Lake Sinclair was completed in 1953 and belongs to and is controlled by Georgia Power. It also has a dam on the north end of the lake that backs up Lake Oconee. This sister lake is why and how our lake stays full in drought situations. Water is pumped back and forth between the lakes on a daily basis.
The main flow of water for Lake Sinclair is the water from the Oconee River, but many smaller rivers and creeks also flow into Lake Sinclair:

Lake Sinclair was created in 1953 when Georgia Power Company completed the Sinclair Dam. The dam, begun in 1929, is located at Furman’s Shoals on the fall line in the Oconee River. The Great Depression of the 1930s and the Second World War interrupted work on the dam. Increased demand for electricity after the war resulted in resumption of the project in 1949 and completion in 1953. The Sinclair Dam has been providing electricity for Georgians continually since its dedication.

I love this photo. It's peaceful, like Lake Sinclair. Even on the most difficult of days at the office I go home and walk my dogs and unwind and stop and they have a drink from the lake. In the summer time they also have a swim from time to time. But just to watch the water is so relaxing. I've needed that lately. That method of getting the "day" out of my system so I am not tense all evening.

Okay, this place is well, outdated, overgrown and smells a little. We've attempted to correct as much as we can. Carpets have been professionally cleaned and grounds have been cleaned up too.

Lake Sinclair is 15,300 acres of beauty. It has 417 miles of shoreline and stretches through Putnam, Baldwin and Hancock Counties.

I recently heard a story, it's was part of a book I'm listening to in my car, about people moving away from their hometown for work. I sit and ponder that my little town has lost jobs over the past few years. Some manufacturing jobs have been cut back and others lost all together. Spring is my favorite time of year. I love that fresh bright green of the new leaves on the trees and all the wonderful colors in the blooms. One of my neighbor's has the most beautiful yard. It serves as a reminder to me each day as I drive to and from the office to "stop and smell the roses".

The Good News is...
The average sales price was $304,429 (up from $263,021 in February 2009)
The average Days on Market was 157 (down from 251 in February 2009)
Sold to list price difference was 93.49% ( up from 93.14% in February 2009)
Highest sales price was $643,000. (up from 443,750 in February of 2009)
All good news for sellers.

I want to share more about my local area with readers. Today's tidbit is a fact that I actually learned a few years ago from my daughter. She was working on a report for school and came across the fact that Georgia has no natural lakes. That's right ... EVERY lake in Georgia is man made. Today we are seeing the temperatures creep back into the 40's. Funny how that feels warm after we've been in the deep freeze for a couple of weeks. The emails are starting to roll in with people thinking about having a lake house for summer. Growing up there were always two jars in my parents refrigerator. Daddy ate Blue Plate Mayonnaise and Mom ate Miracle Whip. From my experience of the two you come down on one side of fence or the other. I landed on Mom's side and so did my brother.
When I got married to Donald he ate Mayonnaise, but since there wasn't any in the refrigerator and he didn't do the shopping he crossed over from the dark side. He now happily makes his sandwiches with my jar of Miracle Whip.
So how in the world does this relate to lake homes?

Last night I went out to dinner with my husband and then we stopped by the Verizon store because it was time for me to get a new phone. I love their coverage, so I choose to stay with Verizon, but I have to admit I'm never usually satisfied with the service in the local store and last night was again, no exception.

My new listing, priced at $199,900 isn't about the "house", although there is a very 1216 sq. ft. singlewide manufactured home in great condition with 2 Bedroom and 2 full baths, a large covered porch, on nearly an acre with 125 feet of shoreline with seawall built.
