My Virtual Tour company is fairly new. I have been looking at ways to get my name out there, get people to use my services, to talk about my company... I have created a tour of my wonderful home town. The area I live in is as unique as the people who live in it. This area is rich with culture and history. It is hard to imagine a place like this until you visit it. It almost seems like it is a little time capsule that is charished by all that live and work here. I think that my small town is something that all should visit and experience, it's not known to be the golf capitol of the world for nothing...

So today, as I was going about my daily marketing and meetings I ran into some Realtors who had suggestions. I really value my clients opinion however, I do not currently receive floor plan orders from any one but their office. So I want to know how many people actually use another vendor for floor plan / measuring services? If you do use them who are these people providing floor plans? Are the appraisers, architects, home inspectors, or your VT provider? I am always willing to add more services as per a request of a client but I do not want to get my self in over my head with this. As you all know measuring a home exterior and interior room dimensions is very time consuming and can be a pain in the neck. So any opinions are appreciated as I dive into this endeavor.   Also if you have a provider that you use in NC I would love to talk to them if you could email me privately their number to contact them and talk to them.

Home staging is a wonderful art. The stagers of today know what little details stand out and make a photograph look great. They say a photograph is worth a thousand words, in real estate this is more true then ever! You only have one chance to catch a buyers attention when they are looking for homes and that is in your photographs. Little things in photographs can make huge differences! 

 Formal dining room - have the table completely set and decked out, it will make a huge difference. It can make a cold and lifeless room seem alive and inviting. Live plants can make a dull room come alive, and dishes in the sink can make a home look dirty and cluttered.  You want your home to look clean and simple, most of the time less is more. When potential buyers are looking for a home they want to imagine their things and personal belongings in it. 

 Eat in Kitchens - Regardless of how the space is currently used it must always have a table and chairs. A Potential buyer can find it hard to imagine something that is completely not there. Place a large bowl with fresh fruit in the center. This gives the are more color and vibrancy. Paper towels please hide them regardless if we all use them it always appears nicer with out them, get a few decorative towels and place them strategically around the kitchen.

 Master Bath - Buy an inexpensive spa bath kit, a big fluffy towel, a bath robe, and a few scented candles. Place these items through out the bath room. Giving the master bath a spa like feel will enhance it and make potential buyers imagine them selves soaking in the tub.

  Fireplaces- Clear the Mantel never have a cluttered mantel it takes away from the ambiance the fire place gives. Make it simple Give it a warm touch with something simple like a few candle sconces OR Nothing at all. You never want to take away from this feature!

 Bedrooms - Make all the bedrooms look like bedrooms with a bed in each. This doesn't have to be as hard as it sounds. Everyone has an air mattress so create a faux bed with an air mattress, prop it up on something to give it the appropriate height then make it up with fluffy pillows and comforters, no one will look under it to see it really isn't a bed! Multi-purpose rooms end up distracting the potential customer from what the intention of the room really is...

 Seasonal Decor - Seasonal decor can sometimes be counter-effective in photos. You may hurt your self in the long run. A Christmas tree may look great in the winter months of selling a home but when spring rolls around it will be a distraction in the photos. You may get extra looks at your listings photo's but they will be to make fun of not admire!

With this little amount of effort and money you can make a home look great in photos and virtual tours. Your photo is worth a million words so meet with your home owners and put a little time into the home before photographing, its your listing, and your money make it work for you!

 

The art of holding an open house has seemed to be changed forever. It seems more and more these days that homeowner are taking advantage of the Internet and its power. Most potential clients have done a great deal of research before they contact an agent. They are more educated than ever. Hello, we are Virtual Tours Plus! a Virtual Tour Provider here in Moore County North Carolina. This is something I am certain that happens at every house hold across the country when their agent tells them they are having a Virtual Tour done on their home. It is almost amusing to imagine the chaos that occurs right before we arrive, Mom running around with a baby in her arm yelling upstairs to the other kids to make sure they make their beds...  It doesn't have to be this way! Here are some tips on how to prepare:

 

1. Toilet lids down!

2. All the lights on, ceiling fans OFF

3. Blinds all pulled half way open and turned down so the light does not reflect in the camera

4. Blankets stored away and out of site under the bed can be a good place as long as they are not visable from any angle.

5. Remove all the magnets and artwork from the front of the Refrigerator.

6. Place mats tend to look cheesy unless you have set the table

7. Move all vehicles from the drive way or put them in the garage with the doors closed

8. Think about how the sun light hits the home glare on photos from the sun can really ruine a photo although technology has helped with this lately it is still difficult to remove the sun from photos. If the majority of the houses windows are on the side of the house the sun shines in at 10am probably not a good idea to do the tour then better in the evening and visa versa.

9. As much as you love your pets others may not view your home just because your pets are in the photos so please hide them or make sure they stay out of the photographers way

10. Sweep sidewalks and driveways

 

Of course the basic cleaning needs to be done, vaccum, dishes out of the sink etc...   Don't be offended if the photographer moves things around including furniture... They are just trying to make the shots look the best they possibly can and help sell the home!
