      <title>Back To Real Estate</title>
      <description>&lt;p&gt;So, after almost 4 years in management I am back to real estate sales.&amp;nbsp; I am now with&amp;nbsp;the team&amp;nbsp;Your Pinehurst Home.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many times while training agents over the last 4 years I would get the urge to sell again.&amp;nbsp; So many new avenues with technology and social media that are very exciting.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But now for reality.&amp;nbsp;&amp;nbsp;Jumping back in a buyer's market when I left a seller's market along with the many new advances in technology is a true learning curve, blogging being one of those differences.&amp;nbsp; I will be reading many of your posts and I do hope that you will do the same with my blog.&amp;nbsp; This blog will follow real estate as the Your Pinehurst Home group and if you would like to learn about living in our area please feel free to check out our other blog at &lt;a href="http://www.StrollingWithSascha.com"&gt;www.StrollingWithSascha.com&lt;/a&gt; .&amp;nbsp; The formats for each will be very different.&lt;/p&gt;
&lt;p&gt;Any advice you would like to give would be greatly appreciated.&amp;nbsp;&lt;/p&gt;

      <title>How Do You Stand Out?</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/2/6/9/4/0/ar127775498504962.jpg" height="100" alt="Buck Tail" width="100"&gt;Summer vacation is a wonderful thing.&amp;nbsp; Just a little over a week ago I headed northeast and&amp;nbsp;had a great vacation.&amp;nbsp; During that time I was able to go deep sea fishing on my favorite boat, the&amp;nbsp;&lt;a href="http://www.helcat.com/" target="_blank"&gt;Hel-Cat II in Groton, CT&lt;/a&gt;.&amp;nbsp; The blues are not running yet so we went for Stripped Bass.&amp;nbsp; What a great time.&amp;nbsp; The sun was shining, the beer was cold and the boat not overly crowded.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When you fish from a party boat like this you are all issued a pole and a rig.&amp;nbsp; This time the rig was a yellow buck tail with pork rind from the hook.&amp;nbsp; The funny thing was I looked like every other rig over the side.&amp;nbsp; It seemed the big action was happening at the front of the boat and the back of the boat.&amp;nbsp; Those of us in the middle were getting some hits but, at least for me, not enough.&lt;/p&gt;
&lt;p&gt;I could not figure out how I was going to make myself stand out.&amp;nbsp; How could I make a stripped bass strike my bait and not the other 19 hanging out at the bottom of the Atlantic Ocean.&amp;nbsp; They were simply hitting the first one they came to.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So tell me, how are you as a real estate agent making yourself stand out?&amp;nbsp; Are you just one more in a long line who have gotten their license and are hoping to get&amp;nbsp;noticed?&amp;nbsp; Believe me that is not the way to reach success.&amp;nbsp; I came home with a great tan, great attitude and no fish.&lt;/p&gt;
&lt;p&gt;With 90% of people beginning their search online you really need to set the right "bait" to catch those buyers.&lt;/p&gt;
&lt;p&gt;Good fishing to all of you!&lt;/p&gt;

      <title>Are You The Vine or the Tree?</title>
      <description>&lt;p&gt;Anyone reading this blog that knows me is aware I have recently bought a "mid century cottage".&amp;nbsp; AKA incredible home with "potential".&amp;nbsp; This truly is a great home.&amp;nbsp; I have to say I am sorry to have never met the lovely ladies who lived here.&amp;nbsp; They obviously loved gardening and as age came had a difficult time tending the gardens.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My last few weekends have been spent trying to tame vines.&amp;nbsp; Ivy, wisteria, and another that I have no name for, at least not one I can publish in a public arena.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;These vines spread under the pinestraw, climb up one tree, go over the next tree, latch onto a third and are constantly wrapping around the branches.&amp;nbsp; They will turn right, turn left, go up, go down, whatever it takes to prosper.&amp;nbsp; All the while choking out&amp;nbsp;all shrubs and trees&amp;nbsp;it has attached itself to.&lt;/p&gt;
&lt;p&gt;So, you ask what does this have to do with real estate.&amp;nbsp; Have you noticed the number of agents who have left the business?&amp;nbsp; Have you noticed that many of those who remain are doing less business than ever before?&amp;nbsp; However, the top agents are flourishing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;They, like the vine, have shifted in the direction needed to flourish.&amp;nbsp; They have taken the training necessary to&amp;nbsp;educate their sellers on pricing correctly, learned how to create urgency in their&amp;nbsp;buyers, how to cut their expenses and how to exceed in the market of the moment.&amp;nbsp; Many have obtained coaches to be held accountable to their business and their dreams.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So I ask, are you a flourishing like the&amp;nbsp;vine or are you the&amp;nbsp;tree being covered and&amp;nbsp;unable to move?&lt;/p&gt;

