home seller: How will Buyers Respond to Your Asking Price? - 05/09/12 07:30 AM
reposted from MerrimackValleyMAReal Estate.com There are three critical pieces to getting your home sold successfully. I call them the 3P’s. The 3P’s are Preparation, Pricing and Presentation. The most critical component of the 3P’s is pricing. I will focus on your homes list or asking price and how buyers will react and respond to your homes asking price in relation to fair market value. 95%+ of all homes will sell for fair market value. Your homes asking price does not affect your homes fair market value! Your home will sell for what it will sell for based on location, square footage,

home seller: What's Cookin'? - 11/29/11 03:39 PM
When it comes time to sell your home there is no other room in your home, that is more important than the kitchen. For most homeowners life revolves around the kitchen. The kitchen is where meals are prepared, where the keys are dropped, mail is kept, where the phone is and so on... It is generally the first room in the house we hit upon arriving home. The kitchen is also the single most expensive room in the home to renovate. If a home buyer doesn't love the kitchen, the dollar signs run through their head, wondering where

home seller: What is the Multiple Listing Service or MLS? - 11/07/11 11:30 AM
I have reprinted this post from by blog. As real estate agents we throw around the term Multiple Listing Service or MLS like we expect everyone to know what it means. Home buyers and home sellers will say they no what it is but do they truly understand the impact that it has in their home purchase or home sale? The Multiple Listing Service is probably the single greatest tool a real estate agent bring to a buyer and seller to aide in the purchase or sale of a home. It is important for home sellers and home buyers to understand

home seller: Are you making your home available for showings? - 11/04/11 03:23 PM
I was prompted to write this post because I tried to set up showing for 2 buyers this up coming weekend. Buyer One chose five homes to view, out of the five, I was only able to schedule two showings. Buyer Two chose five homes to view and I was able to schedule only three of the homes to view. My rewuest for showings were for Saturday late morning - mid afternoon. I wasn't scheduling at times that were outside normal showing hours. So what were the issues that hindered the showings: Two of the showings I did not hear

home seller: A Successful Home Sale is not an Accident - 10/02/11 01:13 PM
A successful home sale is not an accident, it is a carefully planned out collaboration between the home seller and their real estate agent. Following are articles written about two recent sales of mine where I represented the seller and listed the homes: How to have a Successful Home Sale Another Successful Home Sale- Haverhill Massachusetts Both of these homes were listed and had an accepted contract in under 10 days and were each closed in under two months when market times here are approaching 4 months just to get under contract. What made these home sales successful? The two home

home seller: Yeah, but I have a 7500 sq foot bomb shelter.... It should be worth way more, right? - 09/08/11 03:15 PM
reprinted from Merrimack Valley MA Real Estate What are the most important factors to consider in pricing a home? When deciding on a price to list your home at in the real estate marketplace, a home seller must remember that their home is competing in the real estate market. Home buyers have choices and your home will be compared to other homes in a similar price range. The graphic shows an order of importance of some factors that go into the pricing of your home and determing fair market value. The order of importance can vary from home to home

home seller: Home Sellers, Show Your Home!! - 08/16/11 10:49 AM
It seems silly I have to say this, yet it happens all the time!! Clients find a home they would like to view and the sellers do not accomodate showings. You cannot sell your home if you do not allow home buyers to view it. I recently had a client, there house was underagreement, they were ready to close in 45 days. My clients were out to buy a house!! We looked at 32 houses and about 5 houses they were interested in, we did not gain entry into. Agents did not call us back, sellers said time was inconvenient, sellers

home seller: It ain't over till the Fat Lady Sings!! - 04/30/11 01:27 PM
Someone just hit my blog asking if a home buyer that is under contract can back out of purchasing their home. Simply put, It ain't over till the fat lady sings!! It may vary from state to state depending on state law and what is considered standard and typical in your state. In Massachusetts, many of the basic contracts are relatively the same when it comes to purchasing a home. There are typically two contingencies in the contracts that we see where buyers can withdraw from a contract and if done it a timely manner and properly they will receive all

home seller: Massachusetts Smoke and Carbon Monoxide Detector Compliance - 12/17/10 02:26 PM
The state of Massachusetts requires all homes to have working smoke detectors and carbon monoxide detectors upon the sale of a home. If you are selling a home in Massachusetts it is a good idea to check and see if you are in compliance when you list the home.

home seller: Price it Right- Understanding How a Home Buyer Thinks - 07/18/10 04:22 PM
There is nothing more important than properly pricing your home for top dollar. It is important to carefully craft a pricing strategy for your home. A misconception that sellers have is that asking for more money , will get you more money. Unfortunately in most circumstances, if you price your home much more than 3-5% over fairmarket value you will untimately get less money for your home as the buyer urgency is not created and your home is in danger of market rot. Getting the price right creates a quick sale, usually the shorter the marketing time the higher the

home seller: Avoid "Market Rot"- Price it Right - 12/24/09 07:05 AM
Rot- To become damaged, weakened, or useless because of decay. A home that sits on the market unsold experiences "Market Rot". The homes position in the marketplace becomes weakened, people wonder what's wrong with it because it has not sold. People view the house as useless..."No one else wants it, why should I". An overpriced home will sit on the market with very little buyer activity. Selling a home is a numbers game. You have a finite number of buyers who are available in a price range. The more buyers you have viewing the property, the more likely you will
