Many new buyers like to look at new construction for their future home. Loved this article on how problems are not trouble-shooted early. Would you think to look this closely?

First thing I don't understand:  if these folks want to put a deck on the back of the house, the ledger beam (the main support for the deck, a 2x12 that bolts to the house onto which the deck joists are attached) is interfered with by four appurtenances.

The time is right for new first time home buyers in Richmond KY to attempt purchasing their first home.
Contrary to what you hear in the news, there are many people that have good credit, savings and good standing to be able to accuire a bank loan for resale homes and new construction.
FHA loans require a 3.5% down payment but 100% financing is available for VA loans.
Conventional loans require up to a 20% down payment.

Question:
Lizette, I've been told that it usually takes 4 -6 months to build a house. Will I have to wait that long? I only need one that is about 1500 square feet. That seems like a long time.  Mike A.
Answer:
Mike A., It really depends on the builder and the weather.
Well... maybe the sub-contractors too.
I just closed on a house today that took just a little over a month to build.
I asked the builder what was the fastest house he ever built start to finish and he said '14 days!'

Whats happening with new construction in Kentucky?  Well... costs are going up because prices are still rising on materials.
 
If you have a good credit rating and are still considering building a custom home, you should get started because prices will never be the same. New homes are actually getting smaller... but will have more amenities. Large homes may be a thing of the past.
Compared to 2007, housing starts are down in Kentucky by about 1,500. The actual number of new homes being built so far is about 10,000. Many of them are custom homes featuring Green and Energy Star.
