&lt;p&gt;During this week, there were&amp;nbsp;35 homes that were put on the market&amp;hellip;ranging from $140,000 to $1,950,000.&lt;/p&gt;
&lt;p&gt;The Average Price of these newly listed homes came in at $422,081, with an Average Square Foot Price of $116.96.&lt;/p&gt;
&lt;p&gt;The Median Price was $299,999 &amp;amp; the Median Price Per Square Foot was $102.49.&lt;/p&gt;
&lt;p&gt;While the number of homes listed during this week is down from &lt;a href="http://sanantoniorealestate365.com/real-estate-in-stone-oak-north-san-antonio-weekly-statistics-125-12112011" title="Real Estate in Stone Oak &amp;amp; North San Antonio: Weekly Statistics December 12th - December 18th, 2011" target="_blank"&gt;last week&lt;/a&gt; (which is typical of this time of the year), price ranges &amp;amp; price/square foot is up.&lt;/p&gt;
&lt;p&gt;Here is a breakdown of the numbers for the newly listed homes&amp;hellip;&lt;/p&gt;

&lt;p&gt;During the same&amp;nbsp;week-long period, there were 29 homes sold (up from &lt;a href="http://sanantoniorealestate365.com/real-estate-in-stone-oak-north-san-antonio-weekly-statistics-125-12112011" title="Real Estate in Stone Oak &amp;amp; North San Antonio: Weekly Statistics December 12th - December 18th, 2011" target="_blank"&gt;last week&lt;/a&gt;s&amp;nbsp;number of 21), with selling prices ranging from $164,900 to $1,499,900.&lt;/p&gt;
&lt;p&gt;The Average Sales price was $368,749 and the average square foot price was $105.57&amp;hellip;with an average of&amp;nbsp;107 days on the market.&lt;/p&gt;
&lt;p&gt;The Average List Price to Sales Price Ratio was 95.4%.&lt;/p&gt;
&lt;p&gt;The Median Sales Price came in at $293,000 with a Median price per square foot price of $96.85.&lt;/p&gt;
&lt;p&gt;The Median List Price to Sales Price Ratio was 96.8%&lt;/p&gt;
&lt;p&gt;Sales Numbers &amp;amp; Prices are up from &lt;a href="http://sanantoniorealestate365.com/real-estate-in-stone-oak-north-san-antonio-weekly-statistics-125-12112011" title="Real Estate in Stone Oak &amp;amp; North San Antonio: Weekly Statistics December 12th - December 18th, 2011" target="_blank"&gt;last week&lt;/a&gt;&amp;nbsp;and our List Price to Sales Price Ratios remain very high.&lt;/p&gt;

&lt;p&gt;Ok&amp;hellip;San Antonio&amp;rsquo;s housing numbers for November 2011 have just been released by the San Antonio Board of REALTORS (SABOR)&amp;hellip;. As the end of the year gets closer &amp;amp; closer&amp;hellip;how is our real estate market holding up?&lt;/p&gt;
&lt;p&gt;This time of the year does tend to be one of the slowest when it comes to home sales&amp;hellip;but, when we compare sales of single-family homes year over year, we do not see much change from last year. Single-family residential home sales totaled 1,239 in November 2011, a slight 2% decrease from November 2010&amp;prime;s sales of 1,269.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://zarsandrogers.files.wordpress.com/2011/12/house-charts.jpg"&gt;&lt;img title="san antonio housing market statistics november 2011" class="alignright size-full wp-image-1545" src="http://zarsandrogers.files.wordpress.com/2011/12/house-charts.jpg" height="266" alt="" width="400" style="float: right;"&gt;&lt;/a&gt;The majority of the decrease was seen in homes priced from $200,000 to $500,000.&lt;/p&gt;
&lt;p&gt;The average sales price came in at $174,861 &amp;amp; the median price came in at $145,500 which are down 8% &amp;amp; 5% respectively from November last year.&lt;/p&gt;
&lt;p&gt;Even with the prices down from last year, we have seen a 1% rise in home prices year-to-date when compared to the first eleven months of 2010.&lt;/p&gt;
&lt;p&gt;There was approximately 7 months of inventory in November 2011. Typically when a market has 6.5 months of inventory, it is considered to have a balance between supply &amp;amp; demand.&lt;/p&gt;
&lt;p&gt;Going into December there were 1,164 pending home sales.&lt;/p&gt;
&lt;p&gt;With just a couple of weeks of 2011 left, we are close to rounding out another solid year. While we have not seen big gains, we have not seen big losses. We have remained fairly steady and San Antonio&amp;rsquo;s real estate market is till one of the strongest in the nation.&lt;/p&gt;

