Back in April I reached a milestone, I turned 50.....and yes I am not shy about saying it.

The family certainly showed their continued love and support by having several celebrations over a 3 week period.

The initial trip was combined with Beverly's family on an annual trip to NY. it was a great start on my actual birthday as shown below.....

The second part was at our home and having friends and family together.....very relaxing....

The last part was a HUGE surprise.......back to my home town of Pittsburgh and not a quite dinner one night with friends but a surprise on Saturday at the Pirates game.....almost my entire family there and friends including those ai hadn't seen in way too many years......I hope you enjoy the pictures below.....I will never forget them, thank you to my best friend and love of my life Beverly.

On May 24th, 2009 I and my youngest son Kevin completed our journey and were accepted into the Knight's of Columbus 4th Degree order.

I asked Kevin to follow me into the Knight's of Columbus a little bit after I joined in early 2008. He did so right after he entered Immaculata University last fall. Together we were able to complete our 2nd, 3rd and now 4th Degrees and I could not be prouder.

We have joined the West Chester Assembly of the 4th Degree and hope to continue our service to the Knight's by adding their work as well.

As reported this week their has been an arrest in the Coatesville arson case.....actually two men were arrested.

The people of Coatesville and the surrounding area's have been under a cloud of fear that no one should have to live under.

While this is a start to see a possible end to the nightmare, the people this has effected will have a long road to recovery.

This past week I have had the opportunity to take Amtrak again. I was a steady rider in the early 90's from Harrisburg to Philly......a 2+ hours ride each way, yet a needed mode for transportation for family reason's.

Now I take a much easier and faster ride from Downingtown to Harrisburg.....about an hour each way, while it has good ridership......not the crazy crowds heading east to Philly and back to Downingtown.

The car ride would actually be about 30 minutes longer and the cost is a bit more however the wear and tear and mileage on my car makes it a great deal.

I also met a few new people that in less than a week I have given out 5 business cards and continue to have conversations with a new group that will hopefully expand my SOI in a new and beneficial direction.

Did I mention.......no crazy drivers to contend and a quick cat nap is always an option......LOL.

This week has been a challenge for me to get to Active Rain......and boy it does make me wonder if I woke up in OZ.......

The changes seem to be coming fast and furious, and I must say I like what it is becoming.

One of the feature's I loved to use was when I responded to a post on my blog, I had the opportunity to click directly back to their post's and reciprocate......today I can not.

Now there may be a reason for this, either a cliche of permanent, I hope to be able to find out this and other thing's by getting back to the daily routine and learning and sharing here with the AR family.

To be successful in most businesses, we need to accept that reaching that success takes time. Just like when we gain a few extra pounds, we usually add them over months and months.....can we expect to lose them over night?

I know there are many get thin gimmicks out there and that many are swallowed up into spending their hard earned money to get them.....too often with a lack of the "claimed" results.

Marketing yourself is the same to me. We need to ends=sure we have a steady and consistent message going out to the public, whether that be in direct phone or face-to-face contact, mailings to our SOI or farm area and especially our time in the many social networks out there.

Failure to have a plan, stick to the plan, work the plan, learn form our failures and grow from them is a sure way to NOT be successful.

Remember getting through to the end of your dialy calls, emails, blog comments and the like is not the answer, the quality and consistency of those things will payoff for you.......if the message is clear, concise, consistent and heartfelt.

WOW......a Super Bowl game for the ages.

The game was very competitive, had great moments that will be talked about for quite awhile and both teams got plenty out of it to go forward.

The Arizona Cardinals showed that they should not be a NFL doormat anymore, Warner continued adding to his Hall of Fame stats, Larry Fitzgerald displayed that he is in the elite few great WR's in today's game, the defense is much better than they played at times this past season and will get better with this experience behind them and their young head coach showed that he is ready for the big game.

I am certainly happy the Steelers won (Pittsburgh guy here ya know.....) and that while they allowed the best QB in today's game too early a shot to score quickly and turn the tide by going extreme pre-vent D one series too early........they showed the Pittsburgh toughness that has mad them an organization of greatness.

Big Ben played much better than his previous SB appearance, Mike Tomlin showed no "first time coach" jitters at all, Hines Ward played as I knew he would and contributed to the cause and Santonio Holmes took a huge step to maturity and into NFL WR pre-eminence with his MVP performance.

I know the party I attened of about 50 or so people, were all involved in the game......a lot of fun and excitement.

The Steelers now have one for the other thumb!!!!!!!

City of Coatesville Arson Fires

I know that the when fire happens to anyone it is a devastating event for not only for those involved but the community as well. Here in Coatesville the fires are having a lot of stree on the entire City.

Everyone is effected and has to be on their guard to protect themselves and the community.

