As a short sale listing agent in Greenville, SC I see and hear all types of scenarios, circumstances, excuses and even "strategies" with respect to how people think about and handle short sales.
My best advice is to not waste any time and don't overthink the process. Also, don't leverage a short sale innappropriately, as a way to play games with the mortgage lender and "buy more time" to stay in the house.

seller: Potential deal killer....evaporated water trap! - 06/20/09 11:11 PM

At least twice in the last few months I have had potential buyers of two different listings completely freak out over a horrible sewer smell in each house. It turns out that the water had simply evaporated from the water trap pipe in the washer/dryer room. Once the water evaporates, the strong smell from the sewer lines can begin to come up and present an unpleasant environment for potential buyers.
