In the area just north of Boston, Massachusetts we are starting to see the low end of the real estate market start to heat up. Buyer's, especially first time home buyers are losing homes they want due to competition among buyers. It is not necessarily the buyers market, that buyers have been led to believe by the media.

The low end market is just flying in the greater Boston MA area. There are tons of buyers looking for their ideal home because of low interest rates, first time home buyer tax credit and lower prices than we have seen in years. I have been reminded over the past few weeks that buyers and sellers need to understand fair market value and how it impacts a succesfull sale or purchase of their home.
Fair Market Value is the price agreed upon and in which the money and property exchange hands between a home buyer and home seller. Fair Market Value is a price in which the general buying public would be willing to pay.
