richmond: What buyers should take with them when shopping for a home. - 09/04/10 12:54 PM
My clients always ask me what they should carry with them, when showing homes with me in the Greater Richmond Virginia Area. So I decided to make a list and post it on my blog. The key is to not take a bunch of things that you don't need. You need to keep your hands free and to be light on your feet. It can be quite exhausting viewing homes. The excitement alone can make you tired, so remember to pack light, but to bring these essential items along when looking for your dream home:       Pen and Paper, … (3 comments)

richmond: 10 (Ten) things to know before you move to Richmond, Virginia - 08/25/10 10:45 PM

Ten things you want to know before you move to Richmond, Virginia.

One of my corporate relocation clients asked me the other day to answer these questions, so I thought I would share them with everyone else. My client asked me, “Lane, you've been a great help so far & I'm really getting excited about moving to Richmond, Virginia. I have come up with a list of 10 questions that a newby to Richmond might have, can you please help?:” 1.) If a person were to assign a specific one word adjective to describe the most popular … (2 comments)

Sanders, VCU quietly make NBA draft history LeBron James' free agency and the five first-round picks from the University of Kentucky dominated the headlines from last week's NBA draft. And rightfully so.
LeBron's choice of teams could well influence the NBA's power structure for more than a decade, while the Wildcats' embarrassment of riches was unprecedented -- gee, maybe if they'd had a sixth they might have reached the Final Four.
Courtesy of reader John Hendrix of Gloucester, here's another compelling draft storyline:
The Milwaukee Bucks' selection of VCU junior center Larry Sanders with the 15th pick makes the Rams the … (0 comments)

richmond: Home maintenance items that cost less than 25$ each - 05/26/10 06:43 PM
From my trusted home inspector. Dear Lane  The first step in proper home maintenance is to make sure small problems do not turn into big headaches.  Below is some valuable information for any homeowner and especially anyone selling a home right now. The following maintenance items can typically be performed by the homeowner for less than $25 each, but will save far more than that down the road. Home maintenance should not be a mystery, and if homeowners follow a simple maintenance checklist on a regular basis, they can keep their home in working order for many years to come.

richmond: Nibbling... a negotiation tactic. - 05/23/10 12:19 PM
Nibbling is a negotiation tactic by which after an agreement is reached, one party goes back to the other to ask for more. A nibble more, so to speak. This tactic can be used to assure your client that you have obtained the maximum amount of negotiation possible during the transaction. It can be frustrating to the other side of the transaction but is not illegal and provides a great service to your clients. Are you a fierce negotiator for your buyers and sellers?

The Wall Street Journal: Commercial  Bank of America's Secret of Success: Real-Estate Banking RE:http://online.wsj.com/article/SB10001424052748703672104574654802477763302.html?mod=rss_Today%27s_Most_Popular

By ANTON TROIANOVSKI Bank of America Corp.'s shotgun marriage to Merrill Lynch & Co. has produced plenty of ill will, and big profits in real-estate investment banking.
The Charlotte, N.C., bank blew away the competition last year in the business of underwriting stock offerings by commercial real-estate firms. The secret of success: Bank of America leveraged its relationships with real-estate borrowers to generate a flood of investment-banking work, much of it handled by former Merrill bankers who decided to stick around after the securities firm was … (3 comments)

richmond: Heat Pumps, a guide to easy maintenance. - 01/13/10 02:57 PM
I showed a property this past week and the heat pump looked like this:

I then decided to post this guide for people having trouble with their heat pumps, during these harsh winter months. However, if your heat-pump looks like the one in the photo above, you should call an expert in your area immediately. It is not supposed to look like that! Notice the entire area around the pump is not covered in ice/snow either. Please read:

richmond: The modern day open house...going above and beyond. - 01/12/10 09:31 PM
While preparing for my open house this weekend, I came across this article:
Take Your Open House to the Next Level
Up the ante on the traditional way of showcasing your home
By Shannon Petrie, FrontDoor.com | Published: 7/09/2008

"A spiced up open house can get people talking about your home for sale.
A glass of wine, some delicious hors d'oeuvres and live music. This sounds like a great way to spend an evening -- and sell your home.
With standard open houses not doing the trick in today's sluggish market, some sellers are opting for "extreme open houses," … (31 comments)

richmond: Should I sell now, but what if I don't know where I want to live next? - 12/04/09 10:15 PM

Selling One, Buying Another
In a perfect world, you sell your old home and buy the new one  on the same day. Given that things rarely turn out perfectly, here are some things to keep in mind as you negotiate the sale of one house with the purchase of another.

Time it right
Fall and spring are the best times for homes to move and you want to consider the season of the year when buying and selling. And if the closing dates aren’t going to coincide, a gap – rather than two mortgages – is the better. … (1 comments)

richmond: Home improvements that pay$$ Get your money's worth! - 11/17/09 10:39 PM

Which home improvements give the best payback?

If you’re thinking about remodeling your kitchen, or finishing your basement, you probably want to get your investment back when you sell your home. But when it comes to payback value of home improvements, some are definitely more profitable than others.

As a general rule, kitchen and bathroom projects usually get a nice  return on investment, typically 90% or more.Things like adding rooms or finishing basements tend to pay back the least.Finishing a basement usually returns less than 50%, so it’s not a project likely to show profit at selling … (2 comments)
