When I was out in Lexington the other day, while walking back to my car, I spotted this house that clearly was having some issues. Was the house sad to be negelected and abandoned?
I wondered about the people that had lived there or actually owned the house. How would you let small leaks or general maintenance get so out of hand that it ruins your house?
I know that there isn't a day that goes by that I am not repairing of tweaking something around my home. Isn't this the pride of ownership?
I knew that the day I bought my first home I was going to make it better than I found it.
It always amazes me as I show houses to clients that homeowners don't repair some of the simple stuff that gets caught up in a home inspection. It could jeopardize the sale of the home.
Negotiating repairs before a closing can be tricky. If both parties can't agree deals fall apart.
Not every homeowner will do repairs after the buyers have a home inspection and request repairs.
Our contracts state... "The buyer understands that the inspector's report is not a repair list." Instead it may be a heads up on what you may need to repair yourself after you purchase the home.
No house is perfect but it can be perfect for you and your family.
Don't let small repair stuff get in the way of owning a nice home.

Let me tell you...I ALWAYS get a good night's sleep!
Yeah...life is sweet over at my house. My pal is Green Teddy, he keeps me safe at night. He's fun to snuggle with. Mommy brought him home one night after going to see an Elvis Impersonator sing"I want to be your Teddy Bear". She snagged this guy for me to keep. That's how he ended up over at my crib. Needless to say he is the one I cling to when times seem stressful. He's always brave.
Well... today started to be a normal day. I went down to wake Mommy up around 7:30AM to do our usual stuff. Hmmm...she's still snoozin. First, I make myself sneeze then act like I can't breathe. That always gets her up fast! Teehee!
I play a bit with my bunny then go out to check out the bugs left on the porch and smell what new scents were left overnight in my yard. If it smells weird...I take a tinkle on it till it is to my liking. Ahhhh....that's much better!
When I come back in the house I wait at the doormat to be checked out for cling-ons or other undesirables that want to be stuck in my hair. Let me tell you that eating a new treat at night will not come out well the next day. That could send me to the bathtub! Yuck!
Now that everything checks out I stroll over to the kitchen to wait for my breakfast. Then...nothin! Something is up because Mommy is rushing around to gather a few things and I hear the rattle of her car keys. Better sneak off while she's not looking and hide under the bed.
Believe me it's not a good sign if I am not getting breakfast. This means she's taking me to see Dr. Taylor at the animal hospital. For some reason they like me starving before I get tortured! Mommy has been worried over a weird bump on my back for days now. What is THAT?? She seems to be inspecting me a lot. OUCH!
Think I'll chew on my bone while I have a chance. Lord knows I won't get any food for awhile today. Ohhh Nooo....here she comes to scoop me up and take me to the car.
I have my own little zebra print bed in the hatchback of the new car. At least I'm safe for now. Bad thing is that it only takes a few minutes to get to the hospital. Darn!
I guess I'll be good for Dr. Taylor so Mommy will feel guilty about taking me there. I bet she is already baking my favorite cookies to make it up to me. The home office will sure be quiet today till I get back. Clients will actually think she is at a real office when they call. Usually, I time my barking till the phone rings! lol
I guess I should be grateful that I get such good care, but just once I'd like to see how a mongrel lives out in the dirt with flies and mud and ...wait...that would mean a bath! Forget living like that! I hate baths!
OK...it's good to be me.
I hope Dr. Taylor gives Mommy good news. I'm worried a little.