&lt;p style="text-align: left;"&gt;The San Antonio Board of REALTORS&amp;reg; (SABOR) has just released&amp;nbsp;our sales &amp;amp; market numbers for&amp;nbsp;October and they are reporting a total number of single family home sales of 1349, which is a 5% increase over October 2010&amp;prime;s sales number of 1285.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://zarsandrogers.files.wordpress.com/2011/11/real-estate-market.jpg"&gt;&lt;img title="San Antonio Housing Market Statistics - October 2011" class="alignright size-medium wp-image-1489" src="http://zarsandrogers.files.wordpress.com/2011/11/real-estate-market.jpg?w=300&amp;amp;h=225" height="225" alt="" width="300" style="margin: 5px;"&gt;&lt;/a&gt;Throughout the year, we have seen an increase in&amp;nbsp;average &amp;amp; median prices&amp;nbsp;each month, when compared year over year.&amp;nbsp; However, in October 2011, both did see a slight 1% decrease with an average price at $182,304 and median price at $149,500.&lt;/p&gt;
&lt;p&gt;This slight drop is not alarming and when you look at year to date numbers we are still up.&amp;nbsp; Year-to-date, the average price ($186,815) and median price ($152,400) have seen a one and two percent increase respectively.&lt;/p&gt;
&lt;p&gt;Our current inventory stands at roughly 7 months.&amp;nbsp; With 6 months being considered balanced, we are looking pretty good.&amp;nbsp; Plus we had 1199 pending sales going into November.&lt;/p&gt;
&lt;p&gt;All in all, San Antonio&amp;rsquo;s real estate market has stayed steady throughout the year.&amp;nbsp; We continue to hear news of new employers coming to San Antonio &amp;amp; bringing new job opportunities for our residents.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;Forbes Magazine recently named San Antonio the best city in the nation for jobs, citing strong employee bases in a diverse roster of industries.&amp;rdquo;&lt;/p&gt;

