week to talk about progress and compile our "to-do" list for the week. Even though we don't always agree, our differing opinions are creating value and moving our goals forward.

For my clients:

I have built valuable friendship with new clients and past clients in 2012, which I will continue to make extra efforts to do. Acting on their best interest is my top priority.Doing business with family also allowed us to know each other at a different level with a greater bond.

For my peers:

Respect for working with my peers, mentors and real estate agents that I cross paths with are equally important. I am also continuing to build valuable friendships and connections. I am grateful to my mentors on AR and working in a great brokerage with individuals who are generous with advice whenever I need a hand.

I look forward to writing about my 2013 in review with many positive news.

Creating a portrait of your favorite neighbourhoods

Through the eye of the lens, the essence of a neighbourhood can often be captured by photographic images often more powerful than words. A neighbourhood portrait can narrate through scenes of food, culture and activity, streetscape, architecture and buildings, and nature at different times of the day or seasons.

I love looking at visually stunning photos posted by others. As I set out to take pictures of my own neighbourhood in Toronto Regent Park which is currently undergoing a 69acres revitalization, I find myself taking the time to pause as I study light and shadow, details and texutres, and focus on what is unique characteristics I can capture to retell the story, and why new homeowners have moved into the area and made Regent Park their home. As a transforming neighbourhood with a 15 year redevelopment project, many of Toronto residents have not yet seen the progress and physical improvement.

Avoid rental headaches...How to screen prospective renters?

First time investors are particularly emotional about finding a tenant who will take care of their valuable property. I have worked with clients who are first time landlords, renting out their Toronto rental property for the first time. Although modern tenants with high standards like to find a rental that makes them feel at home, to them, the property is just a temporary place to live.

Why you need to hire a real estate professional to find the right tenant for your rental listing?
A Rental Application package can be complex. A licensed real estate agent understands the screening process of finding the most qualified tenant for you, as well inserting the related clauses in the Lease Agreement outside the jurisdiction ofOntario Residential Tenancies Act to best protect you as a Landlord. However, different types of tenants may require different supporting documents to help you best assess your decision. In additional to filling out the standard Lease Agreement and Rental Application, Landlords should request additional supporting documents to determine the tenant's worthiness.

Types of Renters and what recommended supporting documents to ask for:

Canadian Residents - Credit reports, pay stub, employment letter on original company letter head stating salary, recent references from landlords or employers, criminal record check, drivers license or passport verification

Self Employed Canadian Residents - Bank guarantee letter or a local guarantor, credit reports, references from previous landlords, criminal record check, drivers license or passport verification

Recently arrived Canadians - According to Statistics Canada, over 260,000 immigrants come to Canada each year. 30% of the new comers choose to live in the GTA. These individuals will either need to purchase a home, or rent a property to live in. Landlords can request from these prospective applicants a bank guarantee letter, employment letter stating salary, employer reference, guarantor, criminal check, drivers license or passport verification.

Non-Canadian Residents [student or work visa] - Passport document copy, bank guarantee letter, letter of employment stating term of employment and salary, work visa, criminal check
Students - University or College letter that states how long the student has been registered at the school with a student number, Student Visa, a local guarantor, proof of source of funds for rent payment, drivers license or passport verification, any references from previous landlords

Landlords should be aware that under the Canadian Human Rights Legislation, it is a violation to refuse a credit-worthy tenant 's rental application base on race, religion, age, gender, marital and family status, disability, and pardoned conviction.
