I just posted this article on my Massachusetts First time Home Buyer site.  It really brings into question whether short sales and foreclosures return the savings that many home buyers think.  At the end of the day, my advice is look at the entire market, don't hyper focus on foreclosures and short sales and miss other great opportunities elsewhere.The interesting part of this article is the comparison of sold condominiums in one complex over a 2 year period.... This questions was just asked on Trulia,
"I am interested in a short sale property which has been on the market for 2 years. How low is to low of an offer?"
I thought it was a great question, as many home buyers think that a short sale means they can steal the property. In most cases, that is not true. Does it happen? Yes, but very infrequently. Unfortunately, many home buyers are disappointed and miss out on great homes because they do not understand how banks think about short sales.

short sale: Call me silly... but are loan modifications the way to go? - 02/19/09 01:38 PM
I may not be the smartest guy in the world, but recently I have lost several short sale listings to loan modifications.  I think it is great the homeowner can save their home, but what is it doing long term for the housing industry.
I just had a customer who's house was worth 180k, in today's market and he owed 350k on the property.   Three or four years ago you would have had to pay close to the 350k for this property.  The loan modification he received was a lowered interest rate, with any money owed tacked on to the end … (2 comments)
