      <description>&lt;p&gt;I've just signed up for the Video Lounge access at Mega Red Packet and before I forget, I am writing in to tell you this.&lt;/p&gt;

      <description>&lt;p&gt;I believe it is a new trend that is coming to stay.&lt;/p&gt;
&lt;p&gt;If we do a search, almost in any city there is someone offering rebates or CASH BACK in their real estate transactions. Some are even offering 2% of the selling price as cash back just for using them as their buyers agents.&lt;/p&gt;
&lt;p&gt;The question is not how many listing we have but how many buyers can we produce. In a bad economy the shift has been clear it is a buyers market and by what we are seeing it is going to take a good while to the pendulum go back.&lt;/p&gt;
&lt;p&gt;When a prospective buyer call you to show them&amp;nbsp;one of your listing, what do you have at hand that would make them choose you if they decide to look for another property from the competition?&lt;/p&gt;
&lt;p&gt;We all say that is our expertise, or our good looking, or may be that chemical reaction that bond us at the first sight. I think buyers would like to have something more tangible.&lt;/p&gt;

      <description>&lt;p&gt;Have you been annoyed by newsletter that come to your e-mail inbox without picture? and the computer says, click on the top to see the images...? and some even say, if you can see this newsletter click this link to see it ? ( in their web site) ?&lt;/p&gt;
&lt;p&gt;In a time that every second counts and we do not have patience to click to see images, I prefer to click the delete bottom. If their newsletter is not professional enough to show the pictures or show itself first time it hits my&amp;nbsp; inbox&amp;nbsp;email, maybe the whole thing is not worth to be seen.&lt;/p&gt;
&lt;p&gt;I sent one email asking to e-pros what would be the best software to do newsletter and surprisingly one agent kindly show me the secret of preparing a template and send email from her outlook and was so professional and the better, it was free. No subscription, no nothing and with links for everything. Even it had a un&lt;a href="mailto:evlac@yahoo.fr" title="please do not unsubscribe" target="_blank"&gt;subscribe&lt;/a&gt;&amp;nbsp;link. ( mandatory by CAN-SPAM act )&lt;/p&gt;
&lt;p&gt;I love it, and I feel like I found a secret worth to keep. You know when you dig and dig finally someone show the light and you get the treasure!!! a free newsletter from the comfort of your computer.&lt;/p&gt;
&lt;p&gt;Ok. I reveal the secret in a web page I am putting together not related to Real Estate.       <title>Never Give in for a Negative Thought Even for a Second</title>
      <description>&lt;p&gt;In the Movie Shreck III , the new young king , convinced by Mr. Shreck, says: "the only person that can stop you is you", and he point to the crowd, they jump in the guy they thought he was talking about. The young king correct, "I mean, yourself".&lt;br&gt;&lt;br&gt;In our industry there is so many moments that we could say... that's it...I am moving to Miami. But the next day we are here again fighting the good fight.&lt;br&gt;&lt;br&gt;We cannot give in for a negative thought , even for a second. &lt;br&gt;&lt;br&gt;There is a bunch of books about our conscious mind, our feelings , emotions and decisions. One author said, "we look inside the mind, billions of neurons, and we try to find the center of decisions. We couldn't find anybody out there". Could a computer step out of "himself" and observe his own "thoughts".&lt;br&gt;&lt;br&gt;How many times we "caught" ourselves thinking destructive thoughts and we just ordain our minds to change the subject. &lt;br&gt;&lt;br&gt;Bad clients, bad deals or bad lenders...a trapping situation, bad relationships, or that pizza in the late night. All can make our minds wander and we wonder where could we go. But them we can step out take a breath and redirect our thoughts. &lt;br&gt;&lt;br&gt;It's amazing how a new day can bring new perspectives about yesterday's problems. Never give in , never give up, nobody can stop you to do the right thing, but you. &lt;br&gt;&lt;br&gt;Some people may say, easy to say but hard to do. It's not when we know that the "self" ,soul or spirit, is above the mind. The "self" well informed is the one that gives direction to the mind.&lt;br&gt;&lt;br&gt;Every morning we refill, energize, our spiritual being, so we can face the day in a victorious mode. We know where we have to go and how to get there.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>INTEGRATION</title>
