Real Estate in Stone Oak & North San Antonio: Weekly Statistics December 12th – December 18th, 2011

During this week, there were 35 homes that were put on the market…ranging from $140,000 to $1,950,000.

The Average Price of these newly listed homes came in at $422,081, with an Average Square Foot Price of $116.96.

The Median Price was $299,999 & the Median Price Per Square Foot was $102.49.

While the number of homes listed during this week is down from last week (which is typical of this time of the year), price ranges & price/square foot is up.

Here is a breakdown of the numbers for the newly listed homes…

During the same week-long period, there were 29 homes sold (up from last weeks number of 21), with selling prices ranging from $164,900 to $1,499,900.

The Average Sales price was $368,749 and the average square foot price was $105.57…with an average of 107 days on the market.

The Average List Price to Sales Price Ratio was 95.4%.

The Median Sales Price came in at $293,000 with a Median price per square foot price of $96.85.

The Median List Price to Sales Price Ratio was 96.8%

Sales Numbers & Prices are up from last week and our List Price to Sales Price Ratios remain very high.

Here is a breakdown of the numbers for the sold properties during this 7 day period…

As of December 18th, there were 150 pending sales in the area…. It will be interesting to see how many closing take place between now & the end of the year!

With the recent release of San Antonio Housing Market Statistics for November 2011, we learned that sales of homes above $200,000 slowed slightly, while sales of homes under $200,000 remained very strong.

The Far West area of San Antonio offers many great communities with homes under $200,000 and accounts for a nice chunk of homes sold in this price range…especially when it comes to New Construction Homes.

Buyers are taking advantage of the benefits they get with new construction homes & communities, such as great warranties, builder incentives & incredible amenities.

San Antonio Housing Market Statistic – November 2011

Ok…San Antonio’s housing numbers for November 2011 have just been released by the San Antonio Board of REALTORS (SABOR)…. As the end of the year gets closer & closer…how is our real estate market holding up?

This time of the year does tend to be one of the slowest when it comes to home sales…but, when we compare sales of single-family homes year over year, we do not see much change from last year. Single-family residential home sales totaled 1,239 in November 2011, a slight 2% decrease from November 2010′s sales of 1,269.

The majority of the decrease was seen in homes priced from $200,000 to $500,000.

The average sales price came in at $174,861 & the median price came in at $145,500 which are down 8% & 5% respectively from November last year.

Even with the prices down from last year, we have seen a 1% rise in home prices year-to-date when compared to the first eleven months of 2010.

There was approximately 7 months of inventory in November 2011. Typically when a market has 6.5 months of inventory, it is considered to have a balance between supply & demand.

Going into December there were 1,164 pending home sales.

With just a couple of weeks of 2011 left, we are close to rounding out another solid year. While we have not seen big gains, we have not seen big losses. We have remained fairly steady and San Antonio’s real estate market is till one of the strongest in the nation.

During this week, there were 59 homes that were put on the market…ranging from $70,000 to $899,995.

The Average Price of these newly listed homes came in at $308,028, with an Average Square Foot Price of $100.81.

The Median Price was $274,000 & the Median Price Per Square Foot was $95.50.

Here is a breakdown of the numbers for the newly listed homes…

During the same week long period, there were 21 homes sold, with selling prices ranging from $135,000 to $1,200,000.

The Average Sales price was $353,146 and the average square foot price was $108.37…with an average of 82 days on the market.

The Average List Price to Sales Price Ratio was 97.4%.

The Median Sales Price came in at $245,000 with a Median price per square foot price of $95.38.

The Median List Price to Sales Price Ratio was 97.8%

Here is a breakdown of the numbers for the sold properties during this 7 day period…

This time of the year is typically one of the slowest. However, it is nice to see that our market is still quite active & that people are getting out & taking advantage of the historically low interest rates. As of December 11th, there were 149 pending sales in the area…so it looks like we may see a nice rush of closings here at the end of the year!

Holiday Home Safety Tips

Tis the Season…Christmas Tree Shopping & Decorating, a Cozy Fireplace, the aroma of fresh baked cookies (or a pumpkin spice candle)…all signs that the holidays are here!

As we prepare our homes for family filled gathering and other holiday festivities, it is important that we keep safety in mind.

There are many helpful guidelines to follow to help keep you, your family & your home safe during the Holidays… We have previously discussed Holiday Fire Safety Tips & Holiday Lighting Safety Tips…Here are some additional Holiday Safety Tips…

Candle Safety (Home Safety Council)

Candles are very popular. Most homes in America have them. Candles are very pretty and often smell good, but they can cause serious home fires. Here are some tips on how to enjoy your candles and keep your family safe.

