I was interacting today with some friends on Active Rain and while we chatted I noticed that all of the chats centered on the point hunt.
I know that as Realtors we are competitive by nature to some degree......some much more than others, yet it must be part of our make-up in order to be successful.
Active Rain has provided to all of us a way to show our competitiveness as well as a format to share our experiences (the success and failures too).

I hope all of my Active Rain family had a safe and happy Thanksgiving!
I know whether you like football or not, you had to at least seen part of some game on Thanksgiving.
I wrote and pondered if the Eagles would be able to bounce back.......that the Warner led Cardinals would break their east coast troubles.......well, a resounding Eagle victory over the Cardinals made me eat a bit of crow that day.
The other two games went the way I thought and they should have.  Now on to the games today that have true meaning......

Well I know that Thanksgiving is a day that families gather and give thanks.....yet we all know there is a lighter side of the day......watching football.
I remember when I was younger there was just the one game and yes it was the Detroit Lions game.  They have taken a true bashing this week on sports talk that they do not deserve to have the prime time spotlight today.  I love tradition and can they really be this bad much longer?

Quiet Desperation.....to me this is when your tone, inflection, mannerism's, action's, word's and direction is all about a sale rather than about building a business or what is in the best interest of your Client.
I am sure we have all felt this at some point in our lives. Especially in today's economic issue's leading the evening news each day.  When deals for many are few and far between.
It is not easy to get past the feeling when you have a mortgage to pay, car payments to make and children to raise and care for.

The day before Thanksgiving and all through the house not an appointment was granted not even for a CASH Buyer.......
This is nuts......I have bee trying to make appointments since Tuesday afternoon for a Client wishing to get a jump on the holiday long weekend and see some homes.
To date I have made 7 call for appointments........I have had 6 NO's and 1 yet to return my call.  This Buyer is buying with almost cash, 50% down on a $300k house and no sale of home to worry about......HELLO!

This time of the year, many who need the ability to socialize, connect, interact and an opportunity to find appropriate activities are not sure where to turn.
If this is you and you are a Senior Citizen (or someone you know who is)  please take advantage of all that the Downingtown Area Senior Center has to offer.
I have had the privledge to be associated with the Center for many years now and know the good that they do.  Led by its Executive Director, Bill Pierce, the excellent staff and volunteer's have made the Center one of the best in the area.

In reality while we can get a feel for who we are by looking within, nothing more shows exactly who and what we are than the company we keep.
The Faith you have and the family, friends and acquaintances we keep is the true measure of who we are.

Well my Steelers started the week's activity on a positive note for me.....they took care of business as they needed to by beating the Bengals on Thursday night.  The potential loss of Willie Parker is a trouble spot, especially for those of us who counted on him this year in our fantasy leagues.
The Eagles have a tough match-up with the Ravens.......and I would appreciate the Eagles assisting my Steelers by wining this week, yet it will not be easy.

Here is a notification and reminder from one of our local police authorities.....I have to imagine that most areas are feeling this type of increase.......you don't have to be the next one that has to file a report if you......
Please be aware that over the past month, there has been a sharp increase in car break-ins resulting in numerous thefts from vehicles.  The thieves have been entering unlocked vehicles and also forcibly entering vehicles by breaking windows.  Be proactive in all that you do and avoid the pitfalls of being a victim.

I am not referring to the fact it is "hump day" as many in the Real Estate profession know our week is quite different from the 9-5 Monday to Friday job.
As many of you know, Wednesday is very special to me as it is the day I spend in Adoration of our Lord.  This is my dedicated time I took when our Church open our Perpetual Adoration Chapel.

Yesterday started as many in the last few months.....a good dose of phones calls and emails to my SOI.
Following up on many of the people that I have crossed paths and networked.
Then a call from someone that seemed to be a very log term project and one we believed that was at least 6-12 months off......HELLO, we want to see a house today......YIPPEE!
This a property that was listed late last year and then did not sell and went off the market.....it came back on about 30 days ago and with a price much more in line with the market.

I have the day to get caught up on much of what I need to today.  Beverly is traveling for a few days, she left after Church today.  I hope to set the upcoming week up for success by clearing my table today.
In the background is the Eagle's game.  I took a few minutes to set my "fantasy" line-up and listened to a few of the TV host experts.
I do agree that many of the BIG named usual suspects have a make or break week game today.

