I love watching the news... but when they talk about the real estate market, I cringe. I like to hear the national numbers, but I also know that they are just a framework for a smaller discussion. Yep... a smaller discussion.
It matters what the overall market is doing, but it's not nearly as important as what is happening in your neighborhood. It matters what is happening in Georgia, and the Atlanta Metro market, but not nearly as much as what is happening in your specific city. Overall, there is about an 9.1 month supply of properties.  Months of Inventory has been increasing for the last couple of months, until this month.  Sales in December were 66, compared to 57 a year earlier.  It is worth noting that almost every segment in Gwinnett County, GA, that I track had a bump in December this year, copared both with November, 2010 and December, 2009.
In the Under $200k arena, there were 216 listings in Duluth, GA, with about a 7.1 month … (0 comments)

Overall, there is about an 11.7 month supply of properties.  Months of Inventory has been increasing for the last couple of months.  Sales in November were 54, compared to 65 a year earlier.  Don't forget, though, there was a tax credit slated to expire at the end of November last year that was spurring sales.

I wrote a little post about life in Duluth, GA.  I wrote about the history, a few developments and what types of shopping and recreation may be available nearby.  When I first moved to Georgia, 21 years ago, I lived in Duluth for a couple of years.  At that time, it was considered WAY out in the suburbs... but not so much anymore.

There are a few occupational hazards we real estate agents face… moldy foreclosures, rotted floors that we can fall through, angry undisclosed dogs, getting locked out of a house on the back deck 40′ off the ground (don’t ask).  But there is something even more dangerous…
Houses we really like… really, really like.  Ones that we can afford…

Preliminary stats for Duluth, March, 2010 indicated that there were 618 properties on the market. Overall, there is about an 14.3 month supply of properties, with a marked deceleration in Absorption Rate.  However, sales in March were 59, compared to 44 a year earlier.

Effective on March 1st, the issue between Gwinnett and 15 of its cities has been upgraded by the State of Georgia.  The 15 cities and Gwinnett are now listed with the state as No Longer Qualified Local Governments.
The cities are: Auburn , Berkeley Lake, Buford, Dacula, Duluth, Grayson, Lawrenceville, Lilburn, Loganville, Norcross, Rest Haven, Snellville, Sugar Hill, Suwanee and Braselton.

Marketers and other businesses know that the world has become smaller... but that we stilllike to do business locally... 
There is a national insurance company that has an ad running in at least several states that begins...
Attention Drivers Statewide...
They want to tap into that "local" feeling by inferring that they are only talking to people in one state.  At the same time, they weren't so interested in talking to drivers in just one state that they limited the ad to one state...

The real estate market for Gwinnett County is in a state of flux.  There are wide variations between different location throughout the county, as well as different price strata.  There are a few themes that are readily apparent, but some locations and price ranges are standouts (good or bad)... 
Some quick county-wide numbers...

The whole year of 2009 was challenging in some segments.  In other segments, it has shown surprising resilience and strength.  It is one of the markets in Gwinnett County, GA, that has shown relative strength, even into the last quarter of 2009.  And it started off fairly strong.

About Duluth, GA…
Duluth is one of the most prestigious areas in Gwinnett County, GA.  It is home to several high end developments, like Sugarloaf Country Club and St. Marlo County Club (which is actually in Forsyth County, but has a Duluth mailing address).  Duluth does actually extend slightly into both Forsyth and Fulton Counties, but it primarily in Gwinnett.

And, December is traditionally the slowest month of the year for homes to go under contract (January is the slowest for closings…).  So, there are a number of builders that are offering incentives for buyers during this time of year.

Gwinnett County Public Schools are undergoing a redistricting plan due to growth in the county.  The new plan is expected to begin with the 2010 school year.  It was announced on October 2nd, 2009.  There are several dates to keep in mind:
November 4, Deadline for completion of boundary input forms. November 13, 2009-- Boundary committee completes review and submits recommendations.