&lt;p&gt;The project is expected to be completed by summer 2013, and Riddick&amp;nbsp; anticipates pre-leasing will start by mid-2012.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There will be one- and two-bedroom apartments, townhome units and live/work&amp;nbsp; spaces. The one-bedroom units will range in size from about 550 square feet to&amp;nbsp; 950 square feet. The two-bedroom apartments and townhomes will range from about&amp;nbsp; 1,050 square feet to 2,200 square feet, and the live/work spaces will be about&amp;nbsp; 1,000 square feet each.&lt;/p&gt;
&lt;p&gt;Rents haven&amp;rsquo;t been finalized, but Riddick said they could range from about&amp;nbsp; $850 to $2,000 a month.&lt;/p&gt;
&lt;p&gt;Residents will have a choice between 12 different floor plans. Units will&amp;nbsp; have carpet, polished concrete and wood floors, 10-foot ceilings, granite&amp;nbsp; countertops, built-in pantries, stainless steel appliances, and&amp;nbsp; walk-in closets.&lt;/p&gt;
&lt;p&gt;To put an emphasis on luxury, the development&amp;rsquo;s amenities will include&amp;nbsp; multiple indoor and outdoor community spaces, which will include three&amp;nbsp; landscaped courtyards, pool, fireplace, kitchens, flat screen TVs, a fitness&amp;nbsp; center, and two separate entertainment areas.&lt;/p&gt;
&lt;p&gt;Also, there will be a four-story parking garage that will give residents&amp;nbsp; direct access to their floors.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;San Antonio is a growing city, and we feel that there&amp;rsquo;s a need for luxury&amp;nbsp; rental housing,&amp;rdquo; said Riddick, an &lt;a href="http://sanantoniorealestate365.com/?controllerName=search&amp;amp;action=search&amp;amp;channel=business&amp;amp;search=1&amp;amp;inlineLink=1&amp;amp;query=%22Alamo+Heights+High+School%22" title="The 1800 Broadway - A new luxe development near the Pearl" target="_blank"&gt;Alamo&amp;nbsp; Heights High School&lt;/a&gt; graduate. &amp;ldquo;We&amp;rsquo;re targeting a very sophisticated&amp;nbsp; customer, and we think these are the types of amenities they enjoy and the types&amp;nbsp; of homes they want to see. It&amp;rsquo;s becoming an exciting and vibrant neighborhood,&amp;nbsp; so we think it&amp;rsquo;s a great for young professionals.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;The property, which is divided into five parcels on about 3.2 acres, is&amp;nbsp; assessed at about $2.1 million, according to the Bexar&amp;nbsp; Appraisal District.&lt;/p&gt;
&lt;p&gt;The project also received incentives from the city and county, including an&amp;nbsp; $800,000 grant and tax abatements over the next decade that could total about&amp;nbsp; $2 million.&lt;/p&gt;
&lt;p&gt;With offices in Dallas and Bedford, Mass., Criterion is working with &lt;a href="http://sanantoniorealestate365.com/?controllerName=search&amp;amp;action=search&amp;amp;channel=business&amp;amp;search=1&amp;amp;inlineLink=1&amp;amp;query=%22Regent+Communities%22" title="The 1800 Broadway - A new luxe development near the Pearl" target="_blank"&gt;Regent&amp;nbsp; Communities&lt;/a&gt; Inc. to develop the property.&lt;/p&gt;
&lt;p&gt;This is the first project that Criterion has tackled in San Antonio, but the&amp;nbsp; firm already is looking to do more urban development in town,&amp;nbsp; Riddick said.&lt;/p&gt;
&lt;p&gt;In the past year, that stretch of Broadway has become a hotbed for&amp;nbsp; residential construction.&lt;/p&gt;
&lt;p&gt;At the Pearl Brewery, work has started on the Can Plant and Pearl Parkway&amp;nbsp; projects, which are expected to bring the total number of residential units&amp;nbsp; there to about 300.&lt;/p&gt;
&lt;p&gt;Across from the 1800 Broadway, the Mosaic is another mixed-use development&amp;nbsp; under construction. It&amp;rsquo;s expected to bring 120-residential units online by the&amp;nbsp; end of next year.&lt;/p&gt;
&lt;p&gt;In August, residents started moving into the 1221 Broadway, which will have&amp;nbsp; 300 residential units upon completion next year.&lt;/p&gt;
&lt;p&gt;Add to that the apartments expected at 1800 Broadway and the total number&amp;nbsp; residential units in that area could reach about 1,000.&lt;/p&gt;

&lt;p&gt;One great tradition that is enjoyed annually is the &lt;strong&gt;Holiday River Parade &amp;amp; Lighting Ceremony&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;The Parade is always held on the Friday following Thanksgiving&amp;hellip;So, the 2011 Parade will be on November 25th.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;At 7:00 p.m. on the Friday following Thanksgiving, the switch is thrown and approximately 1.4 million LED lights create a holiday wonderland on the &lt;strong&gt;San Antonio River Walk&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The lights shine brightly every evening through January 1&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;The lighting ceremony is the official kickoff to the Paseo Del Rio Holiday Festivities.&lt;/p&gt;
&lt;p&gt;It&amp;rsquo;s a Texas-size celebration that&amp;rsquo;s Pure San Antonio!&lt;/p&gt;
&lt;p&gt;For over 27 years, the spectacular one-hour parade along San Antonio&amp;rsquo;s River Walk has featured illuminated floats with celebrities, bands and lavishly-costumed participants.&lt;/p&gt;
&lt;p&gt;Over 150,000 people will gather along the River Walk to watch the spectacle live along the parade route. Sushi won the vote as for what we were in the mood for&amp;hellip;but where should we go? Then we remembered that &lt;strong&gt;Sake Cafe&lt;/strong&gt; on Blanco had recently changed owners &amp;amp; that we needed to try it out. So, Sake Cafe it was.&lt;/p&gt;
&lt;p&gt;When sat down to order, it was a few minutes past 3&amp;hellip;Darn it, we had missed lunch &amp;amp; all of the great lunch specials. But wait, we then realized that all of their happy hour specials start at 3&amp;hellip;we were in luck!&lt;/p&gt;

