Tuesday's Tip #17 - 05/29/07 04:12 PM
Learning to find great investment properties takes a lot of hard work. There is no magic formula. There is no Deal Analysis Bible. It requires numerous skills and lots of time to develop.
So, what does this mean for you? How do you pick out those hidden diamonds in the rough?
To get … (0 comments)

Cash Flow Time - 05/24/07 01:38 PM
It’s amazing to me to see how shocked people are about the major housing slump much of our country is experiencing right now. Martin Crutsinger, an AP Economics Writer, says “Sales of new homes surged in April by the biggest amount in 14 years, but the median price of a new … (1 comments)

Tuesday's Tip #16 - 05/23/07 02:14 AM
I saw a very creative way to finance a cash flow property today. The strange thing is that the one who came up with the idea in the deal was the seller. The property was in pretty good condition, but several things came back on the inspection needing to be fixed … (13 comments)

Desperate Sellers or Desperate Buyers? - 05/17/07 04:40 PM
Which are you? Neither, I hope. How many times have you found yourself getting caught up in the emotions of negotiations or wanting to help a buyer or a seller when the numbers just didn’t make sense?I had a seller come to me last spring about a four unit he was selling … (3 comments)

Bananas and Real Estate - 05/16/07 12:19 PM
“Real estate, by far, is the most screwed up industry in America”, says Glenn Kelman of Redfin.com. I agree. There’s a lot of much needed change happening within the entire real estate industry these days, and it appears the stirring of the pot is obviously hacking some off. I’m not one who … (5 comments)

Tuesday's Tip #15 - 05/15/07 06:47 AM
“According to a Yahoo Real Estate survey conducted by Harris Interactive, one in five homeowners are concerned about the possibility of foreclosure.”I’m not surprised.“The survey also found that 37% of all U.S. adults would be at least somewhat interested in buying a house in foreclosure.””Again, I’m not surprised. So, what is it … (1 comments)

Tuesday's Tip #14 - 05/08/07 07:21 AM
Is someone trying to sell you a property right now? How much information do you have on it? Do you feel like you can’t get the facts you’re looking for?I would highly suggest getting the following on any property you’re considering to purchase:4 solid market comparables from the neighborhood from an … (0 comments)

Good News - 05/07/07 04:07 PM
Alexis of “foreclosures.com” reports that “foreclosure filings dropped significantly across the country last month. Just under 100,000 pre-foreclosures and notices of pending foreclosure auctions were filed nationwide in April - down 14.3 percent from the almost 115,700 filings in the March.”This is great news for the entire real estate market. Now, … (6 comments)

Tip Update: - 05/03/07 10:50 PM
I just found a great article by CNN Money that further made the point I was making in Tuesday’s Tip #13. Appraisals can be determined for any amount. They can also be determined for a number of very good and bad reasons. It is all very much subjective.
So again, be smart … (2 comments)

Tuesday's Tip #13 - 05/01/07 10:17 AM
Market comparables are subjective. Don’t believe me? Find a bank owned property in a nearby state and call five different realtors or appraisers in the area to ask them what they think the property is worth. Tell them you’re from out of town and trying to figure out what it would … (0 comments)