The most important rule is this: If you light a candle, a grownup must stay in the room with it.

Blow out all candles before going to sleep or leaving the room.

Keep candles at least three feet away from anything that can burn.

Always use stable candle holders. If possible, use a hurricane glass to protect the open flame.

Place candles where they will not be knocked down or blown over and out of reach of pets and young children.

In the hands of a child, matches and lighters can be deadly. If you have children in your home, store candles, matches and lighters out of their sight and reach in a locked cabinet.

Do not allow children to keep or use candles or incense in their rooms.

To eliminate the risk of an open candle flame, use battery-powered candles whenever possible, especially when you combine candles with greenery or other decorations.

Christmas Tree Safety (Home Safety Council)

Trimming the tree is a traditional holiday pastime. However, if they are not properly cared for, Christmas trees can pose a serious danger. The Home Safety Council offers the following tips to keep in mind when selecting and caring for your Christmas tree this holiday season:

When buying a live tree, look at the needles. If they are brown or break easily, choose another tree. Test for freshness by bending a few needles in half. If the needles snap in two, the tree is dry – look for a tree with needles that spring back to their original shape.

When you take your tree home, put it in a sturdy, non-tip stand filled with water.

Give the tree plenty of water. Dry trees can catch on fire easily.

Make sure the tree is at least three feet away from any flame or heat source.

Never put candles on or near your tree.

Put your tree near the electrical outlet. Do not block the exit.

Before you put the lights on the tree, look at every bulb. If the string of lights does not look perfect, throw the lights away and get new ones.

Lights do not last long. Replace your lights as soon as you see any signs of damage.

Look on the box for a mark that says ETL, UL or CSA. This means the lights have been tested for safety.

Read the directions. Only use as many strings of lights as it says is safe to use.

When decorating indoors, use only those lights listed for indoor use. Unplug all lights, inside and out, before going to bed or leaving home.

Safely get rid of your tree when it begins dropping needles. Dried-out trees are flammable. They should not be left inside the home or garage, or placed against the house.

Make sure your home has working smoke alarms and fire extinguishers.

Make sure your family knows what to do to get outside safely in a fire. Practice a family fire drill so your family and guests know the plan.

When finding and caring for your Christmas tree this holiday season, just remember the word “STAR”:

Space: Keep your tree at least three feet away from any heat source or flames such as candles and fireplaces.

Turn off the lights when you leave the room or go to sleep.

Add water daily to keep your tree from drying out too fast.

Replace lights when they are cracked or the wire is frayed. Holiday lights should be replaced about every 3 years. Look for the UL label on the box so you know they have been tested for safety.

Tips for Holiday Electrical Safety (Home Safety Council)

Holiday lights help make the season beautiful. They can also cause home fires. To keep your family safe:

Look at each string of lights carefully. If any are cracked or damaged, buy new ones.

When you buy new lights, look at the box for a label that shows they have been tested for safety, such as ETL or UL.

Follow the directions on the box. It will tell you how many strings to use together. As a rule, UL recommends using no more than three standard-size sets of lights together.

Hang or mount light strands carefully to avoid damaging the cord’s insulation

Do not plug in too many things at one time. Use a surge protector.

Unplug all holiday lights when you go to sleep or leave home.

Plug outdoor decorations into outlets protected by Ground Fault Circuit Interrupters (GFCIs) to prevent shock.

Automatic lighting timers can be used to ensure that lights are not left on by mistake. These are available for both indoor and outdoor use.

Do not put electrical cords under rugs. Try to keep them away from places people walk.

When replacing a holiday bulb, be sure to use the correct bulb size (wattage) that is right for the fixture.

Use safety caps to keep children from putting things into electrical receptacles/outlets.

San Antonio Housing Market Statistics – October 2011

The San Antonio Board of REALTORS® (SABOR) has just released our sales & market numbers for October and they are reporting a total number of single family home sales of 1349, which is a 5% increase over October 2010′s sales number of 1285.

Throughout the year, we have seen an increase in average & median prices each month, when compared year over year. However, in October 2011, both did see a slight 1% decrease with an average price at $182,304 and median price at $149,500.

This slight drop is not alarming and when you look at year to date numbers we are still up. Year-to-date, the average price ($186,815) and median price ($152,400) have seen a one and two percent increase respectively.

