A client had his son going to Elon University. Instead of renting a place he is thinking to buy him a home, especially a foreclosure, that way after his son graduates he will rent the place and will have an extra income.

Smart move. First because the house payment can be less than a rent, compare the rent of apartments and how much your bank will charge for a 7 or 15 years mortgage. Foreclosures can be bought dirt cheap. There is one house just 5 minutes away that was bought not too long ago for $120,000 and now is in foreclosure and the asking price is $67,000, almost 50% drop.

Rent: A $60,000 mortgage on 15 years term at 6% rate gives a payment of $506,31 , plus taxes and insurance, it could be $620,00, this is less than an apartment near the university that runs from $700 to $900 dollars. And this is the second reason to buy a foreclosure, in 15 years or less, if you apply more payments against the capital, you can rent the house after graduation for $800,00 and have the house paid for in few years.

Of course the first consideration, as with any real estate investment is location, location, location. If you by a foreclosure in a rundown neighborhood you may have problems with neighbors and a very hard time to rent or sell the property later on. The second consideration is the property maintenance.

When looking for a foreclosure drive around and take the phone numbers of "house for rent", call the landlord and rental companies to find out the rents in that area. Then, look how much repairs the house needs, and how much can cost its maintenance. Factor in and decide for the best property.

Never has been a so great market to buyers. Unfortunately the bad turn in our economy can be your opportunity to invest in your future.

I believe it is a new trend that is coming to stay.

If we do a search, almost in any city there is someone offering rebates or CASH BACK in their real estate transactions. Some are even offering 2% of the selling price as cash back just for using them as their buyers agents.

The question is not how many listing we have but how many buyers can we produce. In a bad economy the shift has been clear it is a buyers market and by what we are seeing it is going to take a good while to the pendulum go back.

When a prospective buyer call you to show them one of your listing, what do you have at hand that would make them choose you if they decide to look for another property from the competition?

We all say that is our expertise, or our good looking, or may be that chemical reaction that bond us at the first sight. I think buyers would like to have something more tangible.

We start a "Living by Design" Law of Attraction group, here in Burlington NC, 5 months ago. We have 17 members, 6 very active. Every other Monday we study the principles of the law of attraction, here a snapshot:

In the Movie Shreck III , the new young king , convinced by Mr. Shreck, says: "the only person that can stop you is you", and he point to the crowd, they jump in the guy they thought he was talking about. The young king correct, "I mean, yourself".

In our industry there is so many moments that we could say... that's it...I am moving to Miami. But the next day we are here again fighting the good fight.

We cannot give in for a negative thought , even for a second.

There is a bunch of books about our conscious mind, our feelings , emotions and decisions. One author said, "we look inside the mind, billions of neurons, and we try to find the center of decisions. We couldn't find anybody out there". Could a computer step out of "himself" and observe his own "thoughts".

How many times we "caught" ourselves thinking destructive thoughts and we just ordain our minds to change the subject.

Bad clients, bad deals or bad lenders...a trapping situation, bad relationships, or that pizza in the late night. All can make our minds wander and we wonder where could we go. But them we can step out take a breath and redirect our thoughts.

It's amazing how a new day can bring new perspectives about yesterday's problems. Never give in , never give up, nobody can stop you to do the right thing, but you.

Some people may say, easy to say but hard to do. It's not when we know that the "self" ,soul or spirit, is above the mind. The "self" well informed is the one that gives direction to the mind.

Every morning we refill, energize, our spiritual being, so we can face the day in a victorious mode. We know where we have to go and how to get there.