      <title>The Winds of Change</title>
      <description>&lt;p&gt;What a difference a day can make. &amp;nbsp;As I left home this morning I was stunned to see how one evening of winds had taken all the leaves and has temperatures dropping to make us all realize winter is on its way. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/9/8/8/1/3/ar125805815831889.jpg" alt="" style="float: left;"&gt;It made me think of how quickly things change in our lives and businesses. &amp;nbsp;You simply wake up and things are not as they were.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The real estate market has been this way.&amp;nbsp; What amazes me more than the changes is the fact that agents are not changing with the market. &amp;nbsp;When we woke up this morning we knew it was time to break out the sweaters and jackets and adjust to what was going on around us. &amp;nbsp;Yet every day as I talk with agents across town they are simply waiting for the market to come back. &amp;nbsp;If you are not changing with your surroundings you will be left out in the cold.&amp;nbsp; Today's market is a great opportunity for gaining market share for those agents who are ready to change with it. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Peter Drucker says it so well: "The entrepreneur always searches for change, responds to it, and exploits it as an opportunity."&lt;/p&gt;</description>

      <title>If You Do What You Have Always Done, You&#8217;ll&#8230;..</title>
      <description>&lt;p&gt;&lt;strong&gt;Today I received an email from an agent who, after 5 &amp;frac12; years in the real estate industry, has become frustrated with what he calls the "stop" in the market.&amp;nbsp; He has now found another business which he is promoting through a 41/2 minute infomercial on YouTube. &amp;nbsp;In this 4 &amp;frac12; minutes he never states what the business is, he simply asks you to call him.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I would not call it a "stop" in the market, but there is a definite shift, a definite change. &amp;nbsp;Change always brings opportunity for those who are willing to change with it. &amp;nbsp;Now is a time of incredible opportunity in the real estate market for both buyers and real estate agents.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;We have always heard the adage "If we do what we have always done, we will get what we have always gotten." &amp;nbsp;This is no longer the case.&amp;nbsp; As realtors if you don't make a change in the way you handle your business, you too will be looking for your opportunities in another field.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;P&lt;/strong&gt;&lt;strong&gt;eople are STILL moving, downsizing, upsizing, relocating, buying, and selling.&amp;nbsp; Have you changed your ways to attract those buyers and sellers? &lt;/strong&gt;&lt;/p&gt;</description>

      <title>What My Blog Will Be All  About</title>
      <description>&lt;p&gt;Well here I go with my first "true" attempt at blogging thanks to my wonderful friend and agent David Patterson.&amp;nbsp; You can all check out this great Realtor&amp;reg; at &lt;a href="http://www.ThePattersonFiles.info" target="_blank"&gt;www.ThePattersonFiles.info&lt;/a&gt; .&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When I questioned what I should put in a blog, the big question David asked me was what is it that I want you to know.&amp;nbsp; Unlike many of you I am no longer an agent.&amp;nbsp; I am a Team Leader for Keller Williams Realty in Columbia, South Carolina.&amp;nbsp; My issues are very much like yours and very unlike yours.&amp;nbsp; My job is unlike an agent in that I am to recruit, train and consult.&amp;nbsp; My training and consulting does not only include Keller Williams agents.&amp;nbsp; It is a busy day that I maintain.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;My job is like yours in that I have to be completely in tune with what is going on in the market.&amp;nbsp; I have to understand what obstacles are facing my agents not only in the market but in their mindset.&amp;nbsp; The market has shifted and 20% of the agents are doing 80% of the business - are my agents in that 20%?&amp;nbsp; Am I offering them the right training?&amp;nbsp; Have I exposed myself to the right training?&amp;nbsp; Are they lead generating?&amp;nbsp; Are they aware of their conversion rates,?&amp;nbsp; How can I encourage them to get in front of more business, sell more homes and do it quickly?&amp;nbsp; How do I keep them from getting discouraged in the deals that are no longer holding together?&amp;nbsp; How do I make sure they have businesses worth owning?&amp;nbsp; These are questions I ask myself daily.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;What I will share in this blog are those thoughts and trials on a weekly basis.&amp;nbsp; I look forward to any comments you would like to make to help give me insight.&amp;nbsp; I always look forward to new ideas and viewpoints.&amp;nbsp; So, I will thank everyone in advance for all of your helpful hints not only in blogging but in how to help grow incredible agents.&lt;/p&gt;
