lake livingston homes: How to rescue a squirrel... - 10/18/09 07:11 AM
One of my favorite things on Sunday is having the time to surf Active Rain and say hello to my friends. I love reading all the diverse topics and being able to view the world from others' perspectives! I learn, I laugh and I love getting to know so many different people and personalities. Just opening the dashboard is a wealth of information and so much better than the Houston Chronicle even though you don't give out coupons! Ha!
I just read Michael Thornton's Feature "FIREPLACES-HIDDEN DANGER" and it now brings me to the topic of this post....
SQUIRRELS.

lake livingston homes: Do You Speak Real Estate "SIGN" Language? - 10/17/09 10:30 AM
Do You Speak Real Estate "SIGN" Language? And, no I don't mean like this...
No, no.
I mean really...
Do you speak Real Estate sign language??
I find this to be one of my weaknesses in this busy crazy business we are in.
I was thinking about it today though and I am personally committing to better myself for my business and my client's sake.
The kind of sign language I'm talking about is of course our Real Estate signs.
I really believe that we can increase our business just by becoming more diligent with our signage. When you place your … (118 comments)

lake livingston homes: WHY RAISE THE CEILING IN A NEGOTIATION? - 10/16/09 11:10 AM
When assisting "potential clients" or "clients" do you qualify "CEILING PRICE"? If they tell you their top dollar is $400,000 Shouldn't you GO ONE STEP FURTHER FOR THE GOOD OF THE CLIENT?
What is that one step???
Think about it.
LIFE IS A NEGOTIATION ANY DIRECTION WE TURN.
Not just with our clients but in everyday structure.
PERIOD. IT JUST IS.
In this day of the current economy...we MUST KNOW THERE IS ROOM FOR NEGOTIATION!!!
If they qualify for $400,000 then why not try $401,000 to $425,000?
One of our main purposes of being a Realtor is to handle the … (11 comments)

lake livingston homes: How "NOT" to sell Real Estate~ - 10/13/09 12:33 PM
It's been a long and hot summer. I am pleased with the production and the happy homeowners I have placed and moved. Although, I do remember one day's showings in particular though and now have to "giggle" just a bit.
With a shrug and a sigh and an "oh, well...I'll try again" attitude.
Lake Livingston is a huge MARKET area.  My lake is 88.000 surface acres of water in 4 (four) counties. It's big. Like Texas....it's big. Huge that is. An average showing will log over 100 miles with no problem.
Even though I am a seasoned Realtor and have driven … (73 comments)

lake livingston homes: Is Qualifying the same today? No Way!!!!!! - 10/06/09 04:48 PM
We have all been taught to pre-qualify our clients before wasting their time and ours looking for a house they can not buy.
Are you still doing that?
Do you realize just how much the qualifications have changed?
Geez. I remember not more than two years ago the lenders were touting that with a 700 credit score there would be "NO DOC'S" involved with this credit score....
Do you realize that the person that could buy whatever they wanted two years ago can not buy a tent today?
It's true. Including many of us Realtors. If you are a "STATED INCOME" BUYER, … (15 comments)

lake livingston homes: Hi...I'm an Acronym. KISS - 09/18/09 12:02 PM
Hi, I'm an Acronym...get it? No, they won't get it. Think this through and learn to speekie da English.
Sure, it's impressive to see all your designations next to your name. Sure, you put a lot of work into getting through those courses to attain a "certified" status....
BUT,
My question is:  How many "consumers" give a rats behind?
I've been noticing many of my competitors web sites and their personal introduction. If I were a consumer I wouldn't have a clue what you were talking about and would move on to someone else that actually "talks" to me.
Hi! I'm … (18 comments)

lake livingston homes: CLIENT AND A FRIEND~AR REFERRAL~ALL GOOD THINGS! - 06/30/09 02:52 AM
There have been moments that I have wondered, "why on earth am I pounding this keyboard???"
When I first joined Active Rain I felt like the tiniest little droplet of water in a huge field after a deluge. "How can I make a difference here and a difference in my business amongst all these amazing writers?"
My posts began showing up on Google right off the bat. It didn't matter how many posts I wrote or didn't write. A few months later I began receiving referrals and my cold feet warmed up like butter in a hot pan.
About three months … (25 comments)

lake livingston homes: It's a FLASHBACK! - 06/24/09 06:25 AM
Well, okay. So now to the new less than perfect economy, falling equity, restrictive real estate Lending Criteria, rising unemployment, and high gas prices we must deal with the threat of a missile.
FLASHBACK...THE BAY OF PIGS.
Yes, of course I was very very young but I remember the fear as if it were yesterday. We could be playing in the front yard of our modest neighborhood and a siren would sound. This was a practice run in case we were being bombed. I was required to run into the house and crawl under my bed.
The threat was so real … (11 comments)

