I just found a great article by CNN Money that further made the point I was making in Tuesday’s Tip #13. Appraisals can be determined for any amount. They can also be determined for a number of very good and bad reasons. It is all very much subjective. So again, be smart (2 comments)

This weeks Tip is simple and easy: Get good “comps”. I’ve been hearing too many stupid stories recently of investors purchasing properties based on the value given by the seller. I have yet to have a seller give me a good, realistic number on the real value of a property and yet (2 comments)

The asking price was $42,500 and the place looked great. It was bank-owned, but it was obvious the previous investor, who had lost the property, had the updated the carpet, kitchens, and bathrooms, and freshly painted most of the interior.
