The Paddy Wagon Irish Pub, 150 E. Main St., Richmond Kentucky is finally open for business in a new location.

Third time is charm for the owners, Greg Ferrell and Chuck Fields.

Established in 2004 on Water Street...then to Main Street in 2006 for a year a few doors up from the new location. Then it burned to the ground in the middle of the night.

The famous fire is still one of Richmond Kentucky's unexplained mysteries.

Fire experts scratched their heads in puzzlement as to the cause.

"Hmmmm...It could be this...or could be that." Who really knows?

All that was saved that fateful night was an Irish clock, 1 sign and a few police patches. Both Greg and Chuck teach criminal justice at EKU so the patches were a collection of police patches that patrons donated when they visited the bar. I've been in bars that have unique collections of $1 bills(Tortilla Flat, AZ), neckties(Carefree, AZ) and bras(Key West).

The idea for the Irish pub came from a trip to Ireland when they toured the Guinness Factory, Dublin and to the north...Belfast. Armed with information and local souvenirs Chuck came up with the décor for the inside of The Paddy Wagon Irish Pub.

The name of the pub has to do with criminal justice. Maybe Irish justice?

Now open since June 26 with a plethora of beer and ale for anyone's tastes or mood. The food is great...I had a generous helping of the fish and chips and the service was spot on.

There is a friendly atmosphere inside and plenty of room to park outside. Sip your beer on an outdoor deck and enjoy a Richmond Kentucky downtown view.

Live band entertainment is on Friday and Saturday. Thursdays will be added when school starts. Monday is open mike.

Hours are 11 - 1PM Monday - Friday. Saturdays 12 - 1PM.

YES, I admit I have a problem. It's my garage. I have lived in my present home for 4 years and the garage is one of the last areas that is like the Wild West.

Each time I walk to my car I try not to see all the clutter and stuff I think I need to keep here. Most things have been banished to to garage that I don't want in the house. You know you do it too.

My plan to get started was to have some extra cash to make a difference. The first thing to do was to sell the Toyota Avalon that I have had since the beginning of my real estate career. Last September, I bought my sports car and I thought I would keep the Avalon for clients or hauling stuff from Lowes. Well...I don't. It was just taking up space.

I advertised it on Craigslist and last Monday...it SOLD! YIPPEE! I'm Free! My first step was to go to Lowes and order some Coleman cabinets to start my organization. I used a 10% off coupon to get a BIG discount. While I was there I bought some gunmetal color stain for the floor with some high gloss sealer.

The night I started cleaning the floor seemed to take hours and two blisters later I had it clean enough to start on 3/4ths of it. I had to push all the stuff on one side. Do I need all this stuff?

Now I have 3 coats of stain down and it looks like old black leather(I love the look). Today, I will be putting on the high gloss sealer with a roller. After that is dry I will start to organize all the other side and move it over to paint the floor there.

I took more pics all around to give you an idea of the area. I will take after pictures when I am done with the cabinets. Trust me if I can do this all by myself you can too.

Next up is to assemble all the cabinets. The boxes are extremely heavy and will be delivered today. My handyman will install the ones for the wall.I can't lift those.

The signs are from my Dad's Pawn Shop and Greyhound Station.

Isn't this old horoscope and weight machine cool? It was in the Greyhound Station from the 40's.

I love how the color turned out. It looks aged leather with crackles in it. Stay tuned for the finished pictures.

Like I said this is a do-it-yourself job and it's not going to be something totally expensive that you won't be able to afford.

Right now my costs with the cabinets(5 pieces) and paint is about $650. Plus my time and free elbow grease. If I buy a few more storage bins I might have $700 invested by the end of this.

Not bad for a tricked out garage that will be a huge selling point if I want to sell the house. Guys love nice garages. Can you say SOLD?

There is always something I find interesting to click a pic of. Yes, I may be out showing houses but when clients like to look around on their own, I take the time to snap a few pictures of whatever interests me.

Nothing says it's summer till you've been spun around a few times while eating cotton candy or a corn dog till you beg to stop! Yes! It's time to go to the fair!