Our current inventory stands at roughly 7 months. With 6 months being considered balanced, we are looking pretty good. Plus we had 1199 pending sales going into November.

All in all, San Antonio’s real estate market has stayed steady throughout the year. We continue to hear news of new employers coming to San Antonio & bringing new job opportunities for our residents.

2011 3rd Quarter Housing Report – Home Sales Increase Across the Country

The National Association of Realtors recently released their 2011 3rd Quarter Housing Report. In the report, they showed that combined sales of single family homes, condos and co-ops increased in EVERY state as compared to the 3rd quarter of last year. Here are the state-by-state numbers.

The next time someone says houses aren’t selling, ask them which state they live in and show them the chart.

The 1800 Broadway – A new luxe development near the Pearl

A new development that offers luxury living is moving into an area along Broadway that has seen a boom in residential construction.

Work already has started on the 1800 Broadway, a multifamily project that will become part of the redevelopment and urbanization efforts along the northern stretch of the River Walk.

Situated at the corner of Broadway and East Grayson Street, the four-story complex, which boasts a modernized art deco design, will offer 230 luxury apartments, said W. Pretlow Riddick, principal and president of Criterion Development Partners, one of the firms developing the project.

The project is expected to be completed by summer 2013, and Riddick anticipates pre-leasing will start by mid-2012.

There will be one- and two-bedroom apartments, townhome units and live/work spaces. The one-bedroom units will range in size from about 550 square feet to 950 square feet. The two-bedroom apartments and townhomes will range from about 1,050 square feet to 2,200 square feet, and the live/work spaces will be about 1,000 square feet each.

Rents haven’t been finalized, but Riddick said they could range from about $850 to $2,000 a month.

Residents will have a choice between 12 different floor plans. Units will have carpet, polished concrete and wood floors, 10-foot ceilings, granite countertops, built-in pantries, stainless steel appliances, and walk-in closets.

To put an emphasis on luxury, the development’s amenities will include multiple indoor and outdoor community spaces, which will include three landscaped courtyards, pool, fireplace, kitchens, flat screen TVs, a fitness center, and two separate entertainment areas.

Also, there will be a four-story parking garage that will give residents direct access to their floors.

“San Antonio is a growing city, and we feel that there’s a need for luxury rental housing,” said Riddick, an Alamo Heights High School graduate. “We’re targeting a very sophisticated customer, and we think these are the types of amenities they enjoy and the types of homes they want to see. It’s becoming an exciting and vibrant neighborhood, so we think it’s a great for young professionals.”

The property, which is divided into five parcels on about 3.2 acres, is assessed at about $2.1 million, according to the Bexar Appraisal District.

The project also received incentives from the city and county, including an $800,000 grant and tax abatements over the next decade that could total about $2 million.

With offices in Dallas and Bedford, Mass., Criterion is working with Regent Communities Inc. to develop the property.

This is the first project that Criterion has tackled in San Antonio, but the firm already is looking to do more urban development in town, Riddick said.

In the past year, that stretch of Broadway has become a hotbed for residential construction.

At the Pearl Brewery, work has started on the Can Plant and Pearl Parkway projects, which are expected to bring the total number of residential units there to about 300.

Across from the 1800 Broadway, the Mosaic is another mixed-use development under construction. It’s expected to bring 120-residential units online by the end of next year.

In August, residents started moving into the 1221 Broadway, which will have 300 residential units upon completion next year.

Add to that the apartments expected at 1800 Broadway and the total number residential units in that area could reach about 1,000.

“People talk about areas where you can live, work and play,” said Patrick Shearer, principal with Peloton Commercial Real Estate. “In most places that idea is just talk. But that area will see large-scale residential available, significant work and office space and world-class recreation opportunities. There, it’s more than just a tagline.”

Buying vs. Renting – Why NOW is the time to BUY a home in San Antonio!

Here are the top 10 reasons why you should buy NOW!

1. Affordability: Even though San Antonio’s housing market has been much more stable than other areas of the country, there has not been a tremendous amount of price appreciation. This is actually a good thing for buyers. We are sure to start seeing prices increase as things on the national level stabilize. Now is the time to get in, before the prices do go up.

2. Interest rates are low! Seriously…Interest rates are historically low…as low as they have been in 50 years! Which means lower payments! Basically, you can afford more home! Plus, rates will most definitely be going up in the near future.

