According to the latest Lake Havasu City Stats report from the Lake Havasu Association of REALTOR®, home sales were up again in July 2009 compared to the same time last year. This continues the upward trend that began late last year. Residential home sales in Lake Havasu City were up 42.8% (140 units in July 2009 vs 98 units in July 2008), vacant land sales were up 33.3% (12 units sold in July 2009 vs 9 units in July 2008) and multi-family homes were up 150% (5 units sold in July 2009 vs 2 in July 2008). Recently, the Arizona Dept of Education released their ratings for schools in the state and Lake Havasu students received high marks. For the 5th month in a row, sales of single-family homes in Lake Havasu City have increased from the same time period last year. According to the Lake Havasu City Association of Reators®, there was a 25% increase in homes sold in January 2009 from homes sold in January 2008 (87 vs 65). Vacant land and multi-family units remained pretty close. Prices have decreased approximately 30% since January 2008 as well. Partnered with lower interest rates, these lower prices have allowed more people to purchase a Lake Havasu City home. It's easy to get mired in the gloom and doom of the economical news lately, but the fact is that homes are continuing to sell in Lake Havasu City. Per sales numbers released by Lake Havasu's Association of Realtors, December 2008 sales were up by 40% from December 2007. It appears that the Lake Havasu real estate market is beginning to stabilize and may even be experiencing a turnaround. Home sales have been up since January of this year. They have leveled off in the last four months, but have remained consistent. Lake Havasu listings are down 20% since September 2007. This reduction in inventory means that more homes are selling. The latest statistics for the Lake Havasu real estate market show that single-family home sales in Lake Havasu were up 27% in September from September 2007 (87 single-family homes sold in September 2008 vs 59 in September 2007). However, year-to-date numbers for September 2008 were down 9% from the same time last year (869 year-to-date in 2008 vs 952 year-to-date in 2007). The average sales price has gone down from $262,663 in September 2007 to $240,509 in September 2008. The Women's Council of Realtors used the premiere of the "Sex and the City" movie to raise money for the Mohave Community College for Kids program on Thursday, May 29th. Approximately 255 tickets were sold for this event that started with cosmos, a fashion show and hors d'ouevres at the Style Nightclub and ended with a walk to Movies Havasu to watch what many call the ultimate chick flick. What a fun way to help fund a fantastic program! Way to go, girls!