My older brother and I used to pester Mom and Dad for days about going to the Lexington Lions Club Bluegrass Fair. It seemed magical and I just couldn't get enough of it. Back then it was held at The Red Mile Kentucky Harness Racing Track.

Many times I came home completely happy with a sticky face and half sick from all the wonderful combinations of cotton candy, corn dogs, candy apples, elephant ears and Coca-Cola!

I loved the amusement rides, which were pretty tame back then. The Farris Wheel, Tilt-A -Whirl, The Crazy Mouse, Teacups, Merry Go Round, Himalaya, Scrambler and the Fun House were favorites.

Last but not least were the Bumper Cars where we could actually try to kill each other while our parents watched unaware. This year there will be over 100 rides, games and attractions.

You haven't bet on anything till you have bet on the pig races. These cute little piglets shoot out of the gate and race to the finish to get their reward. An Oreo cookie! They run fast as greased lightning to get to the finish. I always win money on this...Not!

The Lexington Lions Club Bluegrass Fair will be on July 10 - 20 over at Masterson Station Park off Leestown Rd in Lexington KY.

It will be open 5PM weekdays and Open 3PM Saturday and Sunday.

You will be able to save up to $8.00 if you buy advance tickets at Kroger or National City Bank locations.

Hey, this could be gas money!

For $12 you will receive admission and unlimited rides.

10 Ways To Save At The Gas Pump

10 Ways To Save At The Gas Pump

Now that gas has become expensive,
we must be a bit more creative in how we conserve gas
and get more for the money we spend on gas.

Here are some of my best ideas on how to save

at the gas pump:

1. Discover Open Road Card pays back 5% on gas and auto maintenance purchases.

2. Go to Gasbuddy.com to see where the lowest gas prices are in your town so you can save at the gas pump.

3. Kroger knocks off 10 cents per gallon. You will need to send $100 a month in groceries to qualify. A Walmart card saves you 3 cents a gallon. There may be other stores in your area that offer discounts if you buy a gas card or shop in their stores for items you need.

4. Group your daily schedule to be more efficient. Plan all your errands at one time and organize the trip from point A to point B saving the most miles. Save unnecessary trips for the next day when you can do all of them together. Research by phone or Internet to find the best deals on items instead of driving store to store.

5. Use regular gas instead of premium. Does your car call for minimum 91 octane? By using regular gas it will alert the "knock sensor" to retard the timing via the engine management computer to protect the engine. You will have less power but save $$$. A friend told me that they did this for 2 years in a Mercedes and then had to replace an oxygen sensor for $500. So....maybe if you did it now and then it won't affect that sensor?

6. How about some Free gas? Earn free gas and make extra money at Free Gas.

7. If you are a Realtor(R), let your clients preview listings online before driving them all over town. Most of us do this now anyway. Clients can drive by houses to see if they like the area before you take them in. How many times have you taken a client to a listing and they didn't want to go in because they didn't like the neighborhood or the house was too close to power lines, trashy trailers, etc.?

8.Slow down. Consider that for every 10 miles per hour you floor it, you lose as much as 15% in fuel economy. Chances are you will still get to your destination in about the same time.

9. Check your tire pressure. Under inflated tires lower gas mileage by 0.4% for every one pound of drop in pressure of all four tires. So if you are down by 10 pounds you are losing 4% in fuel economy.

10. Stop idling. Turn off your engine...you're just burning money.. This tip also applies to warming up the car. Unless it's below freezing, cars don't need to be warmed up at all. Driving them gently is best.

Take control now and don't let the high gas prices reduce your standard of living!

4th Of July Celebration On The Kentucky River

Happy 4th of July!

Hope all my friends and clients are having a fabulous start of the weekend!

I was out last night enjoying some fireworks at Boonesborough State Park. It was trying to sprinkle some rain but we saw the fireworks that were fabulous! Interesting because I had not even heard that there were going to be fireworks there. Not advertised anywhere I could see. It's a yearly event and I have never been? Hmmmm!

