HVCC effective May 1st. How Realtors can make a difference right NOW! - 03/31/09 07:44 PM
Now, as much as ever, appraisals are vital to the success of a transaction. It is in the interest of all parties to have accurate appraisals. The following was news to me and important news at that. All of us, especially those selling/listing specialized properties such as waterfront, should be aware of how we can help determine the qualifications of appraisers used in our transactions. HVCC stands for Home Valuation Code of Conduct Please take the time to read Mary Thompson's post and especially the paragraph that can serve as an example of what to include in your contract. This looks like something we (3 comments)

Google Resembles Active Rain or... Does Active Rain Resembles Google - 03/23/09 07:29 AM
Every time I come on Active Rain I discover something new. Well, that may be an exaggeration but it sometimes seems that way. When I go to Google I often discover the same thing. It is always a work in progress. Change after change and almost all for the better. Today I clicked on the Labs tab under Gmail Settings and found several new features. One that I know I will be using is the Undo Send. Have you ever written an e-mail, hit send, and then immediately think of something you would like to express differently or something else you would (19 comments)
The Pride of Virginia - 03/22/09 02:10 PM
The Commonwealth of Virginia has a top-rated state park system. Without a doubt it is one of the best in the country. In 2001 the National Sporting Good Association's Sports Foundation Inc. it the ppresented it with their presigious gold medal and state park award as the #1 state park system. However, the budget to support Virginia's state parks ranks low among the 50 states. It is amazing what can be done with the help of volunteers. Lake Anna State Park has a very active group of volunteers that supplement the tremendous job the park staff is doing. In another post I will provide additional information on this (4 comments)
Say It With Pictures - 03/22/09 11:26 AM
I was so impressed with #9...please take a look even if you do not have time to read the whole post. I was struck by Rich's talent. I had no idea that he was so creative and thought that you would be as surprised and impressed as I was. I love his use of color and the hues he uses. Please take a minute to see what I saw.

Re-blogged by 0 agents Well, my good friends Rich Dansereau, Carol Smith, and Pat Kennedy decided that I should be a victim participant in this new blog craze that is sweeping ActiveRain. 1. Simply type all the Questions below and answer them with a picture. Then...2. Tag 5 people and spread the love out. That is it. Sounds easy doesn't it. Here goes:1) Age at my next birthday: And the next one, and the next one, and the

Short Sale Lender Retains Right To VOID The Sale AFTER The Sale!! - 03/21/09 03:36 PM
I was so surprised when I saw the title of Martha's post that I knew I had to read it. I am very thankful that I did. In my comment I told Martha that I am in the middle of a short sale right now and was going to print her post out and put it in my transaction file. I want it there as a reminder when we get to settlement. Another reason we need to be very vigilant in these unpredictable times. Would You Be Deceived? - 03/20/09 07:25 PM
I have a newer listing that is really a neat waterfront house. However, if there was ever one that deceived this is the one. When you look at this picture (and when you see the house from the road) two things may come to mind. The house looks fairly small, not exactly what one would necessarily imagine for $950,000 (and worth every penny of it) as this is at Lake Anna, VA not somewhere in Hawaii. The house also lacks enough curb appeal for that price range. It doesn't have the look that will sweep you off your feet. (Open the front door and that's (38 comments)
Rolling out the Red Carpet Service! Why didn't I think of this sooner? - 03/18/09 09:40 PM
Here is a surefire way to win the hearts and minds of your buyers. Who could resist an agent this thoughtful? Please let Elizabeth know what you think of her idea. Via Elizabeth Ramsey Cooper-Golden (Remax Huntsville/Madison Alabama): Huntsville Alabama is growing rapidly, and I am continually working with Relo buyers. As we all know, working with Relo clients is very rewarding, and typically also VERY time consuming. Don't get me wrong, I love working with my Relo buyers but there had to be a better way. Huntsville has the definite "sprawl" and I can easily drive clients around for hours and not see all (0 comments)
Why Split the Difference? - 03/18/09 05:04 PM
Since I started in real estate back in 1986, there's been this prevailing view that when negotiating price you split the difference. Buyers and Sellers are not the only ones that seem to be buying into this. Many REALTORS do also. I cannot tell you the number of times, while negotiating, this comes up. If so and so offers such and such we'll split the difference and go to such and such. The other party than says: If so and so offered such and such we'll split the difference and offer such and such. Please raise your hand up high if you have been party to such (10 comments)

I am reblogging this for two reasons: Brad asked us to, and I would like each and every one of you to read comment #46 on Mirela's original post. Thanks, Kate Via Mirela Monte, Your Myrtle Beach Real Estate Connection: Ok, so he claimed to go to Tahiti, but the man has no intention of taking a vacation. Brad, we love you!
