One of my favorite Rainers, Valerie Zinger, a Realtor in Ottawa, wrote an excellent post about the emotions that are involved when buying a house.   Location, Price and Condition are still important, but you cannot deny the feelings or emotions that are brought to the front when a buyer enters a home.  
A certain smell might remind them of a particular pleasant time for them or hearing birds chirping or a fountain running may create a sense of serenity.  Don't forget these when you're trying to sell your house!

Sellers- have you noticed that your Buyers are Courtesy Peekers??? 
You know what I mean...  they walk through your home and PEEK into each room.  They're in and out of your house in about 10 minutes.  I call these Courtesy Peekers.  
Courtesy Peekers have a scheduled appointment to see your house.  They enter and something tells them it isn't what they want.  But out of courtesy to you the Seller and their Realtor who has taken their time to show them the house they take a quick tour of the house... only PEEKING in each room.

Realtors and Sellers- did you know that Staging your home may be tax deductible?  We all know now that Home Staging definitely does work but were you aware that in many states, the fee you pay may be considered tax deductible?  Check out the information provided by Anna Carrington of Dovian Group in Laurel, MD.

Are you aware that Staging your home may be tax deductible?  That's right, TAX DEDUCTIBLE!  It can be considered an advertising fee.  According to IRS Publication 523, which explains all tax rules that influence the seller's capital gains or losses on a primary residence.
