real estate: Something Was Calling Me Down to the Dock - 05/11/12 06:27 PM
Something was calling me down to the dock.  I'm going to share a photo and perhaps you'll be able to quess what.

Come on Down!
It really didn't take much coaxing.  Today was another gorgeous day here at Lake Anna and what better way to enjoy it than simply relaxing down on the dock.  With a little encouragement from my granddaughter, Sean, I was more than ready to take it easy and enjoy the sunshine and beautiful breeze this afternoon.
Selling real estate at Lake Anna means that I share with others how wonderful life is here.  I sometimes have … (10 comments)

real estate: Lucky Me...Living at Lake Anna Next to a Beautiful Garden - 05/02/12 06:23 PM
Often when I give directions to our home I make reference to my neighbors garden next door.  They also live on the water and have chosen to garden up towards the road where the area is more open with less trees.  It apparently is the perfect spot for this purpose.  Ever since our neighbors moved down to Lake Anna to live here full time they have produced the most amazing display of flowers.
For a good part of the year I can tell folks that we are the driveway right after the property with the wonderful garden.  It doesn't surprise … (3 comments)

real estate: Living is Good in The Waters at Lake Anna - 05/02/12 01:45 PM
Living is good in The Waters at Lake Anna.  Located on the private side of Lake Anna, The Waters as it is commonly referred to, is the first subdivision at the lake to have a community pool and club house.  These amenities, along with the tennis courts, walking trails, and soccer field, make this a very popular spot for buyers.
The entrance to The Waters is on Kentucky Springs Road (Route 652) and is recognizable by its white rail fence and signage.   With land encompassing both sides of Kentucky Springs Road, The Waters is one of the largest subdivisions on Lake … (2 comments)

real estate: LAKE ANNA IS ENJOYING SPRING...HOW ABOUT YOU? - 04/14/12 08:32 PM
Lake Anna is enjoying spring...how about you?  Not only is the lake sparkling so are the folks I see having a good time fishing and boating.  A bit early for swimming but before we kow it the waters will beckon and in we'll go.
Spring arrived about three weeks earlier this year.  We can tell by the blossoming of the azaleas and all of the other flowing shrubs and trees a well as the srpng flowers that have popped up all over the place for weeks now.
Although Lake Anna has its appeal all year round there are some seasons that … (3 comments)

real estate: Fredericksburg, VA Has the Beatuy and Charm of a Small American Town - 01/07/12 11:20 PM
Fredericksburg, VA has the beauty and charm of a small American town.  One of the reasons is that it is an old town filled with homes that look as though they should be on postcards or calendars.  Fredericksburg's history is long and filled with interesting events.   When you stroll up and down some of the street within this small town you can see sites that have been seen by generation after generation of residents.

When I think of small towns along the east coast this is part of the vision that I conjour up.  Fredericksburg fits the bill perfectly.  It … (3 comments)

real estate: Can I Buy Again? After A Short Sale? When? - 01/06/12 04:59 PM
There's not a great deal of good news for homeowners of short sales but there is some at least for a good number of them.  Losing their home in a short sales leaves many wondering what their home buying chances are in the future.  This will give them some idea.
This may not be true for all but for those that will qualify it provides a glimmer of hope.  Be sure to check with a knowledgeable, professional lender.

real estate: WINTER BUYERS ARE ALMOST ALWAYS SERIOUS BUYERS AT LAKE ANNA - 01/04/12 10:24 PM
Winter "buyers" are almost always SERIOUS BUYERS.  Most buyers that are out looking at properties at Lakek Anna during the winter months and especially during the holidays are usually goal oriented.  They are looking at the calendar and realize that if they begin looking now they will have a very good chance of finding something well before the recreational season begins.  By recreational I'm talking specifically about the water oriented activities. Many of the other activities can be done year round or almost year round.
There are many times buyers' thoughts turn to warm weather and having fun even in the midst of winter.

real estate: YOU DON'T KNOW WHEN A POST ON ACTIVE RAIN WILL RESULT IN A COMMISSION...BUT IT NEVER WILL IF YOU DON'T BLOG! - 01/03/12 10:39 PM
You never know when your post on Active Rain will result in a commission...but it NEVER WILL if you don't blog!  It's as easy as that.  I was reading a "Success Story" post by Ava Anderson who had stopped blogging on Active Rain when out of the blue she was contacted by a purchaser because of her Active Rain blog.  When that contact turned into a commission check Ava became a believer.
There are probably many others that wavered in their confidence that blogging was going to benefit their business.  However, if they stick with it long enough, and write the … (49 comments)

real estate: WHAT MAKES YOU THINK REALTORS® ARE BETTER THAN USED CAR SALESPEOPLE? - 12/18/11 08:52 PM
What makes you think REALTORS® are better than used car salespeople?  Seriously, I am getting sick and tired of so many people feeling superior to used car salespeople.  Since when is there an entity determining a hierarchy of job positions that has declared this to be true?  Why do some people feel the need to look down on a class of people (or in this instance a type of work) to make themselves appear "better'?
Some agents attempt to compare themselves with doctors and lawyers (notice they don't use beauticians or tutors or dental hygenists or any number of other professions) … (85 comments)

real estate: THE TRUTH DOESN'T ALWAYS PAY...The One That Got Away - 12/05/11 07:01 AM
THE TRUTH DOESN'T ALWAYS PAY.  I have found this to be true especially during this tough real estate market.  It was always true to some extent but a depreciating market increased the number of times I was reminded of this.
One of the backbones of many Realtors business is having a number of listings.  This is something I've heard this told many times during my two decades as an agent.  Unless you are going to work strictly as a Buyer Agent you will no doubt find truth in this statement.
Like many agents I am always interested in good listings.  Good … (10 comments)

real estate: How Do You Think Your Current (and Future) Clients Might Feel About Your 80/20 Plan? - 11/30/11 08:54 PM
I'm hoping you will find the following post as provocative as I did.  That goes for the comments too.  I can't imagine anyone devoting 80% of their time trying to drum up business unless they are just starting out and do not have more than one or two clients.
The aspects of the business that I like the most are the things that I can do directly with or for my clients.  I like getting to know buyers and finding the right spot for them.  I like planning and executing the marketing for listings.  Prospecting for new buyers is important and … (1 comments)

real estate: One Size Does Not Fit All - 11/30/11 08:31 PM

real estate: LAKE ANNA HOME SALES - MAIN and PRIVATE SIDES - August, September, and October 2011 - 11/30/11 05:36 PM
Lake Anna is made up of two parts, the main lake which has pubic access by way of several marinas and Lake Anna State Park and the private side.  The private side is made up of three lagoons connected by channels but separated from the main lake by three dikes.  Boat traffic cannot pass from one side of the lake to the other.  Both sides have their benefits and most people are very happy with the side where their property is located.  Both sides are popular.  The main lake is larger, with over 9,400 surface acres of water while the private … (1 comments)