Car after car arrived with loads of people to see the show that echoed loudly in the Kentucky River valley. It was enough noise to bring up Daniel Boone from the grave.

Even though rain has been predicted off and on, I plan to go back to the Kentucky River tonight off of exit 99 on I-75. Riptides between the two bridges will be the festive place to hang out with good friends, a band, some yummy shrimp boil and championship cornhole games. Later we will get to see more Kentucky River fireworks if the rain stays away. I have been watching the radar all day to be sure of success!

BUY Land! They Don't Make It Anymore! There's something for everyone here in Kentucky.

As you can tell the real estate market is beginning to turn around across the country.

I've been reading many articles lately that many major brokerages are saying that if there was a bottom to hit... we are there now. They are predicting that sales are already increasing in many markets. Luckily in Central Kentucky where we have prime Kentucky Bluegrass for sale, we escaped a lot of the problems.

Sales of homes are still doing well, especially around the $200,000 price.

DOM for a 4 bedroom home is 100 days and for a 3 bedroom home 69 days in Lexington Kentucky. Not bad, huh?!

If we are at the bottom... the time to buy is right now. The increase of gas prices will only make new construction more expensive. Buying an existing home for sale is the place to get a better deal. It's easier to change carpet, tile or paint to suit your needs.

One thing that has changed with the process of buying a home is that you will need to get pre-approved with a lender before going to look at homes. Guidelines for mortgages have changed so it's good to see if you can even get a loan.

Next, get your home on the market before you go looking for the next one. It may take longer than expected to get it sold. To make an offer contingent upon the sale of your home is something many sellers will not accept now. You will need to have a contract on your home to make an offer.

Folks...depending on your area, some are selling slower than others. Call me if you need me to help you get it ready to list. I have lots of ideas.

Lastly....if you have your pre-approval letter and a contract on your home, let's get started. You are in a great position to get a fantastic deal.

Relocating? How To Get Your Home Sold In Richmond, KY

Last fall, I received a call from Prudential Relocation to go on a listing interview for a family that was relocating out of town but still in Kentucky. I was told I would be competing with another agent for the listing. The interview went extremely well as I carefully showed them my plan on how I was going to market their home. I was so excited that they chose me to represent them and get their home sold in Richmond, KY!

I love to see how I can help put all the pieces together to help families change residences. This was going to be challenging because it was right when all the gloom and doom hit the real estate market and we were also heading into the holiday season. During winter, property rarely gets sold.

As it turned out, selling the house took longer than either of us expected. What did happen was that we all became good friends and we learned patience. The right person would come along when they were supposed to. We even buried St. Joseph under the sign with a little ceremony just in case. It couldn't hurt!

What I did enjoy was that every time I called to give them updates on showings or to check in...they were always positive and fun to talk to. To sum it up...a joy to be around. I just knew good things would happen for them. I wish for nothing but happiness in their new home further down the road. Relocating is exciting and challenging. I'm sad to see them go!

Here is their story:

My husband relocated jobs over 3 hours away. His relocation company contacted 2 real estate agents for us to choose from to try and sell our house. Lizette took over an hour explaining how much square footage averaged, how homes around our subdivision compared to ours in their selling prices, and how our home would appear on numerous web sites. The choice between the two could not have been more obvious.

Though the housing market has been flooded, our home never went more than a week without someone looking, and in fact our buyer turned out to be someone from California. I credit Lizette's web sites for the sale of our home and the reuniting of our family together again.

We still marvel at all the homes for sale, while ours proudly hosts a "SOLD" sign in the front. The work that she performed for us, while our house was not the most expensive on the market, made us certainly feel like we were elite clients of hers. I cannot thank her enough!

While out yesterday taking pictures of my new listing at Hidden Point, I caught this Bluebird sitting on the deck rail.

My first thought was that it was the Bluebird of happiness.

If I were a client touring this home, I might think it was a sign that I was supposed to buy this house.

Sometimes, when showing homes to clients there is one thing at the listing that reminds them of home or is a good omen. Then they make a quick decision to buy.