&lt;p&gt;Being that we had just come in from the chilly outdoors (ok&amp;hellip;it was probably in the mid-50&amp;prime;s, but this is south Texas&amp;hellip;so were were feeling a little chilly&amp;hellip;), we ordered some hot miso soup. It came out quick &amp;amp; definitely hit the spot!&lt;/p&gt;
&lt;p&gt;While we enjoyed our soup, we decided on &amp;amp; ordered our sushi rolls. Being that is was after 3 &amp;amp; we hadn&amp;rsquo;t eaten lunch yet, we were pretty hungry! So&amp;hellip;it was really nice that our food came out quickly!&lt;/p&gt;

&lt;p&gt;So, what&amp;rsquo;s the verdict? Let&amp;rsquo;s just say, we will definitely be back! &lt;strong&gt;Sake Cafe&lt;/strong&gt; is a great place to enjoy some delicious sushi! The atmosphere was relaxed, the service was great &amp;amp; the food was very tasty!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sake Cafe&lt;/strong&gt; does not stop at sushi though&amp;hellip;. They also offer some authentic japanese noodle (&lt;em&gt;Yakisoba&lt;/em&gt;) &amp;amp; rice (&lt;em&gt;Yaki Meshi&lt;/em&gt;) dishes&amp;hellip;which we will definitely have to try next time!&lt;/p&gt;

&lt;p&gt;Now, of course the lot needs to have the right topography in order to accommodate the &lt;strong&gt;walk-out basement&lt;/strong&gt;. It needs to slope generously from the front to the back.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

When added to a home that is already 2 stories, then you end up with a 3 story home! The homes can be a little deceiving from the street&amp;hellip;as they look smaller than they are.&lt;/p&gt;
&lt;p&gt;What all will you find in these &lt;strong&gt;finished out walk-out basements&lt;/strong&gt;? The basements offer as much as nearly 1000 additional square feet&amp;hellip;Bringing some of these new homes over 4100 square feet! Many include a large game room and a bedroom &amp;amp; full bath. Other cool options include built-in bars, fireplaces &amp;amp; covered patios&amp;hellip;&lt;/p&gt;
&lt;p&gt;These homes are incredible! What a great use of space!&lt;/p&gt;

&lt;p&gt;&amp;ldquo;Welcome Home Community Newspaper and North Central Baptist Hospital are partnering up again this year to bring two Stone Oak traditions, the &lt;strong&gt;Stone Oak Winter Festival&lt;/strong&gt; and &lt;strong&gt;AirLIFE Santa&lt;/strong&gt;, together as one event on December 10th, 2011.&lt;/p&gt;
&lt;p&gt;This years event will be named &lt;strong&gt;Stone Oak Winter Celebration featuring AirLIFE Santa&lt;/strong&gt;. The event will take place on December 10th from 10 am to 3:30 pm in the North Central Baptist Hospital main parking lot on Madison Oak. The celebration will bring the community together for fun, food, fellowship, and most importantly, to contribute toys to benefit children throughout San Antonio.&lt;/p&gt;

At this year&amp;rsquo;s event we are hoping to accomplish the same result. Prior to the celebration, there will be a Stone Oak Holiday Scavenger Hunt which will create excitement within the community and bring exposure to the many businesses that participate. Businesses can choose one out of four different levels of sponsorship.&lt;/p&gt;

