Alison Nicklin of Coldwell Banker in Austin Tx  showed how sometimes several heads are better than one.   Many homeowners with large rooms love the space but it's often hard to figure out just where to put all of the furniture.  She called on her fellow agents at Coldwell Banker and enlisted their opinions.  The result is a very comfortable looking den that shows a buyer just what they can do with the space. 
I also like (of course) her suggestion of hiring a Stager whenever possible!  Yea! Alison.

In the last 2 months I've received calls from both Realtors and Home owners with one common thread... they'd jumped the gun and put the cart before the horse.  Most recently a Realtor called and their client's home needed some staging... badly.
Could I help?  And can you get out there ASAP... The house is already listed but there aren't any usable photos up on the MLS!

Janet Jones of Just Your Style Interiors in Hawaii made an excellent analogy between your house competing in this housing market and a horse race.  Racehorses have Claiming Races where horses who have a losing records compete in another race in which all of the horses are on the market. 
One by one the horses are sold and the last one standing will eventually be sold and more than likely at a steeply discounted price.

Excellent advice!  But if you are selling your house... think again!  ......
When our house is on the market we're looking forward...we're looking ahead to our new home......  planning on where we want to place our treasured items; what will go to our new home and what we'll need to replace.

Sharon Tara of Sharon Tara Transformations in New Hampshire has written another excellent post about preparing your house for sale BEFORE you put the For Sale sign in the front yard.  Don't play the wait and see game; you can't afford to miss any viewing opportunities.  Once Realtors see your unprepared home that image will be stuck in their minds and you may not get a second chance.

Craig Snead, of Quality Home Investments in Dearborn Heights, MI,  wrote an excellent post outlining "Must do's" for the Homeowner while their house is on the market.
It's one thing for a Stager to go in, suggest to our sellers what needs to be done.. what to paint, what to move... what to edit... but it's another thing to actually live in it while it's being shown.
