I think this is nuts......before Halloween. I was out most of the day in the slush showing homes.....and for some reason two appointments on my listings canceled, UGH!!!!!!! Be Safe out there!
Good news is I am writing an agreement of sale, so all worth the effort.
It is starting to be that time again.....and I have seen some posts of the first snow.....lighting the fireplaces and yes turning on the heat. We refuse to turn on the heat as long as possible yet today at home I found myself closing the windows.
I am now faced with getting the leaf blower out......yes Winter is on our door steps......

Just 3 short day after her 98th birthday (14 dog years), we had to say good-bye to part of our family, our Cocker Spaniel, Holly Noel Princess of East Brandywine Township......and yes that was the name on the pedigree papers when we got her.
Holly was more than a pet, she was part of the family and a loyal friend.....our home is a bit emptier today.
The upcoming holidays will certainly be different......

This is a BIG week for many teams in the NFL.......some may lose the rest of the season if they cannot bring home a win.....some losses may see changes on the field as well.
Philly is in a must win, they have lost ugly and need to make a statement.
NYG also need a win after letting one slip away last week, one they should have won on paper (I know that is why they play the game)
Houston, who looked like they were in the drivers seat w/Peyton Manning out for the Colts.....need to win after a loss to the emotionally changed Raiders last week and have their hands full w/Baltimore today.
Dallas @ New England......touted as a possible shoot out, yet Romo's error's last week really put da"Boys in a tough spot having to show up BIG this week.
Then we have a JETS, so far more talk than football, yet they have the material to change the course of the season and w/Miami who are struggling this year may get the boost.
Just a few observations for the week and just one man's opinion........any other thought's on who needs a BIG week?
Below is an email I just received and it is not the first time either. I have some close lending relationships who deliver over and over again, yet even they have been blindsided recently on values and just plain old BULL.
I had a high 700 credit score Buyer with 50% money down on a $800k property looking for a 15 year mortgage.....the questions he was asked over and over almost caused he and his family to reconsider......just nuts!

Thank you for all the time you have spent with us. You have been there when we needed and you have surely shown us properties that would meet our needs.
We tried, but we cannot continue to deal with the constant uncertainty of whether we will be able to settle on a home since the Lenders we have dealt with seem to come up with more and more questions and deliver no answers. We thought we had ket our credit in good order and while that used to be enough, the Lender keeps questioning the values of every property, we are very frustrated.
We hope that we can resume the search next year and hope you understand, we will use you I hope you know that.
I have a potential Seller that like too many do not wish to listen to what they want to hire us to do. A home in an established development with recent sales and very comparable homes.
When I offered to take the Seller to the other homes so he could see what he was up against the answer was a flat NO! The home was priced at a newer / remodeled homes in the are in general and the feedback for the few showings they had in the past confirmed this position.
The Seller at then end of an hour of discussion finished w/......So when will you bring me the papers and start the listing?
Am I missing something here?
I have been considering responding to the many invites from Facebook to start a "business page".
I gave it a lot of thought as to keeping the site primarily as a personal site with hints of my Profession only.
Yesterday while I was recooperating from surgery I did it and like what I see so far.....and I believe I am only scratching the surface.
I would appreciate those here in the best site for REALTORS, AR, who have used Facebook for their business page and let me know what I can to to get the most from it.....

I have been receiving emails lately with offers for marketing ideas that are a bit outside of the box and while most are so far fetched, it got me to write a blog here today.
Some, like business card on a pack of gum at an average of $5.00 / pack seems a bit steep for a disposable item and one that is in a drawer or glove box most of the time......OR am I missing something here?
The local markets are gearing up for the restaurant place mats now.....I think I got 3 this week.
What is working for you? What is most cost effective for you?
