It feels good to be back on Active Rain. I took some time off for little vacation with my fiance and then things just got really busy. Summer time in a lake community selling Real Estate is BUSY! Its great to be back in the saddle.

Recently, I have had multiple clients inquire on some properties that were labeled waterfront. First thing is first:
What is the level (elevation) of the land? If the land is at the 700ft mark and the Lake is full at 681ft then you may only have waterfront a month out of the year.
Who owns the land underneath the water? Yes, You may own the land but someone else owns the land underneath that water.
Also take a look at the waterfront footage. How many feet are there of waterrfont?
Some building restrictions only allow a certain sqft. house and boat dock

In the LN area there were 91 Homes Listed at an average List Price $422,976.The number of pending homes was at 23 at an average List Price of $322,254Number of sold homes is 14 with an average Sold Price of $181,850The percentage of Sales Price/List Price is: 95.17%. The numbers reflect market prices and are a good indicator of how the North Shore Market is doing.

Well if your ever in Point Venture, Texas on Lake Travis, (just south of Lago Vista) you have got to try a Restaurant called "The Pier". I sometimes take my clients out there to eat after a day of house hunting. The Pier, is literally a floating restaurant and offers a great menu and bar.
If your on your boat dont worry there is a gas station, a slip to park your boat in and a gift shop.
