Image via Wikipedia I have been blogging about real estate since 2008... so over three years. I can say proudly that I have a few thousand posts. Of those, there are a lot that were NOT about real estate, but that appeared on my real estate blog. Some were about cars (I just started a car blog JUST for those posts). Others were about local news. Still others were about local businesses, entertainment venues, parks and recreational opportunities. As long as I have been blogging, the mantra has been to "Be the source of information about EVERYTHING in the community". But

They want to tap into that "local" feeling by inferring that they are only talking to people in one state. If you are going to be selling your home, it is very important to know what is happening in your own neighborhood, as it is happening. A CMA (Comparative or Competitive Market Analysis) is a great way to get a snapshot of the market. But there is a better way... A snapshot is a nice tool, but until it has a context, it doesn't show where the subject is going. It is better to use a stream of data over time. While out with one of my buyer clients last week, we ran across a home in Suwanee that looks to be an incredible deal. It is priced around $300k, and when we ran the comps we kept coming back to a market value of around $350k-$375k. It isn't my listing, so I can't get into too much detail nor can I post photos without the listing agent's permission. I wish I didn't see this happening, but unfortunatley, I see it all too much. Let me set it up for you... Some members, in their cheap ploy to get their comment points for the day follow a routine: Go to the New Members Today link on the front page of A|R. As they scroll through the list, they click on all of the ones that post a blog. They write a comment that looks supportive of the member writing their first blog post. They copy that comment. They move to the next new blogger. They paste that same comment. Repeat

While it might seem that way, with the really cool play structures, slides, swings and climbing walls... it really isn't. After all, big kids (spelled a-d-u-l-t-s) gat the band shell and the tennis courts. And then there are the walking trails. There is a trail that surrounds the park, and there is also the access to the new Camp Creek Greenway trail. And it is only set to get better as Lilburn follows its long-term plan. The Camp Creek Greenway will connect the Lion's Club Park to City Park, and then continue to connect to the proposed Jackson Creek Greenway north