3. Save on taxes: If a buyer itemizes on their federal tax return they can deduct mortgage interest and property taxes. Taking the tax deductions may mean the effective cost of owning is less than renting. For example, if someone paid $10,000 in mortgage interest in a year and was at a 25% federal tax rate, they may receive up to a $2,500 annual tax deduction.

4. Supply: There is a fantastic supply of homes on the market…Meaning you have some great homes to choose from.

5. Negotiating power: Even though we are getting closer to a balanced market, we are still in a buyer’s market. This makes it easier to negotiate with the seller or builder to pay some or all closing costs and prepaids.

6. Zero or Low Down Payment Loan Programs: With USDA Loan Programs offering a Zero Down option & FHA only requiring as little as 3.5% down, you do not necessarily need a large amount of money saved up in order to close on a home. Who knows when these programs will be going away!

7. Save money: It may be cheaper to own than rent. Your mortgage payment may be less than your rent payment. With some of the lender requirements having tightened up, rental rates are on the rise. So, with good prices & interest rates at all time lows, it is very possible that your mortgage payment could be lower than rent! Plus, the money you pay towards principal each month is essentially forced savings!

8. Ownership & Personalization: When you own a property you are able to enjoy personalizing it and really making it home! Don’t like the color of the walls? Paint them! Want a deck in the back? Build it! The possibilities are endless!

9. Sense of Community: You’ll be able to put down roots in a community. Renters tend to come & go…When you’re a homeowner, you’ll get to know your neighbors, participate in community events, meet potential baby-sitters and you & your children will be able to make lasting friendships!

Sake Cafe on Blanco is a Japanese Sushi Bar & Grill located in the Stone Oak & Far North San Antoni area.

A few days ago, we were out enjoying the cooler weather & realized we needed lunch. Sushi won the vote as for what we were in the mood for…but where should we go? Then we remembered that Sake Cafe on Blanco had recently changed owners & that we needed to try it out. So, Sake Cafe it was.

When sat down to order, it was a few minutes past 3…Darn it, we had missed lunch & all of the great lunch specials. But wait, we then realized that all of their happy hour specials start at 3…we were in luck!

Being that we had just come in from the chilly outdoors (ok…it was probably in the mid-50′s, but this is south Texas…so were were feeling a little chilly…), we ordered some hot miso soup. It came out quick & definitely hit the spot!

While we enjoyed our soup, we decided on & ordered our sushi rolls. Being that is was after 3 & we hadn’t eaten lunch yet, we were pretty hungry! So…it was really nice that our food came out quickly!

Everything tasted very fresh & it was nice that they did not overdo any of the sauces on top… Some sushi places put so much spicy mayonnaise or eel sauce on top of their rolls, that you can barely taste the sushi!

So, what’s the verdict? Let’s just say, we will definitely be back! Sake Cafe is a great place to enjoy some delicious sushi! The atmosphere was relaxed, the service was great & the food was very tasty!

Sake Cafe does not stop at sushi though…. They also offer some authentic japanese noodle (Yakisoba) & rice (Yaki Meshi) dishes…which we will definitely have to try next time!

Another great thing about Sake Cafe is that they offer delivery!

Homes with Walk-Out Basements are definitely a rare thing to find in San Antonio.

It is a little surprising, given our much of topography…especially in the foot-hills of the Texas Hill Country! It s more common to see homes built with huge rear foundations…

Well…that is not the case in some new homes out in the Stone Oak / Far North San Antonio area. We are finally seeing some homes with Walk-Out Basements instead of this large foundation….And, they are really cool!

Now, of course the lot needs to have the right topography in order to accommodate the walk-out basement. It needs to slope generously from the front to the back.

When added to a single story home, the walk-out basement will make the rear of the home 2-stories. When added to a home that is already 2 stories, then you end up with a 3 story home! The homes can be a little deceiving from the street…as they look smaller than they are.

The 2011 Stone Oak Winter Celebration is just around the corner!

This event is always a huge success & a ton of fun for the whole family!

“Welcome Home Community Newspaper and North Central Baptist Hospital are partnering up again this year to bring two Stone Oak traditions, the Stone Oak Winter Festival and AirLIFE Santa, together as one event on December 10th, 2011.

This years event will be named Stone Oak Winter Celebration featuring AirLIFE Santa. The event will take place on December 10th from 10 am to 3:30 pm in the North Central Baptist Hospital main parking lot on Madison Oak. The celebration will bring the community together for fun, food, fellowship, and most importantly, to contribute toys to benefit children throughout San Antonio.

