Springtime blues

The weather in Western KY has a hard time deciding on spring, summer, or somewhere in between. We have had temps in the mid 80's all the way down to low 30's in just the last 3 weeks. With Trigg County being a tourist town, this seems to have decreased the amount of customer traffic, as well as the usual number of people wanting to look at property. It is either raining, or too cold to go look at property. I look for the weather to eventually break and then the flood gates to open. Soon the prospective buyers will be out and about looking for their new homes. I hope to be ready.

Importance of an E-pro

As I am finishing up my e-pro certification, I think I found the major importance of this designation. I already knew the majority of the information that we have covered. There is no major technical information provided, just generalities pertaining to your email, website and overall web presence. However, what it has done for me is to emphasize the importance of keeping up with technology, and understand the evolution of the Real Estate industry. One of my favorite books is "Who moved my cheese". (I highly recommend this book, if you read it, let me know how you liked it). This book also emphasizes the importance of changing with the times to keep your business thriving. There will be many currently successful agents, who because of the lack of web presence and technology inadequacies, will find themselves struggling to create the same amount of income as they are used to. Don't be one of these agents. Always continue to learn, and work on those things that you are lacking in. It doesn't take an e-pro designation to learn these things. Just a little time and effort put towards learning how the Internet can help you.

Sales up in Trigg COunty Compared to 1st qtr '07

I have been doing some research on the residential home sales in our county and found some interesting results. These numbers compare Jan 1-Mar 31 2007 (1st qtr) to Jan 1-Mar 31, 2008. Here is what I found.

Avg Sales price	$ 130,297.00	$ 124,033.00
Avg Days on market	190	193

As you can see, the number of listings actually went up, as well as the # of sold units. The percentage of Units listed to units sold dropped slightly from 68% to 67%, but that is a nominal difference. The avg sales price dropped 5%. These numbers are taken from our regional MLS, and do not count FSBO, or listings withdrawn. However as you can see, our market has not been effected as greatly by the economy as some of our larger cities.

Some of you that have read my blogs may have notice my name "Buggs". I have had several comments this, so I thought I would Just let everybody here the story. The name is actually one I have had since I was only 3 days old. I had an older sister that called me Buggs when I was brought home from the hospital, and it kind of stuck. We live in a small town, and everybody knows me by Buggs. So even though I do get some strange looks from out of town buyers, they never forget my name, and the locals think nothing of it. I guess thats what happens when you have older siblings.

Market in KY

The real estate market in Western KY has been effected by the downturn in the economy, but we have not been hard hit as some of the surrounding states. We have a few foreclosures in the area, but it hasn't been a devastating blow. We are still moving houses, and especially land and acreage. Our economy doesn't soar too high when the national economy takes off, but we don't fall when it slows down either. I hope that trend continues. If it slows down much, I guess I'll just put a sign on the door that says "Gone Fishin' "
