Every time I come on Active Rain I discover something new.  Well, that may be an exaggeration but it sometimes seems that way.
When I go to Google I often discover the same thing.  It is always a work in progress.  Change after change and almost all for the better.  Today I clicked on the Labs tab under Gmail Settings and found several new features.  One that I know I will be using is the Undo Send.

The Commonwealth of Virginia has a top-rated state park system.  Without a doubt it is one of the best in the country.  In 2001 the National Sporting Good Association's Sports Foundation Inc.  it the ppresented it with their presigious gold medal and state park award as the #1 state park system.
However, the budget to support Virginia's state parks ranks low among the 50 states.  It is amazing what can be done with the help of volunteers. 
Lake Anna State Park has a very active group of volunteers that supplement the tremendous job the park staff is doing.  In another post I will provide additional information on this … (4 comments)

I was so impressed with #9...please take a look even if you do not have time to read the whole post. I was struck by Rich's talent.  I had no idea that he was so creative and thought that you would be as surprised and impressed as I was.  I love his use of color and the hues he uses. Short Sale Lender Retains Right To VOID The Sale AFTER The Sale!! - 03/21/09 03:36 PM
I was so surprised when I saw the title of Martha's post that I knew I had to read it.  I am very thankful that I did.
In my comment I told Martha that I am in the middle of a short sale right now and was going to print her post out and put it in my transaction file.  I want it there as a reminder when we get to settlement.
Another reason we need to be very vigilant in these unpredictable times.

Would You Be Deceived? - 03/20/09 07:25 PM
I have a newer listing that is really a neat waterfront house. However, if there was ever one that deceived this is the one.  When you look at this picture (and when you see the house from the road) two things may come to mind. 
The house looks fairly small, not exactly what one would necessarily imagine for $950,000 (and worth every penny of it) as this is at Lake Anna, VA not somewhere in Hawaii. The house also lacks enough curb appeal for that price range. It doesn't have the look that will sweep you off your feet.  (Open the front door and that's … (38 comments)

Huntsville Alabama is growing rapidly, and I am continually working with Relo buyers.  As we all know, working with Relo clients is very rewarding, and typically also VERY time consuming.   Don't get me wrong, I love working with my Relo buyers but there had to be a better way.

Why Split the Difference? - 03/18/09 05:04 PM
Since I started in real estate back in 1986, there's been this prevailing view that when negotiating price you split the difference.
Buyers and Sellers are not the only ones that seem to be buying into this.  Many REALTORS do also.  I cannot tell you the number of times, while negotiating, this comes up.  If so and so offers such and such we'll split the difference and go to such and such.  The other party than says:  If so and so offered such and such we'll split the difference and offer such and such.