      <description>&lt;p&gt;That is what we desparately need in the&amp;nbsp;Real Estate practice.&amp;nbsp; I mean, there are so many different systems working apart and all they all&amp;nbsp;cost us money and time.&lt;/p&gt;&lt;p&gt;I am member of two MLS, the Triad and Burlington-Alamance, and now I need to join the Triangle, because one of my agents is serving Durham (all NC). Each one costs me&amp;nbsp;$$ a year, and one of them charge an extra fee for&amp;nbsp;for each&amp;nbsp;listing.&lt;/p&gt;&lt;p&gt;To show houses I need an Electronic key, again every MLS has different lock box companies, here I go again paying 2 companies monthly $$, and my agent wants to go to the third.&lt;/p&gt;&lt;p&gt;To setup showings some people are paying third parties to do it. More $$&lt;/p&gt;&lt;p&gt;When agents from other companies&amp;nbsp;&amp;nbsp;show any of our homes I send a feedback form.&amp;nbsp;That could cost me more&amp;nbsp; $$ monthly. ( thank God I found &lt;a href="http://www.showingfeedback.com/"&gt;http://www.showingfeedback.com/&lt;/a&gt;&amp;nbsp;, for free ).&lt;/p&gt;&lt;p&gt;Of course, we pay our board and the cost associated with the trade. That is the best money invested.&lt;/p&gt;&lt;p&gt;Some people pay for Virtual Tours, Web pages, neighbourhoods, and a ton of advertisement.&amp;nbsp;CE, training seminars, coachings, designations etc.&lt;/p&gt;&lt;p&gt;My point is, could someone come out with an integrated system, like a state MLS with an electronic lock box system that will send&amp;nbsp;a survey to the showing agent and their answer to the listing agent so he/she may forward to the sellers.&amp;nbsp;A system that&amp;nbsp;will setup appointmens, that offers web pages, networks, chat room etc to their members. An integrated MLS/lockbox/appointmentdesk/surveyshowings/webtech.&lt;/p&gt;&lt;p&gt;I believe that it is coming, with all todays&amp;nbsp;technology. Some "Bill Gates" will put it all together. &amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Dealing with Immigrants</title>
      <description>&lt;p&gt;We wish we could speak their language. At least 200 and some dialects too. In my community we have mexicans that speak tarasco as their first language. &lt;/p&gt;&lt;p&gt;But our expertise is&amp;nbsp;listing and selling houses, and that take all of our time. Yes, would be great&amp;nbsp;having no "language barriers". Most of the time they bring their interpreters&amp;nbsp;, even the fifth grade child. &lt;/p&gt;&lt;p&gt;If we notice that there is a substantial number of immigrants nearby would be better to have at hand a good interpreter, it could avoid so many miscommunications that can end up in court.&lt;/p&gt;&lt;p&gt;No redlinning. I prefer to give them a list of houses, after they sign and u n d e r s t a n d what a buyer representation mean, so they can go around and look on their own&amp;nbsp;for properties and neighbourhood that they like.&lt;/p&gt;&lt;p&gt;If you or them find a lender that speaks the language, it would be better, if not , make sure someone in the family speaks English enough to interpret them at the lender's office. And always stay in touch with the lender.&lt;/p&gt;&lt;p&gt;Be patient, explain all details of the transaction up the front. Avoid JOKES, smiling may be interpreted as "taking advantage of them for not knowing the language". Laughing is not sign of&amp;nbsp;frendship , it's just nervous. Just be courtios and professional. &lt;/p&gt;&lt;p&gt;Be ready and willing to imerse in a world of different culture, behaviours and values. Talk with someone that has been here longer and ask about signs and gestures that should be avoid. Win the confidence is more important than the commission. A well pleased client is referal to many others.&lt;/p&gt;&lt;p&gt;If a lawyer does the closing, make sure you have an interpreter at table, do not let young child or people without a good knowledge of the language be interpreters.&lt;/p&gt;&lt;p&gt;Don't be afraid in dealing with immigrants, just do your home work before and be professional all the time. High profesionalism will win the trust they need.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Latino's and Loans</title>
      <description>&lt;p&gt;After 9 years in Real Estate and 700 hundred transaction, 90% involving Latinos, we have a word of advise to our colegues in Real Estate. Depending&amp;nbsp;hoe much&amp;nbsp;educated our clients are we have to have banks that has programs taylored to them. Look obvius but is not that simple. We have a lady that started her own bussiness and had 30% to put down. No SS, no Income Tax, no pay stubs, no credit score. I thought I was waisting my time, but there was a lender that required from her just her passport. AHM did it for low interest rate and we close in 15 days. So today everytime some lender come to do a presentation I have to ask if they work with ITIN numbers, downpayment assistence, etc. &lt;/p&gt;&lt;p&gt;I believe we all agree the hardest part in Real Estate is the lender processing. How frustated it is after apply for a loan, show houses, go under contract, have inspections done, seller fixing it , appraisal paid, going to the closing and then... loan denied. Today I spend more time in the front , looking for the loan.&lt;/p&gt;&lt;p&gt;When I represent the Buyer most of time, if they trust on us, we take a brief application and send to a bank of their choice, so we make sure they qualify before we show any house. There is exceptions, of course, but they feel better when they know for how much they qualify and how much would be the payments.&lt;/p&gt; &lt;div class="agent_signature"&gt;
