Lake Sinclair- Come home to Lake Sinclair, it's beautiful here. - 03/27/09 12:39 PM
Isn't this view just lovely.  It's from the terrace level of a home on the market on Lake Sinclair.
The price is just $269,900.
It's site built, Two bedrooms and 1 full bath and 1 half bath.  It also has an unfinished basement with inside staircase if you need additional room.
The yard is charming.  There's a huge fig tree.  And it has a bumper crop every year.  I know, the owner has given me figs for a few years and they make fantastic preserves.  (I could get you the recipe)
There's also a court yard on the street side and … (6 comments)

I notice the date... and I need to have a good cry. - 03/26/09 04:24 PM
I wish I could pick up the phone and call Christopher, but instead I just have to ask God to give him his happy birthday message.
Christopher was my dear little cousin.  He was born March 26, 1979.  I had just turned 14, so I was the perfect age for baby sitting.  After all, his mom, my Aunt Marie, had been my babysitter for years.  Christopher was a beautiful baby.  He died a couple of months before he turned 17.  It was a tragic accident.
I thought about making this post members only, but I have a message.

Who got us into this mess and who can get us out? - 03/21/09 02:34 PM
Obviously in business I usually keep my political opinions to myself, as not to offend anyone.  But folks, can't do it anymore.  And while I'm not putting down any political party, because I am SURE, none of those folks in Washington DC are using any common sense, I am urging YOU to write to your officials in Washington.  They keep telling us what is best for America.  Lets tell them.  After all, WE THE PEOPLE, are America.

I've seen poll after poll floating around the Internet about who do you think got us into this mess?
1. The government

Putnam County has 3rd- lowest combined mill rate in Georgia - 03/20/09 04:04 PM
Putnam County- combined 14.15 mills of property tax for school and country operations came in at 3rd lowest in the state.  Only 14 counties in the state have a millage rate lower than 20 mills.
This is good news for a rural area.  The fact that we have Georgia Power, Horton Homes and high value resort communities boost our tax digest.
Our millage rate includes fire protection, library supplement and a hospital subsidy that some counties break out and tax separately.
So if you are looking for property on Lake Sinclair consider the taxes.  Three counties border Lake Sinclair
1- Putnam- 14.15 … (1 comments)

If you look closely you can feel the love. - 03/18/09 04:22 PM
For those of you who read my posts you understand that family is the most important part of my life.  My parents who have been married for 45 years are two of the best people I know.  They taught me right from wrong, raised me in this wonderful small town that I love and have continued to support me through all the ups and downs I've had in my life.  Yesterday was my birthday and my parents took Donald and I out to dinner and gave me a beautiful gift.  It's something I will treasure for every single day for the … (32 comments)

A little light can go a long way to making a buyer feel "at home" - 03/17/09 03:22 PM
Your house is on the market and you get that phone call and an agent is on their way over with clients.  You  just have a few minutes before you need to leave, what is one of the most important things you can do before you leave?  Turn on the lights.  There are lots of important things on my "take our advice" list.  You must keep a tidy home when it's on the market, no dirty dishes left in the sink, no smelly socks left on the bedroom floor, DO NOT smoke inside the home.  But even when you are doing … (6 comments)

My huband found his real estate broker on the internet! (Part I) - 03/13/09 11:29 AM
Recently David Phelps asked a question on his post.   He wanted to know if a special book on self-improvement that changed your life, which book it was.  I answered, but the book I listed had NOTHING to do with self improvement.  But it did change my life.  And some day when I'm older I think I'm going to borrow an idea from Nancy Reagan and share all of my letters from Donald.
But for now... I'm just going to share a little.
On the first day of fall in 1998 I was working with a web designer in Huntington Beach California on my … (20 comments)

What do you mean where is the title to my house? and it looks like a car title? - 03/12/09 07:13 PM
If you are selling a manufactured home in the state of Georgia, there are now specific laws in place on how to handle the DMV title to your manufactured home.  These laws have been in place since 2002, but some purchases made since that time were not handled properly.  MANY transactions closed without transfer of title prior to 2002.
I had a recent experience where my seller owned a manufactured doublewide on Lake Sinclair and what the title search uncovered was shocking.  One half of the doublewide was in the name of owner # 1 of property, one half was in … (4 comments)

Do you want to list your house? or Do you want to sell your house? - 03/11/09 02:30 PM
To sell your house or not sell your house, that is the question. If you want or need to sell your home and are interviewing agents there are a couple of important things you should consider.Property pricing is key.  If the house around the corner or down the street on the market for $X isn't selling, then you likely do not want to even consider it as a listing comparable.  It may not be selling because it's listed for more than the market will bring right now. What is a CMA?  A comparison market analysis. If an agent has prepared a CMA for you, … (7 comments)

Price it right and we will get the job done! - 03/10/09 10:26 AM
On January 7, 2009 we got a lead via our website from a prospect seller.  This seller lives in California, for the sake of this post I'll call him Jim.
Jim typed into a form that said he had a Lake Sinclair property he needed to sell.  Nancy Ewing was the on duty agent at Lane Realty that day, so the lead got put into her hands.
Jim had kindly included his phone number so instead of emailing him, Nancy picked up the phone and called.  She got voice mail, so she also followed up with an email.
In a matter … (2 comments)

Think there is nothing to do in the rural community of Putnam County? - 03/03/09 02:01 PM
Well think again!  There is plenty going on in Putnam County.
Here are just a few of the things that will be happening this spring:
The 50th Annual Dairy Festival. The day will start off the The Torture Trail 10K and 1 mile Fun Run followed by the parade and an afternoon filled with food and arts and crafts.  There is also going to be entertainment on the court house square.  This will all be happening on June 6th.  Always the first Saturday in June.
Lake Sinclair is always open for swimming, fishing, boating and camping.  Nothing is more relaxing than … (8 comments)

Georgia's Winter Storm is over! - 03/03/09 12:49 PM
Well for the first time in over 5 years I got to see snow on Sunday.  Today the sky is blue and the snow has all melted away.  By this weekend the temperatures will be back to low 70's for the highs at Lake Sinclair.  Much more to my liking, although the snow was pretty.
But spring is just days away, so if you are looking to buy a Lake home on Sinclair, now is the best time in years to move forward.  Rates are great and prices are back down to ranges where they were 4 or 5 years ago.

Let it snow, let it snow, let it snow... please let it snow. - 03/01/09 01:32 PM
My house is just under the center of that black X.  It has been years since I had any snow at all and I love snow.  Okay, I don't love it enough to move up north, but a little dusting once and again would be nice.  And it's so close.  My mom is currently in Montgomery, AL so she is getting snow.  My daughter is in Athens, GA, she is getting snow.  I just want a little bit.  So I'm hoping it keeps moving my way and I get to see some snow.
