Attitude of Gratitude- Meet Nancy Mozzone & the Lake Country Freedom Festival - 11/30/11 09:20 PM
If you are a parent you know that you count your blessings when your healthy baby arrives. But many parents now know that ten fingers and ten toes when your baby arrives breathing well on their own isn't all that matters. Many parents now know that later in life something can go wrong, something that will change your life as a parent and the life and quality of life for your child. When you feel that your child has to "overcome" something nothing is more heartbreaking than not being able to fix it for them. I know this heart break with (5 comments)
Shelter Dogs Deserve a Comfortable Place to Sleep – You Can Help - 11/29/11 11:09 PM
Kristine captured my heart the first time I ever read a comment she wrote. She's such a sweet and giving woman. (and a master photographer too). In catching up on reading my favorite bloggers tonight I found she's still being her generous self and offering a way you can too. We just added rescue #6 to our family. But if you can't rescue, you can still help a shelter. An Attitude of Gratitude - The American Heart Assocation offers life! - 11/29/11 06:16 PM
Just today in a conversation with my mom she pointed out I was "lucky" to still have my dad. She was a very young 34 when she lost her dad to a heart attack. And earlier this year I lost a 45 year old (that's younger than me) cousin to a heart attack. Now maybe in 1979 when my PAPA died and I'd never even heart of a stint or a stress test... but in 2011 with the medical technology... Please listen to your body, heed those warnings and see a doctor. Via Joy Daniels (Joy Daniels Real Estate Group, Ltd.): The (5 comments)
Short Sale on Lake Sinclair- Brick cottage on 1.64 acres - 11/28/11 12:24 PM
What an opportunity to own a home on Lake Sinclair. This 1600 sq. ft. Brick Ranch built in the 1960's has had many updates over the years and is now priced below the CMA value to move at only $189,000. We have not only been working with the seller on this listing, but with the cooperation of their lender and 3rd party streamline of short sales company Kazork.com Because this home is price below CMA (and well below assessed value by Putnam County) they will not accept any offer below list price. But the list price on this home is a (7 comments)
Scared to buy a home? Overcome the fear by taking these 6 steps! - 11/26/11 01:56 PM
Scared to buy a home? Overcome the fear by taking these 6 steps! A week ago yesterday I had my first adult surgery. I had a few friends tell me what a breeze it would be and that I would be ready to go back to work the next day. Well my mom could have told you from back when I was 17 that I'm a huge BABY when it comes to being a patient. In the past week I have weened myself off the pain pills but ventured out very very little. I've picked up a couple of things from Kroger (43 comments)
I'm all in... all the time - 11/24/11 05:02 PM
Happy Thanksgiving. There are a couple of things ... first I want to say thanks to my very sweet client who sent me flowers as I was recuperating from my recent surgery. I've always said I am blessed with the best clients. This is just further proof it is really true. This particular client was supposed to already be a home owner because the contract was for last week. But as can happen with real estate, there is a little problem that has to be worked out and he agreed to give the seller time to work it out and extended (12 comments)
Happy Thanksgiving - 11/23/11 07:38 PM
Thanksgiving is a very special time. In my family it has become "tradition" to change the day. My brother, my husband and my daughter are among the 12% of Americans who will be at work tomorrow. So for my Thanksgiving post I thought I would say "thank you" to those who will also be at work tomorrow. My family had our family gathering on Tuesday this year. And as we sat around a table filled with holiday fixins I was really thankful for my family. Thankful to still have my parents, thankful for my brother, thankful for my Donald and of course (16 comments)
75% is the approximate rate of home ownership in Putnam County Georgia - 11/18/11 06:53 AM
I read a blog post today about a large population living in a small area (5 square miles) and I just couldn't really wrap my mind around it. But it did send me on a Google search to find out what the 2010 census showed for Putnam County which is the county I live in and one of the three that make up the borders of Lake Sinclair. I was relieved to discover we still only have 61 people per square mile. I don't much .like crowds. More and more I am realizing that it's growing close to time for me (31 comments)
