Kentucky Rain... Sounds Better In A Song! - 04/27/11 09:36 PM
The Kentucky rain is starting to get on my nerves! Don't take me wrong...I do like the rain normally.
The last week or so has been a misery and today the tornado warning was my alarm clock bright and early.
It hasn't been the first alarm we have had in the past week or so. It's like crying wolf so many times and nothing happens. Even my dog runs to the basement automatically when she hears the alarm go off.
Now, I just keep everything I think is vital to living in the basement just in case.
Tonight the rain is coming … (7 comments)

NUMBERS DON'T LIE. . . . WHEN LISTING AGENTS RUSH TO GET A HOME ON THE MARKET, THEY RISK A MUCH LONGER DOM. - 04/26/11 08:13 AM
Now that it is Spring, sellers are asking me what I can do to sell a home.
To be honest the home will sell it'self if the owners take an interest in getting it prepared. It doesn't help either of us to have it be under repair when listed.

The Paddy Wagon Irish Pub - Richmond Kentucky - 04/14/11 09:53 PM
The Paddy Wagon Irish Pub - Richmond Kentucky

The Paddy Wagon Irish Pub in Richmond Kentucky is centrally located downtown for business. Back in the day this building was the Rexall drug Store and also O'Reilly's bar.
Established in 2004 on Water Street...then to Main Street in 2006 for a year a few doors up from the new location. Then it burned to the ground in the middle of the night.
The famous fire is still one of Richmond Kentucky's unexplained mysteries.
Fire experts scratched their heads in puzzlement as to the cause.
"Hmmmm...It could be this...or could … (10 comments)

Central Kentucky's Legendary Rock Fences - 04/13/11 09:53 PM
Central Kentucky's Legendary Rock Fences
Central Kentucky is world famous for Thoroughbred horses and endless miles of rock fences (Dry stone walls).
There are more rock fences here than any place in the USA. In Central Kentucky only 5 -10% of these 19th century rock fences built by Irish Immigrant stonemasons still stand.
These stonemasons passed their craft on to black slaves that became masters of the craft of building rock walls. This is where the term,"slave walls" came about.
Since I grew up here in the Bluegrass, this is what I had always thought they were. I had no idea that the walls originated with the Irish immigration to … (6 comments)

Does My Earnest Money Get Held Until Closing? - 04/13/11 04:31 PM
Question: Lizette, I have a question about the earnest money I put down when we made our offer. My account was debited! Didn't you say it would be held till closing? Larry B.
Answer: Larry B., this comes up all the time. Yes, you do get the earnest money back at closing, but it is deposited into an escrow account in a bank. Once deposited it stays there until I write a check payable to you and give it to your attorney at closing. He then will let you sign on the back and apply to your mortgage or you can … (3 comments)

How Much Will Closing Costs Be On my Home Loan? - 04/13/11 12:48 PM
Question: Lizette, I'm preparing to get ready to start looking at homes soon. I know that I will need to get pre-approved with a lender first to see how much house I can buy and what the payments will be. I'm not too sure about the closing costs. Do you have an idea what it will be? I want to start saving my money now. Daniel F.
Answer: Daniel, I'm glad you asked me about this. The costs can be confusing. Here is an estimate of what a standard closing cost and standard fee might be:

First Time Home Buyer Tax Credit For Military Families Extended - 04/12/11 06:34 PM

It's great to know that our military will be taken care of when they return from duty. The
first time home buyer tax credit of 2010 was extended until April 30, 2011.

If you find a home we will need you to be under contract on a qualified purchases with a binding sales contract in place by April 30, 2011.
Closing needs to be prior to July 1, 2011 to get the tax credit.
It amounts to quite a bit of money for our military families!
It is 10% of the sales price up to $8000 and $6,500 tax credit for repeat … (3 comments)

Lexington KY Horse Farm - Kentucky Horse Farms For Sale - 04/12/11 10:39 AM

Lexington KY Horse Farm - Kentucky Horse Farms For sale It's the stuff dreams are made of.
A Kentucky horse farm is a fabulous piece of property and a few are for sale in Lexington and surrounding counties.
Many people I speak with that relocate from other states tell me that a Kentucky horse farm is something they have always dreamed of.
We spend hours touring the properties within the client's price range until they find just the right fit for their equestrian needs.
The smaller ones start at 10 acres and larger farms may have more amenities like training tracks and exercise rings or … (6 comments)

Beware Of The Red Blob During Showings - 04/11/11 11:05 AM

I was showing my client a house. All the floors on the first floor creaked.
Not just one room but all of them. Hmmmm... could be a problem.
Time to check out the basement.
As we were in the basement we walked in below the stairs where ther was a laundry room/toilet.
There was also a sharp corner covered over with red tape and padding.
It was really a shock...and absolutely funny!
RED ALERT!!! Had the sellers bopped their heads in the corner too many times?
After we quit laughing so hard, I decided we needed to document it because no one would believe us.

A New Way To Get To Your Desk In The Morning - 04/07/11 08:32 AM
When I first saw this video, I thought this is something a renter might do to your house he leased from you. Then I wondered how the drywall was actually going to withstand all this weight? This guy has more energy than I have in the morning. To go to all this trouble I would have to have my coffee pot sitting on the desk. How would you carry your cup of coffee to the desk? … (18 comments)