For example: One of my clients saw the welcome mat at the front door and it was exactly like the one at her home so she immediately wrote an offer. She knew it was a sign that this listing was special. It took the fear away of making an offer.

Another agent once told me about a listing he had that had ducks everywhere in the house. The seller just loved duck decor! He was wondering how to gently tell her that the buyers might not be into the ducks and they needed to go. Instead, he didn't tell her because it might hurt her feelings. Wouldn't you know it? A buyer came in that absolutely adored ducks! She thought it was a sign! SOLD! You just never know what is someone's idea of bliss.

I did the same thing when I bought my car. The mileage was 17203 and I knew 203 were my lucky numbers. A few of my previous cars even had 203 in the license number. Those numbers were on my childhood home where I had spent a lot of my life. Those numbers immediately make me feel safe. Like it is meant for me. I didn't hesitate buying the car. I still love driving it too.

Our clients make these decisions all the time. Many times they tell us when something just hits them and gives them the warm fuzzies about the house. I know it's not by accident...it is like a waking dream to calm their fears and know everything is in order to move forward with a decision. These are my dream clients and they are lucky people most all the time. They usually become my good friends along the way.

That Kentucky Bluebird of happiness lives at my new listing. He stays with the house.

Dad, I stopped by to see you today. Yes, I know...it's been a long time. Last September maybe. I know I don't need a reason to visit your grave but when I was here last, I wanted to show you the car I had bought. You are the car collector....not me. I just like having one at a time. Did you like it? It drives like a dream.

You always have that grin for me. Our funny secret grin.

You are never far away and your thoughts are my thoughts. Fathers' Day is not special anymore to me, it's just another day. I try to ignore it and rush through that day so I don't have to hurt. I miss that grin and laugh of yours.

You taught me how to become a good person. How to trust others, be truthful and how to be loyal. You prepared me to be the businesswoman I am today.

My heart just aches as I write this because you still hold it in your hand. After all that you taught me... you turned to me in the end to look out for you. I would have fought the world for you not to be in pain.

In 1993 when this picture was taken, you were in Mesa, AZ. After being diagnosed with cancer you and Mom came out to visit with me. In our trip to the grocery I took this picture of you and now I see how much love there is in your eyes.

What were you thinking about dying? Were you frightened? You seemed so brave.

You are my hero and always will be. I miss our life and how we were as a family. You were the glue that kept it all together. It's not the same ...but it is what it is.

This was the Greyhound Station, Snappy Grill and Western Union on Third and Water Streets in Richmond, KY. Later added Jim's Pawn Shop.

Dad bought the Greyhound Station in 1956. I grew up here and Dad taught me EVERYthing I know about good business, people and management.

I worked here during all my childhood learning how to deal with customers and understand not all needed to make a deal but just needed someone to listen. People from all walks of life came through these doors over the years just to talk to "Big Jim". He always took time to listen to their problems or dreams. Sometimes he helped them out till they could get back on their feet.

You always saw him with a big cigar that he called his all day sucker. Whenever someone would ask him if something that were buying came with a guarantee, he would say "Yes! A sidewalk guarantee". Which meant after you got to the sidewalk, that was as long as it would be.

"A place to meet and enjoy good food" was a sign over the grill when he used to serve food too. My favorite was french fries and a Coke. Dad would serve it up for me when I got out of school each day.

In the early eighties I talked Dad into some TV commercials for cable. We had a blast putting them together and I would take extra pics of Dad doing silly things. He had a lot of fun and our outtakes were just as funny as the commercial.

We used one of his classic cars in one. It was a pink T-Bird and I was supposed to get out of it and sashay in to pawn it. Everytime I got out of the car my velcroed belt would pop off my dress and I had to start over. As I walked in Dr. Jenkins was at the counter pawning a chain saw to Dad for the scene. We had many takes till we got a good one without us laughing.

Like I said. It's just not the same but I'll always remember all the good times and jokes. There was plenty of that.

I love you Dad...I hope you are proud of how I turned out. I did it all for you and carry on for both of us.