Putnam County property taxes among lowest in state of Georgia - 11/17/11 03:42 PM
Recently I mentioned in a post what our milage rate is and that is is low and well I got a little tongue lashing on a comment that it doesn't really matter what the milage rate is, but rather what the actual tax amount for the year that counts. I couldn't agree more (without the tongue lashing of course) so I thought I'd show you some of our listings and give you a little more detail about taxes in Putnam County. On each listing I have the listed price, the assessed amount and the actual 2011 (Due December 7, 2011) tax bill (5 comments)
"Where am I supposed to send my tax bill?" - 11/16/11 03:22 PM
Let me start by staying thanks to Leslie Ebersole, for helping jar loose my ouchy brain writers block with a statement on Facebook. And I'd also like to add... this is how we handle taxes in Georgia, so it may/may not apply in other states. Last Monday I was sitting in the hospital waiting to have a test when I got a call and since I wasn't supposed to be using my cell phone there I got up and walked outside to text back one of my 2011 first time home buyers and told him in the text that I was (7 comments)
Short Sale on Lake Sinclair of this lovely cottage on great water - 11/12/11 12:03 PM
Not far away from Highway 441 or Highway 212, yet far far away from the hustle and bustle of any city. Just down the street you will fnd a marina and store for anything you might forget, but you won't want to leave at the end of the weekend. This 3 Bedroom, 2 Bath home is wonderful. Has large screened porch on main level, dining room with gas log ventless fireplace, freshly painted kithcen with breakfast bar, has patio off daylight basement for grilling and dining outdoors. Basement also has large family room/den. The fee simple (owned) lot is filled with (8 comments)
Have you thanked a Veteran today? - 11/11/11 01:46 PM
When I wrote Happy Veterans Day Daddy, I love you, 3 years ago today I didn't tell you that 12 years ago today I was sitting in a hospital and my Daddy who had surgery to remove the cancerous tumor. I am so fortunate to always celebrate my Daddy's "life" day on Veterans Day. 12 years and counting and I still have my Daddy. By the way (that post was my first feature) Didn't get many comments, but got one from Bob Stewart and that has always meant a lot to me. Then two years ago my Veterans Day post was about (9 comments)
Winterize your Lake Sinclair home now. - 11/10/11 10:26 PM
Today I spent part of the day on the phone and emailing sellers about winterizing my listings. Tonight we have our first freeze warning. It's early for that, but mother nature didn't really ask us, she just sent it. And out in the rural area where I live many homes still have wells. And your well house needs several things: Insulation Wrapped pipes that exposed A light bulb or spotlight I have also switched many homes from the A/C to the heat today. Usually in a vacant home I just set it on about 58, that is enough to keep things (3 comments)
Hey Bob Stewart... this is what I'm thankful for..... - 11/09/11 07:26 PM
I have always considered myself a "thankful" kind of person. I try to say "Thank You" at those times I should. My list of things I'm thankful for is long: My faith (and the fact I was born into a family that taught me about the Lord Jesus my savior and took me to church) My family- the one I was born into by the grace of God My other family- the one by fate that I married into My daughter- the one God graced my life with that makes me proud every single day and our boys that I love (11 comments)
Irony- and a lesson for me at the New Kroger in Milledgeville - 11/05/11 01:32 PM
It's the rare day that I leave the office early. As a general rule you can find me at my desk for up to an hour past closing time on any given day. Yesterday I had one of those rare days. And I used to time to go and check out our new Kroger. It's 93,000 sq. ft., so that was a LOT to check out. It even has a Starbucks. I used to have to drive nearly to Atlanta for Starbucks... now it's just 5 miles from work. Now our new Kroger has a little bit of a situation. There is (16 comments)
How did you miss that listing? - 11/02/11 01:59 PM
In chatting with a friend recently who happens to be a real estate broker I was telling him about the lowest price sale our office had this year. I didn't tell him the contract price, he'll have to wait until it closes. You will too for that matter. But what I will do is show you this pending listing. Mind you... it needs work, LOTS of work, but bones in the 2 Bedroom, 1 Bath home built in 1947 are good. And the list price $11,900. The bonus... 6 blocks from Georgia College and State University and about 10 blocks from (16 comments)
