The number of new listings is holding steady with an average of 20 homes coming on to the market each week.  Nine homes went under contract and three homes closed on their sales for the week of May 6, 2012 through May 12, 2012.  
We continue to see homes selling very close to, at, or even sometimes above list price.  This past week is a good example.  One of the three homes sold, sold at 96% of list price and the other 2 sold above their listed price.  The greatest activity is occuring for homes listed below $150,000, although we … (1 comments)

The number of new listings increased while sales dipped just a bit in the Lewiston-Auburn Maine real estate market for the week of April 29, 2012 through May 5, 2012.  This past week's numbers were skewed a little by an extremely low priced bank owned property that sold, bringing the average sale price down, and a home listed by an unrealistic seller that sat on the market for 611 days, bringing the average days on market way up for the week.  The home finally sold when they lowered the price to the actual market value.

Before I started using electronic signatures they seemed like a great idea, but I had no idea just how incredibly helpful they would turn out to be.  When my company negotiated a deal for the service, I signed right up.  I NEVER want to go back to scanning and emailing!  You know how that one goes:

The trend towards increasing sales numbers has continued in the Lewiston-Auburn Maine real estate market for the week of April 22, 2012 through April 28, 2012.  We have not yet moved out of a "buyer's market," but the number of sales is steadily increasing while the number of months worth of inventory currently available continues to shrink.
At the present rate of sales, we currently have 9 months worth of inventory available in Androscoggin County.

In the absence of real marketing, there is syndication.When new sites began to pop up offering additional exposure for property listings, the whole idea seemed like a good one.  More online exposure should lead to an increased chance for a successful sale, right?  The proverbial smelly substance hit the fan recently when a San Diego agency decided to pull all of their listings from syndication...and did so publicly.  You may agree or disagree with their decision, but their actions have certainly caused many to take another look at the topic.
