The photos below depict the general flyer that I provide for the exterior of the homes I have listed. As this one has been rented for a number of years I have not included a letter from the owners which shares their feelings about their home. That letter might cover what attracted them to the home in the first place, things they did to enhance it, why they selected Lake Anna, etc.
The home that is the subject of this flyer has gone through a huge transformation. It has been renovated from top to bottom including the interior completely painted, new (10 comments)

I am constantly reminded of how important our yard signs are in my area. We are a smaller community around Lake Anna and often I have people, some I know and some when I meet them for the first time, tell me how often they see my signs around the lake. Yard signs are still gold in my neighborhood. Recently I had some new signs made. Completely new design and I picked them up but have not had a chance to drive around changing out my signs. I'm having second thoughts about them. I'm not as excited about them as I (18 comments)
There is very little, if anything, that I can add to Lola's post. She reminds us of the good that we can do for others. Now if you are a subscriber to Loreena and have read many of her posts as I have you will realize what an organized, competent professional she is. In that post Loreena told us how she was searching for her sanity. Sound familiar? Have you been there? There sure have been times I was. That's right, it is very unfortunate but because of that I am unable to tell you, with absolute certainty, some very important things as much as I would like to. One ratified contract...two hugs. That was exactly what I received today. I have a listing that has been on the market for some time. I am the third agent to have the listing. Although the house is very nice it was priced too high when it first came on the market. Those things happen, especially when this one was first listed in May 2007. I showed it more than once prior to getting the listing because I really like the house. I was happy when I received a call from the owner asking to meet with me. We met and completed a listing agreement. (15 comments)

LAKE ANNA Water Access Homes SOLD 1st Qtr. 2011. There were 15 water access homes sold during the first quarter of 2011. During this same period in 2010, eight homes sold almost half the number sold this year. That certainly is a good sign and will hopefully continue into the second quarter and beyond. Water access homes, which are off water homes within a Lake Anna subdivision, have access to the lake through a common area in that particular subdivision. Each lake community has its own common area located on a waterfront lot. If the subdivision has only waterfront properties it probably has only a ramp (2 comments)

Lake Anna, VA market report...waterfront homes sold 1st qtr. 2011. During the first quarter of 2011, twelve waterfront homes sold. This compares with a total of 13 waterfront homes during the same period in 2010. It will be interesting to see if there is an increase or not in sales as the year progresses. With interest rates still low and the economy slightly better than it was last year there is a good chance that we may see increased activity. The public is invited to attend a meeting to be held by the Virginia Department of Conservation and Recreation at the Dominion Resource Building at 1022 Haley Drive off Kentucky Springs Road (Rt. 652) Mineral, VA. The purpose of the meeting is to discuss plans for Lake Anna State Park. The management plan for the park is being updated and the public is encouraged to attend this meeting and to offer suggestions.

Words of wisdom...what more can I say. There are good reasons and not so good reasons to select the real estate agent you work with and Judi has articulated them very well. If an agent is well prepared to market a property effectively the property should sell provided the seller is open to advice on a proper listing price. Step inside Lake Anna's Food Lion and take a good look. I must admit I was pleasantly surprised when I saw how nice it looked. It has very nice displays and is so clean and neat. What a great addition to our lake living.
If you've had a chance to shop the scenes will be familiar to you and if you haven't as yet, be sure to take a look first chance you get. Hope you can. It is really a treat. I have more photos to share at another time. Meanwhile if you'd like to see more posts (4 comments)

While reading an interesting, featured post by Norma Toring on why losing out on a listing is not always such a bad thing, I made a comment that led me to write this post. When I wrote: "It is also an opportunity to see if there is something new you can bring to your listing presentation or perhaps to eliminate or change something. We need to keep things fresh and a new listing appointment is an opportunity to do just that." it made me realize, once again, how we must be sure to rethink some of the things that we do over and over again, (6 comments)
