This was a project that we could not wait to share with you.
We worked on this project for four months. Before our client purchased the property it was used as a half-way house for recovering addicts. A great cause but its located in the heart of an established neighborhood and maintaining the property was not number one the previous owners priority list.

It doesn't happen often, but when it does it gives me a stomach ache.
We were on a job earlier this week when my Blackberry did the little jingle it does when an email has come through. I stopped hanging the new fixture Danny was just adjusting over the dining table and scanned my in-box where I found an email from a Realtor I had staged a home for a couple of weeks ago.

This wasn't our client's first Rodeo, as my assistant Maya likes to say. The homeowner has been through the staging process before with another Realtor/Staging team in 2008. He thought he knew what was coming and was prepared when we met for our consultation.
He had cleaned out the clutter, painted a few walls and worked on the garden a bit. This charming bungalow had all the right touches. Beautiful molding and hardwood floors. Custom tile in the bathrooms and granite counters in the kitchen. New appliances and a gorgeous fireplace. The backyard was spacious with a massive deck for multiple uses. Even with all of these fabulous features the Realtor insisted that the home be staged for maximum appeal. The homeowner resisted, but the Realtor insisted. Staged to Sell came in and added the right touches to enhance the property even more and there were offers within a matter of days!

Staged to Sell was given the opportunity this summer to work with a client on a cozy condo in a very popular development in the Oakland Hills. This small but charming condo was on the market just five days when it received two offers way over asking. The Realtor Nancy Deverel with Hitchcock Realty did an amazing job of educating the homeowners on the need for staging. The smaller the house, the greater the need.
We only have seconds to impressive a buyer enough to choose a property over the competition. Every inch of a property counts, but when it's small its even more important.

A vacant house does not sell as well as a staged property. By now we think everyone knows this concept right? Nope. I still get calls all the time asking if I REALLY think its necessary to stage a vacant home. I always tell them 'go to my website and take a look at some before and afters - now which one would you rather buy?"
If the property is priced right. If it has been properly staged (improvements, repairs etc.) and has been enhanced staged by a professional staging company it will sell! Even in this market.

Even the small odd rooms that are used as storage rooms can be transformed by a professional stager. Every aspect of a home is important during the selling process. Remember you are selling the entire house not just the main floor. Take a room that you use to take for granted. Storage, Garage, small patio and transform it in to a user friendly room that is attractive and inviting and you will add equity to the sale. This small room is right off the laundry room and not very appealing...after we were done...great place to watch TV.

I love before and afters. The reason is that after working on a project, sometimes for months, we tend to forget really what it looked like before we got our hands on it.
After the staging we take our photos, list them on or site, send them to our clients and file them away for another day.
Once in a while I run across a few that really make me sit back and smile.
This one just sold over asking with multiple offers.

natural light, but the cabinets were all wrong for this great space.
An easy fix. Paint with using a white base with a gray tint. New

A lovely client who is going on to marry the man of her dreams and meshing their two families which are full of teenagers. They needed to sell and move in together. They are getting married this weekend and are looking forward to moving on. We hope we helped them do just that! PS the coke machine in the boys room really works. The homeowners spent six weeks working on this property day and night to prepare it for market. They did all the work themselves and really took pride in their task. They were beaming when we were done with the enhancement staging of this vacant house and it's a large part of why we do what we do! These homeowners are avid fans of HGTV. Heck with 87 million viewers who isn't a fan of HGTV? They knew the property was going up for sale and they knew a stager was coming to over to take a look. They decided to prepare it just like they were told to do by the shows and agents. Get rid of all the clutter. Yes, clutter is not good for selling a house, but naked is cold and uninviting too. Make sure you set the right stage for your property and hire a professional stager to strike the right balance.

We staged a property today for a very nice couple. Like most of our jobs we started the project a little over a month ago. Fresh paint, list of items to be removed, cleaners, window washers and carpet cleaners hired. There were still a few things to do before the open house, but overall the owners did wonders.

I can FLAT OUT tell you without a doubt that a listing with a bad smell, awful carpet and out of date kitchens, light fixtures and chipped paint will not sell at a good price. Hands down I can also tell you that a little investment goes a long way. We replaced the flooring, painted, took down out of date window treatments and changed out light fixtures. Some new cabinets and counter-tops and then our enhancement staging and ta dah it's a beauty.
