buyer information seller information: What not to leave behind at closing! - 05/17/11 11:00 AM
Sellers have a tendency to leave what they believe to be "functional" items behind, which they assume may be of use to the new owners. Items they love to leave: opened cans of old paint lumber scraps, loose brick construction material used gardening tools compost cleaning supplies large wall mount mirrors historic photos of the property These items often cause post-closing problems, and result in minor dispute from additional removal cost by the new owners. When the offer spells out that all debris must be cleared from storage areas and the property, regardless if it's functional, it implies anything that the existing owner has

buyer information seller information: Does a home dressed with wallpaper affect future resale price? - 04/04/11 06:42 PM
All trends come and go, but are you falling for wallpaper again? Modern wallpaper now a days can be of different material, can be digitally printed to the design you want, and can even create a texture that's paintable. buyer information seller information: Canadian Mortgage Rates for Mar 23-2011 - 03/23/11 12:15 PM
Did you know a 35 year amortization is still available? Although the government made changes to mortgage lending - effective March 18th - these changes are for high ratio (insured) mortgages. With respect to conventional mortgages, financial institutions each reviewed their policies regarding maximum amortization periods. The 35 year amortization is available with many prime mortgage lenders if the borrower has 20% equity in the property. The flexibility of an extended amortization is very important for some borrowers....for example, if they need to keep payments lower initially due to spending on renovations or perhaps reduced income due to maternity leave or

buyer information seller information: How consumers stay on budget with rising cost of living? - 03/15/11 10:32 AM
According to the Nielson Consumer confidence survey, consumers take action to tighten and stay on budget. Marjority find cost saving by cutting back on gas and electricity use by driving less, and spending less on new clothing to put extra money in their pockets for essential living expenses. Interesting to observe that only 24% look for better deals on home loans, insurance, credit cards, and only a fraction would cut down on smoking and drinking.
