I was prompted to write this post because I tried to set up showing for 2  buyers this up coming weekend. Buyer One chose five homes to view, out of the five, I was only able to schedule two showings. Buyer Two chose five homes to view and I was able to schedule only three of the homes to view. My rewuest for showings were for Saturday late morning - mid afternoon. I wasn't scheduling at times that were outside normal showing hours.
So what were the issues that hindered the showings:

In the area just north of Boston, Massachusetts we are starting to see the low end of the real estate market start to heat up.   Buyer's, especially first time home buyers are losing homes they want due to competition among buyers.  It is not necessarily the buyers market, that buyers have been led to believe by the media.

The low end market is just flying in the greater Boston MA area.  There are tons of buyers looking for their ideal home because of low interest rates, first time home buyer tax credit and lower prices than we have seen in years. I see many buyer's dissappointed because they did not get the house they wanted.  Here are a few things to think about when negotiating on a home.

I just spent the morning at a very interesting seminar presented by the Massachusetts Oil Council on the merits of oil heat.  Many buyers seem to shy away from oil heat with the recent oil spike still in mind. 
What I learned is oil heat is different than it was 20-30-40 years ago.  What I walked away with is before you switch to natural gas get all of the facts.

Buyer's (and sellers) beware..... do you know who your agent is working for?
Let's face look at homes is fun!! Understanding some of the legal part of it is not.  I see so much confusion among buyers who think their real estate agent is working for them when they really are working for the seller or even no one. 
In Massachusetts it is state law that an agent reveals to a prospective client their agency relationship(how an agent is working with a client) to that prospective customer/client.
Let me ask you a silly but important question.

buyers: Fair Market Value and how it impacts Buyers and Sellers - 05/08/09 01:23 PM
I have been reminded over the past few weeks that buyers and sellers need to understand fair market value and how it impacts a succesfull sale  or purchase of their home.
Fair Market Value is the price agreed upon and in which the money and property exchange hands between a home buyer and home seller. Fair Market Value is a price in which the general buying public would be willing to pay. buyers: It could have sold in 2005 for.... Move-up buyers do the math ... less can be more sometimes!! - 04/24/09 01:58 PM
Move-up buyers/sellers have a hard time letting go of what there house might have been worth in 2005 when the single family market was at its peak.  Sellers will say "I will wait until my house is worth X amount again".  But don't forget, that means the property on the other end will be worth X amount more also
I searched the the Massachusetts MLS in Tewksbury MA and found 2 houses that sold approx. the same time in 2004 and the same time in 2009.  This is a real life example!!  Let's take a look at why this may make … (5 comments)