When the business is located by the player, they are rewarded by receiving a stamp of the business name or logo to be placed on their player card and are given a small gift or goodie to enjoy. Each business can be as creative as they like with their gift or goodie, and no purchase is required by the player.&lt;/p&gt;
&lt;p&gt;The day of the &lt;strong&gt;Stone Oak Winter Celebration&lt;/strong&gt;, players will turn in their cards along with a new unwrapped toy. For each business visited, they receive a raffle ticket for a chance to win general prizes and for every 15 businesses visited, the player receives one ticket for the opportunity to win the grand prize drawings. First prize will be a $1,000 shopping spree provided by &lt;strong&gt;Welcome Home Newspaper&lt;/strong&gt;. Children who play the scavenger hunt or bring a new unwrapped toy will receive a FREE photo with Santa.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Stone Oak Winter Celebration featuring AirLIFE Santa&lt;/strong&gt; will be a great family event for all ages. &lt;p&gt;After a great Summer, The Austin, TX area real estate market continues to show strength &amp;amp; surpass numbers reached in 2010.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://austinrealestate365.files.wordpress.com/2011/10/statistics-graph-september-2011.jpg"&gt;&lt;img title="Austin Housing Market Statistics - September 2011" class="alignright size-full wp-image-46" src="http://austinrealestate365.files.wordpress.com/2011/10/statistics-graph-september-2011.jpg?w=360&amp;amp;h=180" height="180" alt="" width="360" style="margin: 5px; float: right;"&gt;&lt;/a&gt;According to the Multiple Listing Service (MLS) report released by the Austin Board of REALTORS&amp;reg;, there was a total of 1,681 single-family homes sold in the Austin area in September 2011, which is 31% more than September 2010.&lt;/p&gt;
&lt;p&gt;Pending sales are also up 19% year-over-year.&lt;/p&gt;
&lt;p&gt;Judith Bundschuh, Chairman of the Austin Board of REALTORS&amp;reg;, commented, &amp;ldquo;In September, Austin saw its fourth straight month of year-over-year sales volume increases and the third month in which those volumes outpaced 2010 by more than 30 percent. In the midst of that growth, Austin-home values have remained stable.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Values have indeed stayed relatively stable, with the median price for homes in the Austin-area during the month of September 2011 at $189,000 (2% less than the median price in September 2010).&lt;/p&gt;
&lt;p&gt;Townhome &amp;amp; Condo sales in September 2011 also showed an increase of 25% of that of September 2010, with 158 units sold. And, the median price of $162,250 is virtually the same as that of this time last year.&lt;/p&gt;
&lt;p&gt;Average days on the market for single family homes in the Austin area for September 2011 was 81, which is unchanged from last year. Condos &amp;amp; Townhomes showed a slight decrease (2%) in time on the market with 91 days as the average.&lt;/p&gt;
&lt;p&gt;All good news. But, there is more&amp;hellip;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://austinrealestate365.files.wordpress.com/2011/10/monopoly_houses250_250.jpg"&gt;&lt;img title="Austin Housing Market Statistics - September 2011" class="alignleft size-full wp-image-47" src="http://austinrealestate365.files.wordpress.com/2011/10/monopoly_houses250_250.jpg?w=200&amp;amp;h=200" height="200" alt="" width="200" style="margin: 5px; float: left;"&gt;&lt;/a&gt;The amount of inventory in the Austin area continues to decrease. Typically when a market has 6.5 months of inventory, it is considered to have a balance between supply &amp;amp; demand. Last month we discussed that Austin&amp;rsquo;s inventory was at 5.7 months. As of September 2011, it has dropped to 5.4 months&amp;hellip;.which is actually 1.3 months lower than is was in September 2010. We have not seen inventory this low since the end of 2009.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;For the fourth straight month, the inventory of Austin-area homes has decreased and reached one of the lowest levels we&amp;rsquo;ve seen in all of 2011 or 2010,&amp;rdquo; said Bundschuh.&lt;/p&gt;
&lt;p&gt;Again, historically low interest rates are definitely playing a role in obtaining these numbers. But, the city of Austin is with-out a doubt doing it&amp;rsquo;s fair share. Rates are low everywhere, but few places are seeing this amount of stability &amp;amp; growth.&lt;/p&gt;
&lt;p&gt;Even those who are not buying are deciding to call Austin home&amp;hellip;. Rental rates are up 17% from this time last year&amp;hellip;even with rental prices being up 8% as well!&lt;/p&gt;
&lt;p&gt;According the the &lt;strong&gt;Austin Housing Market Statistics for September 2011&lt;/strong&gt;&amp;hellip;All-in-all the Austin area real estate market is officially rocking!&lt;/p&gt;
