Vacant homes can present a challenge.  Yes, Buyers can see that the room with the oven in it is the kitchen, but what about those rooms that leave a big question mark in the buyers mind?  By staging them, this allows the buyer to see the possibilities of the room and not wander around the house still focusing on what the room's purpose is.

Most of us realize the importance of staging a vacant home.  If you say you don't need to see furniture and accessories in it count yourself among the 10% of the public who have the ability to "imagine" the room.  BUT... are you willing to take a chance on the 90% of the general population who will look at an empty room and walk away with no feeling or emotion towards the room?

Today I'll be DeStaging a condo that sold in about 5 weeks.  We talk so much about Staging a Vacant home to help get it sold but we forget that for every Staging... there is a DeStaging!
So I'd like to tell you about the Good, the Bad and the Ugh-ly of DeStaging.

Staging helped this Vacant property in the Brookside North community in Coral Springs, Florida!  Coral Springs is a city of about 129,000 in Broward County in South Florida. Single family homes account for 65% of housing; while condos make up the balance.  The residents are educated and work in professional or management careers.  Their average commute time is 30 minutes.  The median age is 42 and more than half of the households are without children.  The average list price is currently just above $400,000. The Staging Fairy struck again (please see Monday's post)!  If you read the post, I told you of the best client a Home Stager could ask for.  Well, I wanted him cloned, as did others who commented on the post. and, my wishes have come true!!  Thank you Norman Vincent Peale and the Power of Positive Thinking.

Did anyone read this article in the Washington Business Journal?  Cort Furniture has formally announced that it is launching a home staging program.  (I mentioned Warren Buffett because Berkshire Hathaway acquired Cort, which also acquired Aaron Rents )  Hey, we all have to work but I was just wondering how many of you use Cort or any other furniture rental companies for your Staging projects.  I know that many of you carry your own inventory but what do the rest of us do for furniture and accessories?

No, it's not how I'd recommend Staging a vacant house but we were all under a deadline because there was a prime Broker's Open House the next day.  Not just a weekly event, but a quarterly Parade of Homes that would attract (hopefully) all of the Realtors in the area.  My Owners/Investors worked around the clock but even then the hardwood floors were about 90% completed; the towel racks were there but not up; and one bathroom was missing its vanity.  Don't get me wrong, Jeff and Blake Miller of Water Pointe Realty did a remarkable job on a neglected property.  Take a … (8 comments)
