Oh my gosh - Could that really be next to my new listing?

How many of you have had this experience? I just went and listed a charming little home in a nice little gated community. It seemed like the perfect listing... Open floorplan, beautifully decorated, immacualte, close to schools, freeway, shopping, hospital, park etc. etc. I went in to the listing and came out of the listing appointment with a smile on my face.
