I've blogged before about "A Day in the life of a broker", sometimes it seems our work is never done... but today, not only was my work not done, I was my own worst enemy. I went on an appointment outside my office with my mom today. It wasn't my appointment, but one of those things you just don't say no to when your mom asks you to do it. It was her surgical follow-up visit. What I haven't told any of you previously is that she had some complications. Not with the actual surgery, but with her intubation. I don't even know just how old the analog television that we'll be taking to the dumpster is anymore. Some time ago I just lost track. I know it weighs about a hundred pounds. But when it died a little (it was only about the top 1/3 of the screen that died) and we went and ordered a new one... we looked at the old entertainment center and shook our heads and knew it wouldn't do. The new television on "order" would not fit. And of course since we were having to replace it... we thought we'd get one tall enough (16 comments)

I usually an ready for ANYTHING.... BUT not one Friday several months ago. I was working and still a bit under the weather from a cold or flu or whatever I had. I called to tell my husband that I had to run a few errands and then I would be home. It was around 1:00 in the afternoon. He told me the power was out. UGH!! It was a little bit misty out and really windy, but there wasn't a storm. Surely it would not be out long. Of course I do live in rural Georgia. No electricity means nothing at my (13 comments)

You know today was one of those days when I just really didn't get much accomplished. We're working on the problems that are holding up the progress with several of our pendings. It's getting a bit irritated. Imust have called 15 people on three different deals that didn't close this week that were scheduled to and now we have possible complications with a manufactured home title on a fourth pending. It's not our listing, but somehow that never seems to matter because other agents don't really seem all that knowledgeable in manufactured home titles. Okay, this place is well, outdated, overgrown and smells a little. We've attempted to correct as much as we can. Carpets have been professionally cleaned and grounds have been cleaned up too. But still, the carpets need replacing, the kitchen is lovely original 1983 and the paint choices are well... not desirable to the masses. But the family that inherited this home would rather you get a fantastic bargain and make your own choices rather than them spend the money and choose things they like. Did you know all Georgia lakes are man made? Yup, there is not one natural lake in our state. I'd like to tell you a little about MY lake.... Lake Sinclair is 15,300 acres of beauty. It has 417 miles of shoreline and stretches through Putnam, Baldwin and Hancock Counties. Sinclair Dam construction began by Georgia Power Company in 1929, but was stopped in 1930. Yesterday afternoon as I sat working on line at my computer I lost my Internet connection while updating my website. I picked up the phone to call the report the outage after it lasted longer than I thought was a "glitch" and discovered I also had no phone service. Uh oh! I called from my cell phone and wasn't thrilled when they said they'd have it back up and running by 5:00 p.m. the next day. I'm a business and more than 24 hours out of service is a bummer. Your emotional attachment to your house can cost you big $$$ Our homes are very personal to us. And I know this from personal experience. Thinking of my Grandmother's home brings warm happy feelings. Thinking of my parents home does the same. But when I think of the last two homes I lived in with my X husband I get a entirely different set of emotions. As a single mom for 14 years, I always felt one of the most important things I could give my daughter was confidence. I started early and maybe to a fault, telling my daughter she was smart, beautiful and could do ANYTHING if she was willing to work for it. Today in the middle of the afternoon I left work and drove home and watched the final episode of As the World Turns. I freely admit I cried. Maybe not for the loss of the show, but the part of me that always would think about my Grandmother when I watched it. The life of the show was 54 years. I watched it for 44 of those years. I recently heard a story, it's was part of a book I'm listening to in my car, about people moving away from their hometown for work. I sit and ponder that my little town has lost jobs over the past few years. Some manufacturing jobs have been cut back and others lost all together. I suppose I feel fortunate that my community has two colleges and a technical school, a VA center, a hospital and still two prisons in the area that employee people. Do I worry about it? I do. With all the short sale and REO properties on the market, most buyers know they must have a pre-qualification letter or "proof of funds" if they are paying cash. Elizabeth makes an excellent point that buyers are "showing their hand" if they go for the highest and best when getting the letter and it reads more than the offer. Have your lender make your letter match the amount of your offer. THAT JUST MAKES SENSE. A former agent cross stitched this for me because I would always say it when those people who love the house, but go home to think about it or talk about it or JUST HAVE to look at home call in a couple of weeks to make an offer and discover that the house they've been at home planning to own has be purchased by some buyer who didn't hesitate. I certainly don't think people should make a hasty decision, but hesitate when you know it's the house you want and... have no lake house. (17 comments)

Well I'm halfway there and I have to tell you that if not for the challenge I would likely be sleeping after the day I had today. I'm really wiped out. My brain hurts. Mom's surgery went well, but it took her a while to wake up and after they said we could see her in 1 hour we actually had to wait 2 hours. That made my dad worry and pace and get very impatient. And I've never understood why when a person has surgery the hospital or the doctor won't phone in the prescription so that you don't have (22 comments)

In the morning, well before daylight, I will be up and ready to head out to the hospital to meet my parents. My mom is having surgery in the morning. I don't really have an idea of what time the surgery will be, but she is to arrive at the hospital by 6:30 a.m. When I am on my way out the door I will be rousting my daughter from sleep after a long 9 months of EMT class (she took her final today) becauseshe will be graduating in the morning from CGTC. Well here it is, I promised this would be my Sunday post. I went on a diet Tuesday, the first weigh-in isn't until Tuesday morning, so there will be no numbers here. But this week I did figure out that I over eat when I'm alone. Okay the dogs and cats were here, but they didn't care how many times I raided the refrigerator or pantry. I did really well on Tuesday and Wednesday. I even went out to dinner with my family and ordered a salad and drank water. But the first night that Abigail was back at her house (17 comments)

The gas light came on in my car and I finally had to face the real temptation! As many of you know... I stopped smoking, in fact 5 weeks ago today. What you might find more difficult to believe is that I've gone that long without putting gas in my car. You see, it was my weekly routine to stop in at Lakeside Bait and Tackle and get gas and cigarettes. So I've just been avoiding filling up my car to avoid the tempation of "getting a pack". I'm about to sneak away for a few hours. My husband obviously put a curse on our television. It has about 1/5 of the screen gone now at the top. Imagine that, right before football season too. A blight in the 75 year history of the Heisman Earlier today a friend said, "Oh I feel sorry for Reggie Bush." I nearly flipped my lid. I don't think for a nano second that Reggie Bush didn't know he was ineligible for the '05 season. Of course he knew it. The rules are out there and so many people don't think they are breaking them if they just never get caught. I recently wrote a post about rules here on ActiveRain. Today.... wait, this began yesterday so let me start there. I was reading on ActiveRain and I clicked on the top blog on the dashboard of latest posts and began to read. I was a bit shocked as it was VERY outdated information. It began by saying that the "A tax credit extention was in the works" (uh, no, isn't congress on vacation???) Any way... Today my daughter came to town to help me get some things done that I needed to get done before a holiday weekend. She went with me to a vacant lake lot (I try not to go alone) to put up signs and take new photos because it has been bush hogged. Then we stopped and had lunch (well we ordered it through the window and ate it in the car). Abigail then went to my house to do some cleaning up and I caught up on my "to do" list at the office. Just imagine... for a moment... you get off early the week before Labor Day and head out to your lake property to enjoy a super long holiday weekend with your family. On Thursday morning you turn the alarm clock and roll over and go back to sleep. A noise wakes you and you open your eyes to find a face pressed up against your bedroom window peering inside at you.