One local Fire Company has contacted me and is collecting clothes for the victims.....your assistance is appreciated...

The Game vs. the Commercials

I know as the Super bowl gets closer, the tease begins.......the commercial tease that is.

The party at our dear friends home I have been fortunate to attend the last many years is a great one.....you can barely hear the game announcers while the play is happening......however, when a the commercials hit.....you can hear a pin drop.......LOL

They are as big a part of the event as the game for many......and create many water cooler / coffee shop conversations for weeks to come over which was best.

Do we need the extra week???????

The extra week the NFL has for the Super Bowl game makes no sense to me.....I know it is just about the $$$$$, yet the down side is a week of blah, blah, blah from every sport outlet that needs to fill time.

It does however allow players to mend and makes for a better game. I am extra happy that Hines Ward will get additional time to heal.

The antics on these two teams are almost non-existent, which is great to see. Two true professional teams that reminds me of the good old days when it wasn't all about the money.

I am mostly a football and baseball fan with some college basketball, thus this week gives me a glance into the lack of sports interest for me until March madness and spring training.

Lease Purchase Option....I need your help

I can think of no other source to ask this question......Active Rain is the best.

I have done Lease Purchase Option mortgage's when the time came, yet I have not done one since I became a Realtor.

If I had to guess, it would work as an Agreement of Sale with a lease purchase option that detauls the lease portion towards the purchase (if any) .....however I am looking for any guidance I can get.

Also, how should I expect to be paid for the transaction and when.

A much needed quick Get-A-Way

This weekend has been on our schedule for weeks now.....and I had circled it in red, why? Due to the turn the last 18 months in our industry we have learned to do without alot more......as many have.

I still consider ourselves very blessed, we plenty, just not what we had experienced with the boom the real estate industry had for many years.

Our vacation time consisted of dinners with friends and family at home......and it has been wonderful.

We have dear friends that became so a few years back when I helped them sell and buy their home. They have a great condo in Ocean City, NJ that they ask us to all the time......the dates worked that we were able to go this past weekend. I know you are thinking the NJ shore in January.....are we nuts? We had a blast, we interact very well together and enjoy the simple things in life. A little over 48 hours of laughs, simple foods, walks on the boardwalk and movie watching......a much needed relaxing weekend.

The weekend ended as I thought.....I was hoping my Philly family would have the great feeling having a team you support get to the Super Bowl, yet Kurt Warner is on a roll and may have destiny on his side.

A team getting to the Super Bowl for the first time......and one team there looking to make history.

NFL Championship Games......special to me

This weeks NFL Championship games have a true special meaning for me.

As many know I was born and raised in Pittsburgh and lived there during the first four Super Bowl season's....what a charge. When they won there 5th Super Bowl I was in my current home near Philadelphia and had great support of my wife's family for a Steelers win.

NOW, since the Philadelphia Eagles are in the NFC Championship game there is a lond day ahead of us.....the entire family here is gathering to watch the Eagles - Cardinals game.....and the house will be a rocking. I would love to see their dreams come true and have the Eagles get to thee Super Bowl.

IF those Eagles lose and I believe they will, I feel the party will certainly take a turn for the sour......LOL.

I have written that I think Kurt Warner is having a great season and his offensive weapons, especially with the re-emergence of James (one I believe was very calculatedby the Cardinals) and the way they have shut down the premier running games of the Falcons and Panthers, will make it a McNabb game to win.

The Eagle D is very good, however if Eli could have hit the side of a barn last week they could have won as their receivers were open.

My heart is with my Steelers and believe that they could have lost last week because of Rivers ability to pass to the Steelers weakest position on D....in my humble opinion. And as well as Flacco has done this year, he can not beat them via the air.....and as good as the Ravens D is, the Steelers have shown they are the NFL's BEST!!!!!

New Challenge to aide my true Profession....

Tomorrow I take a step in a very positive direction. While I have never been 100% comfortable with public speaking, I have made many appearences that have gone well.....but not great.

I have looked for ways to improve my comfort level and tomorrow it begins.....I have my first substitute teaching opportunity......and boy am I scared, LOL.

Now granted I will only be either giving them an assignment to read or watching a movie, however I look to this to improve my ability to take it to my profession. I love to push myself and this is truly pushing my limits.

A recap to follow, if I make it......LOL.

I wanted to follow up on a past thought......where we comment forward and make new connections.

I have found that while I like to comment forward to grow inside the network, I can not tell you how many times I follow the comments to make the new connections and low and behold I stumble upon many of the many friends I have already made here in Active Rain.

What does this mean? Many are practicing the same method of commenting OR the attraction to those in my network have been good choice as we have a similar belief as to what we want out of Active Rain.

Whatever the reason......it truly feels like home here in AR.
