Someone just hit my blog asking if a home buyer that is under contract can back out of purchasing their home. Simply put, It ain't over till the fat lady sings!! It may vary from state to state depending on state law and what is considered standard and typical in your state. One thought thrown around by home sellers looking to move up to a larger home, is... I will wait until my home was worth 5 years ago before I purchase a new one. Seems to makes sense.... or does it? Effective today Fannie Mae has set forth new Loan Quality Iniative. The initiative is to tighten up on the quality of the home loans being underwritten. The new initiative could delay or prevent some home purchase closings, if home buyers are not paying attention. Effectively, FNMA is mandating that a last minute credit report is pulled just prior to closing on a home purchase. While many banks have already been doing so, it is now being required by FNMA. For buyers who have opened credit cards, made large purchases or changed their credit profile in any way, this could be problematic.

This Saturday I had scheduled 8 properties for a buyer who called into the office. I have never met them or talked with them before. My policy is usually go on showings once and than get a contract signed with the buyer before showing additional properties. I confirmed the appointment by email and by phone with this buyer... Saturday morning comes and no buyer!! I called and she said it was a misunderstanding we were suppossed to meet at 12 noon and not 10am. Please schedule again for noon and what about the showing for tommorow???? Come to find out she

Home Buyer Tax Credit Extended- If you are going to purchase a home next year don't miss out on this opportunity. The home buyer tax credit has been recently extended to April 30th, 2010. A purchase and sale must be signed by this date and completed by June 30, 2010.
