sellers: Fine Tuning Your Real Estate Photos - 04/07/11 01:35 PM
Thought I would share the Break Down of this shot for the final. First 3 shots are bracketed exposure 2 stops apart. The middle shot is the best exposure but to bring the room to a good exposure level highlights start to blow out. Overall any of these shots would be better than a lot of what we see in the MLS. But I try to present the best photos possible. Once you get used to doing using these techniques your only adding a minute in shooting time per photo and a

sellers: Massachusetts Smoke and Carbon Monoxide Detector Compliance - 12/17/10 02:26 PM
The state of Massachusetts requires all homes to have working smoke detectors and carbon monoxide detectors upon the sale of a home. If you are selling a home in Massachusetts it is a good idea to check and see if you are in compliance when you list the home.

sellers: Avoid "Market Rot"- Price it Right - 12/24/09 07:05 AM
Rot- To become damaged, weakened, or useless because of decay. A home that sits on the market unsold experiences "Market Rot". The homes position in the marketplace becomes weakened, people wonder what's wrong with it because it has not sold. People view the house as useless..."No one else wants it, why should I". An overpriced home will sit on the market with very little buyer activity. Selling a home is a numbers game. You have a finite number of buyers who are available in a price range. The more buyers you have viewing the property, the more likely you will

sellers: The Difference Among Listing Agents- What Will Your Agent do to Sell Your House - 11/10/09 10:16 AM
Early on in the business, I tried to figure out what seperated one listing agent from another. We all had access to our states Multiple Listing Service. After putting some long thought into it, I decided that the main difference among listing agents was what would they do to sell your house. I have discovered that it really doesn't matter how long you have been in the business or what company you hang your license. You, the agent, and what you bring to the table to list a home is the product. I started by just creating a list of what

sellers: Oil Heat. Get the Facts. - 06/03/09 09:52 AM
I just spent the morning at a very interesting seminar presented by the Massachusetts Oil Council on the merits of oil heat. Many buyers seem to shy away from oil heat with the recent oil spike still in mind. What I learned is oil heat is different than it was 20-30-40 years ago. What I walked away with is before you switch to natural gas get all of the facts. Today's oil heat is: Safe- In light of some of the recent property damage from gas leaks in our area, it has become clear oil is much safer. As a

sellers: Buyers, what you might not know could hurt you.... - 05/29/09 08:13 AM
Buyer's (and sellers) beware..... do you know who your agent is working for? Let's face look at homes is fun!! Understanding some of the legal part of it is not. I see so much confusion among buyers who think their real estate agent is working for them when they really are working for the seller or even no one. In Massachusetts it is state law that an agent reveals to a prospective client their agency relationship(how an agent is working with a client) to that prospective customer/client. Let me ask you a silly but important question. If you were

sellers: Sigma 10-22mm Wide Angle- Great step to better interiors. - 05/15/09 01:15 PM
I originally had bought a Nikon D50 a couple of years ago and it came with a 18-50mm lens. I just wasn't happy with the 18mm for my widest setting. I felt at times I was not getting the feel of the room for my home sellers. In smaller rooms, I felt like I was photographing furniture. To enhance my real estate photography for my home sellers, I decided to get a wider angle lens. I found very quickly they could get quite expensive. I ended up with the Sigma 10-22mm. I found it to bea good balance between

sellers: FSBO's What You Might Not Know, Could Hurt You.... - 05/11/09 02:07 PM
FSBO's What You Might Not Know, Could Hurt You.... I was out and about this weekend showing some townhouses to a client. Two of the properties were FSBO's listed in our MLS. One woman who showed her own home violated about 4 fair housing laws while the second violated 3. A word of caution to the For Sale By Owner seller, be aware of fair housing laws. Ignorance does not absolve you from obeying the law. The Fair Housing Act prohibits discrimination in housing because of: • Race or color • National origin • Religion • Gender • Familial status

sellers: Fair Market Value and how it impacts Buyers and Sellers - 05/08/09 01:23 PM
I have been reminded over the past few weeks that buyers and sellers need to understand fair market value and how it impacts a succesfull sale or purchase of their home. Fair Market Value is the price agreed upon and in which the money and property exchange hands between a home buyer and home seller. Fair Market Value is a price in which the general buying public would be willing to pay. Both buyer and seller must be willing and informed to buy/sell the piece of real estate in a arms length transaction. A transaction where neither party is desperate to

sellers: It could have sold in 2005 for.... Move-up buyers do the math ... less can be more sometimes!! - 04/24/09 01:58 PM
Move-up buyers/sellers have a hard time letting go of what there house might have been worth in 2005 when the single family market was at its peak. Sellers will say "I will wait until my house is worth X amount again". But don't forget, that means the property on the other end will be worth X amount more also I searched the the Massachusetts MLS in Tewksbury MA and found 2 houses that sold approx. the same time in 2004 and the same time in 2009. This is a real life example!! Let's take a look at why this may make