lake livingston homes: BRANDING...Two All Beef Patties, Special Sauce, Lettuce, Cheese, Pickles, Onions, On a Sesame Seed Bun! What Can We Learn From McDonalds? And take a look at how much more meat there was back then!!!!!!!!!! - 06/23/09 03:42 PM
It is said that today's two year olds have a pre-concieved idea that McDonalds packaged foods are so much better than the same food given to them in a plain white package. What does this mean? It means that McDonald's have made the major breakthrough of inundating our airwaves, print, Internet Ads, and signage and presence better than anyone else! How can we learn from this? By persistance. We must choose our BRANDING AND STICK WITH IT. If we continue to change and vascillate from our original point then now one will get the point! Two All Beef Patties, Special Sauce, … (7 comments)

lake livingston homes: Are You Walking A Tight Rope? - 06/20/09 06:42 AM
The Real Estate business is definitely changing.
When you're searching your MLS have you noticed that the compensation split is being lowered too many times? Obviously there can be no price fixing...so we're all free to sell homes at whatever rate we choose. Right?
My question is...
"Why are we lowering the rates?"
For heavens sake it's more difficult to sell a house today than we've ever known it to be! It's more difficult to find qualified buyers. It's more difficult to attain financing. It's more difficult to remain within the guidelines of our FNMA/FHA/VA sources and here we are LOWERING THE … (6 comments)

lake livingston homes: GREAT SHOWING? Beware of the neighbors! - 06/18/09 06:04 AM
You know, I'm certain each one of us Realtors has a bag full of stories about GREAT SHOWINGS GOING BAD BECAUSE OF THE NEIGHBORS...don't we?
Most of us have neighbors. How many times have you had a next door neighbor approach you during a showing to give you their two cents?
How many times have they actually helped?
In the beginning of the summer I had a very interested party in a Waterfront listing and a strong second showing. Sitting right on the water was a second lot that was included with the sale of the home. We were walking the … (8 comments)

lake livingston homes: What's Water Got To Do With It? - 06/18/09 05:18 AM
EVERYTHING...that's what. Real Estate has been built by the water from the beginning of time. Water is our life blood and has many magical powers. It feeds our bodies with the very substance that supports us. Water cleanses us after a long day. Water supports life that feeds us. Water calms us by its very nature.
WE ALL WANT TO LIVE BY THE WATER!
In this new and tangled economy we are working with there are only a few guarantees. We must have a home. And, if we purchase by the water it will continue to hold a strong value in ANY ECONOMY.

lake livingston homes: The Tortoise and The Hare~ - 06/17/09 03:47 PM
Sure we all have a race to run each day we arise into the world of Real Estate. But, what is it that is really going to make us stand apart from the rest?
Our persistence. We don't have to run faster than anyone else...
Our sincerity. We need to PROVE we mean what we say. And, stick to it.
Our ability to look out for the other person first...not our pocketbooks.
Our need to abide by our National Ethics that give us Pride in our Profession.
We MUST be able to step aside and allow another to take the paycheck … (4 comments)

lake livingston homes: Our fish are dying....it's the heat. - 06/17/09 03:21 PM
Our fish are dying! Yep, they really are. In the smaller bodies of Texas the fish are dying because of the heat. From what I understand, the waters in the smaller bodies turn over when there is not enough oxygen to support the life on the bottom. This in turn kills the fish in the main body of water by suffocating them.
If you have a smaller pond or lake or body of water that is temporarily drying up ... take heed. You should feed the waters with fresh water and a means of circulation to save the fish.
If you … (1 comments)

lake livingston homes: 3-6-9 A Goose Drank Wine, A Monkey Chewed Tobacco... - 06/17/09 03:04 PM
Remember the old song that made absolutely NO sense?
3-6-9, A Goose Drank Wine,
A Monkey Chewed Tobacco On A Street Car Line,
The Line Broke,
The Monkey Got Choked,
They All Rowed To Heaven In A Little Row Boat,
"Clap-Clap?"
Yeah, I do too...why did we do that?
What does this mean?

lake livingston homes: Reflection and Real Estate~Who We Are in Black and White - 06/15/09 09:33 AM

I was reflecting on past comments from my favorite people on Active Rain. I came across this one and decided to re-post. In the last year we have lost several of our favorite Rainers. Reflecting on their memories gives me joy.
Have you ever thought about just how powerful the word REFLECTION is?

"I do wish I could have done many things differently but at least today is the day I can REFLECT ON in the future...."...Deb

We can look into a mirror and see exactly how the world sees us. But, there's so much more to the word...

lake livingston homes: Paging For Staging! I Need a Stager NOW! - 05/27/09 06:28 AM
Yep, I am! Staging is new to me...being that I sell Real Estate in an extremely rural area but I sure do need one ~ NOW! As far as I understand there are none here locally and I need Active Rain's help and yours!
I have a WATERFRONT LISTING that is in dire need of staging. My sellers have agreed to do this if the price is right...my great idea, but now I need help! I know nothing of this.
The property is massive with many buildings, one main house and a guest house. It has extras such as a concrete … (15 comments)