CONDITION UPDATE: Dr. Taylor says that the bump was a cyst and he zapped it with his handy-dandy laser. I spent the whole day being carried around by the hospital techs. Part of my day was spent at the front desk. That's where I was when Mommy finally showed up to save me from all the loving! They were so good to me I hated to leave! NOT! Just kiddin. It was sure good to get home to some fresh baked cookies that Mommy and Mamaw made. They even let me eat cookie dough! They must have really felt guilty to have me tortured all day. Yeah! Life is good!
Alright, enough with the poem, on with the story of how two Cheeseheads from Wisconsin came to live in beautiful Madison County.
On December 26, 2007, we arrived in Richmond, walked down Main Street in the late afternoon, and fell in love with the town. We found friendly people, especially at Chestnut Tree Gallery. We were given the name of a local Realtor, Lizette Fitzpatrick, and the rest is history.
She was personable and got right to work searching for the right home for us. We had great conversations about how much we have loved Kentucky ever since visits here going back 20 years. We had some things in common with Lizette, including a love of animals, music, art and cheese!
After several trips here and numerous emails, Lizette helped us to find our dream semi-retirement home in a north side subdivision. We closed on the house April 28...also our 18th wedding anniversary. Lizette has been great through the whole home buying experience, helping us at every step in the process. She recommended good restaurants too!
Not only do we have a new home, we have a new friend...thank you Lizette!

Yes...I have been out of the rain for a bit. Not because I was tired of being here...but I have been absolutely swamped. In a good way.
This past week I have had final walk throughs, three closings, attended the Peter Lowe's Motivation Seminar, showed homes and farms, wrote my newsletter, wrote two offers now accepted, rocked at a Keith Urban concert, met with new referral clients, potted plants, had clients over to my home, blah, blah, blah.

Keith Urban's concert at Rupp Arena in Lexington,KY. This was the last one on his tour of 107 concerts. Nicole was waiting backstage for him. The concert was fantastic! He lingered on stage long after the show to talk with fans and hang out. (cell phone pic from up in the nose bleed section...not shabby at all! lol)
I have lots more to blog about with pictures once I edit them all. At least this post was a start to get me back in the mood. Sometimes it is just hard to get back to this. The best part is a comment form you! There's no place like home...in the rain.

Today, I spent a lot of time on the road with some clients that wanted to look at a few homes off the beaten trail. The home tour took us through some of the most beautiful horse farms, creeks, rock formations and colorful blooming trees and flowers.
As my clients looked around each listing I wandered around and took some random photos with my razor phone.
Here's a bit of what I saw today in Versailles, Nonesuch and Nicholasville, Kentucky. On the way home I crossed over the Kentucky River on the Valley View Ferry to get back to Richmond.
What a a fabulous day it was for my relocation clients to get a look at what Central Kentucky could offer as a new home. Many of my clients have lived all their lives in northern states, then suddenly decided to sell everything and retire here. It really is a gorgeous place to live.

In Kentucky there is nothing like a nice warm Spring day at Keeneland Racetrack. The current Spring meet is April 4 - 25. Next meet is in October.
I plan to spend my day there tomorrow with fellow AR member Connie King from Tenessee. She is coming up for a visit and to spend some time enjoying the weather. It will be her first time at Keeneland.
Kentucky locals go there to watch the people...out of towners go to watch the horses!
It's like Kentucky Derby without all the hoopla and cameras. The grounds are absolutely beautiful and I would say it is the grandest track in the world for elegance and charm. An owner's showcase for 2 and 3 year old Thoroughbreds before going to Churchill Downs and the Kentucky Derby.
The picture below is of the paddock area where owners are giving last minute instructions to the jockeys. They are helped into the saddle and escorted by ponies to the track through a tunnel. The old clock in the bottom right is a Rolex. Cool huh?

Last year's drought in Central Kentucky really did a number on some of my trees and shrubs.
Even if you did get to water them, the chlorinated stuff you get out of the end of the water hose didn't help plants grow...merely kept them alive. A rain barrel is the answer to the watering problem. Keep your own rain water...it's free!
Not only will it save you money,but when there are watering restrictions you will be able to ignore them!
In one of last year's newsletters, I wrote about installing a rain barrel on your house. Here's another chance for you to get one this year.
The Berea Rain Festival on April 26 from 11am - 4pm will have 55 hand painted barrels by Kentucky artists for sale in a silent auction. Unpainted barrels will be sold also for $55.