In the past seven years, Stone Oak Winter Celebration has become the largest toy drive for Toys for Tots. At this year’s event we are hoping to accomplish the same result. Prior to the celebration, there will be a Stone Oak Holiday Scavenger Hunt which will create excitement within the community and bring exposure to the many businesses that participate. Businesses can choose one out of four different levels of sponsorship.

During the entire month of November, until December 9, 2011, players can scout Stone Oak for the participating business. When the business is located by the player, they are rewarded by receiving a stamp of the business name or logo to be placed on their player card and are given a small gift or goodie to enjoy. Each business can be as creative as they like with their gift or goodie, and no purchase is required by the player.

The day of the Stone Oak Winter Celebration, players will turn in their cards along with a new unwrapped toy. For each business visited, they receive a raffle ticket for a chance to win general prizes and for every 15 businesses visited, the player receives one ticket for the opportunity to win the grand prize drawings. First prize will be a $1,000 shopping spree provided by Welcome Home Newspaper. Children who play the scavenger hunt or bring a new unwrapped toy will receive a FREE photo with Santa.

The Stone Oak Winter Celebration featuring AirLIFE Santa will be a great family event for all ages. Santa’s arrival by helicopter always brings excitement from the crowd. Trilogy Pizza & Wine Bistro gives is just that…a cool, fun place to hang out with friends while enjoying some delicious pizza & amazing vino!

One of our favorite things about Trilogy is that we get to choose what style of Authentic Brick Oven Pizza we want….

New York Traditional - “Originally introduced to New York from Naples, Italy in the early 1900’s, the New York style pizza has become distinctively American. The hand tossed crust is very thin, slightly crispy on the outside, and chewy on the inside. The sauce is a simple marinara and the cheese is 100% whole milk mozzarella.”

Chicago Deep Dish - “Since the 1940’s the identifying feature of Chicago style pizza is the deep dish with massive amounts of ingredients. Olive oil is used in the pans to add a slight, fried crispness to the crust. Mozzarella cheese is placed directly on top of the dough. The toppings are placed on the cheese and then a flavorful, chunky marinara sauce is poured on top to create a two-inch deep “pie”!”

California Wheat – “In the 1970′s, creative culinary experts in California started experimenting with different, non-traditional toppings and sauces. The Trilogy California Style Pizza is based on a thin wheat crust made from scratch with honey and basil for an outstanding flavor and texture. Let your imagination take it from there!”

Austin Housing Market Statistics – September 2011

After a great Summer, The Austin, TX area real estate market continues to show strength & surpass numbers reached in 2010.

According to the Multiple Listing Service (MLS) report released by the Austin Board of REALTORS®, there was a total of 1,681 single-family homes sold in the Austin area in September 2011, which is 31% more than September 2010.

Pending sales are also up 19% year-over-year.

Judith Bundschuh, Chairman of the Austin Board of REALTORS®, commented, “In September, Austin saw its fourth straight month of year-over-year sales volume increases and the third month in which those volumes outpaced 2010 by more than 30 percent. In the midst of that growth, Austin-home values have remained stable.”

Values have indeed stayed relatively stable, with the median price for homes in the Austin-area during the month of September 2011 at $189,000 (2% less than the median price in September 2010).

Townhome & Condo sales in September 2011 also showed an increase of 25% of that of September 2010, with 158 units sold. And, the median price of $162,250 is virtually the same as that of this time last year.

Average days on the market for single family homes in the Austin area for September 2011 was 81, which is unchanged from last year. Condos & Townhomes showed a slight decrease (2%) in time on the market with 91 days as the average.

All good news. But, there is more…

The amount of inventory in the Austin area continues to decrease. Typically when a market has 6.5 months of inventory, it is considered to have a balance between supply & demand. Last month we discussed that Austin’s inventory was at 5.7 months. As of September 2011, it has dropped to 5.4 months….which is actually 1.3 months lower than is was in September 2010. We have not seen inventory this low since the end of 2009.

“For the fourth straight month, the inventory of Austin-area homes has decreased and reached one of the lowest levels we’ve seen in all of 2011 or 2010,” said Bundschuh.

Again, historically low interest rates are definitely playing a role in obtaining these numbers. But, the city of Austin is with-out a doubt doing it’s fair share. Rates are low everywhere, but few places are seeing this amount of stability & growth.

Even those who are not buying are deciding to call Austin home…. Rental rates are up 17% from this time last year…even with rental prices being up 8% as well!

According the the Austin Housing Market Statistics for September 2011…All-in-all the Austin area real estate market is officially rocking!
