Is Lake Anna's real estate market hot yet? Depends on who you ask so what I'll try to do is give you a picture of what it looks like at the moment. By that I mean I will let you know how many waterfront homes are currently under contract, how many are active, and how many have sold since the beginning of the year.

Who would have known that I'd love real estate this much. I certainly did not! Yes I knew I would find it interesing but little did I know that it would be so much more. Fredericksburg, VA has the beauty and charm of a small American town. One of the reasons is that it is an old town filled with homes that look as though they should be on postcards or calendars. 2008 - During the past year we saw a slow down in the real estate market across the board. There were 50 Lake Anna waterfront homes sold between January 1, 2008 and December 31, 2008. The least expensive home was located at 200 Lakeview in Aspen Hill Subdivision. This home was initially priced at $444,900. Then it was reduced to $424,900 and finally to $174,900. It sold after 356 days on the market for $179,900. The remarks in the listing state that the home was priced according to the apparent condition and was being sold as is. Below are the waterfront homes that are currently under contract or settled between May 1, 2008 - June 30, 2008. As you can see, a number of homes were reduced prior to receiving contracts. What do you do when you receive a call from a potential client and they ask you how the real estate market is? Recently I had such a call from a lot owner here at Lake Anna. I told him the truth.* I told him few lots are selling especially non-waterfront, what we call access lots. (We are selling a good number of homes on access lots.)