Today the weather here in the Philly area is changing for what is a normal November temperature range.
I always like it cooler than hotter, yet now comes the issue of being prepared for many other factors.....rain turning to ice, snow and ice and slushy remnants of the snow and ice. 
We have to be prepared for all of the above in order to service our Client and the owners of the homes we visit.  Remember to respect the home

I just spent some time talking to an Agent from another company who wanted to see our latest listing. 
She was up front that she was listing a home in the development and wanted to see ours as a preview.  I said sure, and I would appreciate her feedback.
We also discussed the idea of having a Broker's open the same day and coordinate our efforts for attracting as many brethren to it as possible.
Especially today, what ever it takes to bring in the numbers we must consider.......to me a good game plan.

I was talking to a friend the other day who asked me when things will get better.  I asked in what respect, he answered that he was feeling no matter what he does he is not happy.
I am not one to push my belief's on anyone.  I did tell him that I have given myself to the Lord many years ago....and I have never looked back.  My daily prayers and quiet time talking to God is the best part of my day and a time that everything else takes its place far behind Him.

I can see how the general public is in the confused state that it is.  Why I get the strange looks I do when I stress that our local market is NOT the way the national news is reporting.
The national reports of the real estate economy is forever reporting the general state of the market based on those areas hit hardest by the slow down.
Last week the news headlines locally reported that Pennsylvania's foreclosure rate is up 71%.......how scary is that?

March 29, 2008 at our annual Dinner Dance & Auction the Board of Directors and the staff of Downingtown Area Senior Center announced their plans to relocate.  This newer and larger facility will be a collaborative effort between the Senior Center and the Downingtown Library.  Both organizations will work with Mr. Peter Uhlman of The Percheron Group to renovate an existing building on the former Sonoco Paper Mill property located in the Borough of Downingtown at the intersection of Boot Road and Route 322.    The cost of renovations will be approximately $3.5 million dollars and the Senior … (4 comments)

Lately the above statement has come from my mouth more often then not.  It is like pulling teeth trying to get any response on offers.
What could be the issue?  Do the Seller's think that the offers are lining up for them?  The art of negotiation is, has and will always be a HUGE part of the Real Estate transaction.
Please remember to be professional and even if your Client hasn't responded, communicate with the Buyer's Agent that fact and keep the lines open.

While we all need some downtime and time alone, we must have a connection that keeps us centered and grounded.
We need a special relationship that makes sense to us and allows us to know who we are and our place.
My wife comes home today.....Beverly has been away since last Thursday, however it seems much longer.
I have gotten a lot done, yet every day I know I am missing something.  The house is much less hectic (and this is not something that I haven't told my lovely bride) yet the quiet does get to me after too long.

After racquetball today I asked my brother in law Rich if he had plans for Friday...why am I telling you this?

I went to my Adoration hour this morning with a special request for my prayer offering. 
Dear Lord,
Thank you for the direction You have given all of us to vote our hearts and mind this election.   Thank you for allowing us to have these two men take the challenge to lead our Country.
Watch over us all, especially President - elect Obama, give him the strength, courage and intellect to guide us all through this time of need.

What a day yesterday was......long lines, some rough weather, yet many stood the course so they could vote their conscience.....I applaud everyone of you.
Letting your voice be heard is one of the many difference's that make the United State's of America the greatest country on earth.
Both Sen. McCain and President-elect Obamaspoke eloquently, and to the heart of ALL American's.....and that should let us all know that we are in for some much needed changes and direction.

Everyday we see so much around us that is not what we believe is right......
- the violence, so unnecessary
- the deceit to make you more important
- the lying to get more or to get by
- the self gratification without any regard to others
- the theft of goods
- the loss of our moral compass
When in doubt, turn to the Lord......pray for strength and guidance.....allow yourself to know He is all we need and once you release yourself to Him your up hill battle just leveled off.

I am by no way a political animal, or one who always starts the political conversations....yet I know many may be irritated by the long lines and wait at many of the polling places.
I just voted in East Brandywine and the entire process took less than 20 minutes.  While I know there has to be a better way to get the line flowing, I appreciate all those who volunteer their time for the cause.

A Day without Rain, and at what cost? - 11/03/08 10:46 AM
I thought it was just me yesterday.  A new laptop and my computer gal here getting it up to snuff.  I even tried on my older laptop, and my desktop without success......throughout the day Sunday.
NOW, I find my self locked into a lower position in Pennsylvania after getting to number 9 in the state.
Congrats to Erica for her ability to get into Active Rain yesterday and increase her lead over me.....LOL
Now I have to be sure that I don't miss a day due to that ugly four letter word......WORK, LOL.....
All in the spirit of competition.......ya right!
