Central Texas Home Values Continue to Rise September 18, 2008- The national economy may be struggling, but Central Texas homes remain a wise investment, according to the latest Multiple Listing Service (MLS) report from the Austin Board of REALTORS®. In the Austin area, the median price for single family homes reached $195,000 in August 2008, up two percent from one year ago and a record for the month. The 1,992 single-family homes sold in August represent a 20 percent decrease from one year ago. These sales contributed $521,503,608 to the Austin economy, a 20 percent decrease from August 2007. The

Lakeling Ranch home sales are still going strong! Last month Homes Sales continued to see appreciation in Lakeline Ranch. Comparing the price per square foot of homes sold in 2007 to homes sold in 2006 shows ~7.33% increase although days on the market increased in comparison. That said -while things may have to wait a little longer on the market to sell -this just means there are more homes to choose from in this great Leander neighborhood!! Lakeline Ranch home sales slowed slightly- Comparing the price per square foot of homes sold in October 2007 to homes sold in October of 2006 shows ~2.15% decrease and days on the market increased in comparison. Sendero Springs -a Round Rock neighborhood located west of I-35 on FM 1431- has seen some significant increase in price per square foot. The market statisticsbelow show that from last year June - August 2006 to this year June - August 2007 there was a 13.9% increase in $/sqft. People are catching on about Sendero's great schools, wonderful community with terrific floor plans.

According to data collected by Texas A&M real estate center, Texas land prices hold strong and continue to rise to record levels. The five year trend from 2001 to 2006 showed a 72% increase in land prices with a 12% return per year over that period.
